  1. This has probably been asked before by other people but let me have a bash#

    I arrived/returned from vietnam on 16th march with a 90 day tourist visa issued at thailand consulate ho chi  min

    Said visa gave me 60 days initially and i was told that after said 60 days i should go to imigration office in thailand to get a stamp for the other 30 days

    Sticking to the instructions  I received at the consulate today i should visit an immigration office to get my 30 day follow on visa, but if i have received info correct said 30 day follow on visa will be added to my visa without me going to immigration..........please confirm am i correct or should i go to immigration

    Follow up question is as follows the follow on 30 day visa takes me to 15th june which was the date of my return to ireland plane ticket but my airline has re-sceduled my flight which now departs 19 June......do i need to worry about staying for 4 days without any sort of visa

    in england the police aiways say they are too busy, even when my neighbour reported gunshots the police took more than 9 hours to attend at which time they found a bullit in the wall of her house.

         I will make a slight correction when the kids playing football accross the road from my mum the ball hit my mum's window and rested in her front garden at which point she stole the ball, and 20 mins later the police arrived and told her to give the ball back or they would arrest her for stealing it.....the father of the children had left the family a few years earlier but it seems his freemason membership still had its persks for his children

  3. Trying to make this a short as i can:

    Between 2005 and 2018 my thai wife and i lived in chiang mai. my residence status was supported by education visa and later by retirement visa. In 2016 I bought a bundle of irish properties, and in 2018 we decided to move to ireland and live in one of said properties. Soon after moving into one of the student properties i owned the manager persuaded me by way of carrot and stick to move out. I contacted the tennant in my only non student property, and offered him 2500 euro present if he moved out immediately(by law he is allowed 40weeks notice)He rejected said offer and asked for 4500 euro and i rejected his counter offer.

       We worked out a deal where me and my wife would return to Thailand until x mas 2019 after which i would pay the tennent 100 euro for every week he would be willing to reduce the notice he required to move out. Said payment of 100 euro pw more than compensates the extra rent he will have to pay by moving into a non rent regulated property, so i expected him to move out early 2020 but he has shown no intention to do as my plan suggests 

       Now to the visa situation 

    I expected to be returning to ireland within 3-4 months so did not bother applying for a long term visa as i expected I could get away with 3 visa runs in order to get visa exempt 30 day stays, and the plan worked as planned for 3 months then when i returned from vitnam and queqed up for my stamp at chiang mai airport i was summonded to the little office behind the desks at chiang mai airport

         I explained my situation as written above and asked for permission to do 2 more runs after which i assured the immigration police i would be in a position to return to ireland. They gave me permission to do 2 more runs, but said runs will have been completed within the next 2 weeks

    So the question I need advice on is what happens next.....of course a few scenarios might occur

    1) they might let me in again no questions asked

    2) they might say get out of our country now...If this is the case could i go to vietnam or malaysia, and then return to thailand after 30 days.Please understand I would need to return to thailand in order to catch the flight i have already booked which goes to ireland

    3) if they say i can stay for 7 days then get out and never come back.... best bet go back to ireland with my wife and live in cheap hotels for 3 months until my apt becomes empty

  4. I am british and married to a thai 

    2005-2018 we lived in thailand me on a retirement visa

    we now  live in ireland but have had to return for undetermined amount of time between  2 months-7months

    I am allowed 30 days visa free and intend to visit vietnam for a few days each month where i am allowed 15 days visa free

    only problem with my plan is i cannot return to vietnam for 30 days after leaving which means i will overun my 30 thai allowance

      any ideas to overcome this hurdle......i understand i an overstay thailand and pay 500 baht fine but i doubt if the thai immigration will allow me to do this every month

  5. From 2012 till 2018 I lived in Thailand with my Thai Wife and I used a retirement visa. I am english but I have property in Ireland and in July 2018 I emigrated to ireland with my thai wife but we have now returned to Thailand. We might be here for 3/4/5/6/7 months depending on when my irish properties become vacant. I entered Thailand on the 30 exemption and already have a visa run to vietnam booked... my question is " what should I do to maintain my legal status in Thailand"

  6. I have been living in thailand for the past ten years on a retirement visa, on July 3 I am booked to fly to ireland where I will be residing for the foreseeable future. Only problem my retirement visa expires on 21 june. My plan is to visit cambodia and then return and get the auto 30 tourist visa when i enter thailand. Now comes the question;

