You both completely miss the point.
I'm fully aware it's a requirement of the airline and not Immigration to have an outbound flight within 30 days when entering VE.

The reason for this is simple. If, for any reason, you were denied entry, the airline, at their own expense and inconvenience, are responsible for returning you to your point of departure.
As I understand, they are also subject to a separate fine.

 

Most simply recommend purchasing a cheap throw away ticket from any Thai airport, without any forethought.
My question (thinking outside the box) was simply if your outbound ticket was from any Thai airport other than the one at which you arrived, if refused entry, it would be impossible to travel to any other airport. At the very least, to avoid a refusal or complication to board at the original point of departure, make sure your outbound ticket is from the same airport you'll be arriving at.

 

Yes, I'm aware that the chances of being denied entry is minimal, but it's the airline that's responsible for you if you were to be refused, hence their policy.

 

Last year, a good friend had to return to the UK due to a family bereavement and was unable to renew his retirement extension.
Returning VE in November with the intention of applying Non O > 1 year extension at local Immigration and aware of airline policy, booked a cheap outbound ticket from Don Mueang to Kuala Lumpur.

His International flight was from London to Suvarnabhumi.
Checking in at London, the check in assistant noticed his outbound ticket was DMK to KL.
"Sir, if refused entry, how will you travel to DMK". Answer - he couldn't!

He then scurried around to book an outbound ticket from BKK to KL, before being allowed to board.

I've never heard about this before. If you have a return ticket, which is not changeable, you would need to stay 29 days or so in the arrival airport's terminal. No, the thing is that you have proof for onward travel out of Thiland with the duration of your permitted stay, which is what the airline checks at your departure point.

However, if you think otherwise, then just buy yourself a changeable return ticket, then you'll be safe...

Rubber trees. Tree for paper is also an option. It takes seven years before you can cut rubber; you might need to co-work with some experienced cutters doing the work; the share is often 40/60 or 50/50. Wood for paper, the trees can be financed by the paper manufacturer.

Prices for land can be very different – you, cannot own land as foreigner, so it needs to be a Thai spouse or partner, or through a Thai company limited – and also depends of how good the land is for other purposes, like growing rice. When I bought land the price was around 10k-20k baht for low grade and low title deed rice land; and 40k baht for nor sor 4 (Chanote) title prime rice land per rai (1,600 square meters). Today the same kind of land is traded for around 70k baht and 100k baht per rai.

Be aware of title deeds. Some are kind of ownership – for example nor sor 3 variants – and can be upgraded to full ownership (i.e., nor sor 4). Other title deeds can be agricultural land given to be held by families and not sold – even it's widely traded – these titles are not registered by a land office. However, at the moment the agricultural land titles can begin to be upgraded to nor sor 4 (Chanote) title.

As an investment, you shall calculate it well, before you do it. Agricultural land gives a low average percentage in outcome (or dividend) of the investment. The gain is the expected increase in land value when it once get sold.

Lucky guy, my girlfriend is only 32 year younger than me.

We are not equal, it's very individual how relationships work and age difference in same. If the older part is young in mind – and perhaps also keeps a healthy body – it can work well; I'm talking from experience, however with a few less years the the mentioned poster. For me, it has so far worked well 20 year now...

However, my lovely girlfriend is getting older; so, perhaps it's time to restart with a new young model...

Note: He is well aware that if he would not meet any additional requirements that CW might impose for such a switch at his next 1-year extension application, that he would have no option but to leave Thailand, and on return start the application process from scratch again for a 90-day Non Imm O Visa.

To my knowledge, part of the permission for an extension of stay is to keep the deposit as requested; i.e. 800k baht 3 month after permission of extended stay, and not under 400k baht the remaining period until two month before next application, where you need to top up to 800k baht again. Getting below the mandatory levels means that your present extension of stay terminates, and your friend will need to restart with a new non-immigrant O-visa.

Gold is very important for Thais, especially Thai ladies.
 

It's safe to buy gold from the many gold stores that normally have red front and lots of shining gold on display. The gold is 23.9 carat and sold per weight. It's also used for investment/savings, where you can show your savings at the same time; more serious physical gold investment would be in gold bars, which some of the gold shops also sells, but they are not as good to make face with.

The weight measure is "baht", which is 15.244 gram or the original weight of 768 rice grains. It's the same weight as money-baht originally was, but the money has been devalued, so you today needs more than 30,000 money-baht to get one "real" baht...

Buy a cheap budget flight ticket that you can afford to throw away; for example the short distance from Hat Yai to Kuala Lumpur, it's very cheap on certain week days. Another possibility might be "Onward Ticket", which is a reservation system for next to nothing in cost, but I have not reference if it's accepted; perhaps some other forum members have experience.

However if I go to that link and then press English the page changes and I get various options under Forms and Downloads. One of those is e-Form Filable Tax Return. If I click on that and then 2023 at the top of the new opened page and then click download pdf I get an English version of what I presume is PND 94 (the bit in front of 94 is in Thai script) with fillable boxes. It's better to get an e-visa from home, a single entry Tourist Visa gives you 60 days of stay upon entry.

When entering on visa exempt you'll need a return ticket or onward ticket within 30 days from arrival date; extension of stay in Thailand will cost you 1,900 baht, to be compared with an e-visa cost.

+1 – if you exit an extension of stay without a re-entry permit you loose your extension of stay, and need to restart the procedure for a new extension, often beginning with a (new) visa.

I've been in ST many times. To my knowledge there are not many expats there. Nice town, but not an expat place other than transit, as others also have mentioned.

As foreigner you cannot buy land – your wife can buy it, and it will be her land – prices depends on location and can be relative high in central area. ST is a busy town for Thais with province offices, schools, hospitals and business. Take a look in the local bank branches for posters or leaflets with repossessed property for sale, which will give you an idea about land prices in various areas.