    If I return before my retirement visa expires will I still get the 30 day tourist visa, or do I have to wait until June 22 in order to get a 30 day visa

  7. I have been living in Chiang mai for ten years on a retirement visa. On Jan 20 I went on a cruise from singapore. Before I went I arranged for a single re-entry permit. The cruise ship stopped at Pataya I explained to the crusie staff that I did not want and could not get off the ship because getting off the ship would use up my permission to re-enter thailand once. After the cruise I was refused entry to Thailand because without my knowledge or permission and against my wishes the cruise staff had my passport stamped as having vacated the ship at pataya. I am now back in Thailand but with just a one month tourist visa....can anyone  offer advice

  8. I was born in England, but i have lived in thailand for the past 9 years on a retirement visa living off interest from my off shore bank account savings. For the past few years the interest rates have been very low, so I decided to withdraw 80,000 gbp and buy an apartment in the centre of dublin to rent out. I bought said apartment with sitting tenants paying 150 pw rent. The agent took 15pw for herself and 30 pw for income tax ie 20 % telling me I should be able to claim back the 20% tax payments.I went to the revenue in dublin and they told me i would have to do tax returns in thailand in order to claim back the 20% tax payments

    The apartment is in joint names of me and my ex wife (we divorced and re-united 3 years ago but did not remarry)

    I am on a retirement visa with 2 m (including 800,000 visa money) in savings

    my ex wife is unemployed with 5000 bht savings

    Would I be better off doing a thai tax return ????

  9. I am doing a new build and sound insulation is critical to me ....for best sound insulation MASS is very important so I am doing double walls with 2 inch foam insulation inside. Windows are 12mm double paned (standard glass is 6-8mm). Ceiling is a single pore concrete slab.with standard roof on top. Doors are SOLID wood doors (not panel doors).

    Don't know why but my square meter costs with these added specs is still under 10,000 baht a sq/meter am presently about 85% finished and extremely happy the way the job is progressing.

    Very good ideas does the double wall have to be done by builders with experience ie are there any problems that might happen if someone does this who hasn't done it before.

    Can the foam insulation deteriate over time

    Where in Chiangmai could I get the the materials you have mentioned

  10. seems either I wrote badly or you all read badly. This was nothing to do with the flight attendents turning up the temperature so the passengers would sleep. The attendents admitted the temperature was very uncomfortable and blamed it on the ground equipment. Then after take off they admitted the plane had faulty air conditioning. Now agreed the air outside is cold so why is it hot if the air conditioning is broken. I can suggest the themostate was broken and stuck at maximum heat, but I suspect the temperature on the plane was way above the max setting on the thermostat. Maybe there is a boost heat control for when passengers complain about being cold, and said boost heat control is only put on for short periods, but on my plane the heaters got stuck on the high temp mode

  11. I recently flew from BK to UAE. The temperature on the plane whilst at the airport was hot, and a lot of passengers complained, but the cabin crew said it was the airport generators fault and temperatures would be cooler after take off. Howrever, after take off it was still hot. I never saw anyone sick or collapse but the temperaturs 30+ would be uncomfortable for a healthy person, and could be worse for an unhealthy person.

    I suspect the air conditioner (partly) broke down on the previous flight and the flight attendents knew the flight would stay hot after take off, but lied because telling the truth would have cause cancelation of flight and a lot of cost to the airline.

    Are there rules to stop airlines flying with high temperatures and lack of oxygyn in the cabin, or can they do as they please

  12. Me and my ex Thai Wife are buying a 3 million baht house. Up to 1.5 years ago we owned another house which I had a 30 year lease on and which I paid 2000 bht rent as part of said lease, said 2000 bht per month was taxable and we had to pay said tax every year. This lease was arranged by a lawyer, but I don't like her anymore so I want to do it myself this time. Back to the subject we sold the last house 18 months ago, and then divorced several months later. a few months ago we got back together (living together but still divorced) and decided to buy another house, but of course I need some kind of insurance. I have been advised to get another thirty year lease, but instead of paying 2000 bht per month, instead pay thirty years rent in advance and pay the tax in advance which according to my advisor would be based on one percent of the house purchase price, rather than an agreed rent. From what I gather the total cost if I did this myself would be 200 bht registration papers, and 30,000 bht tax which would cover all thirty years.

    Other suggestions I have received are as follows...please supply your thoughts concerning viability

    Form a company and buy said house in company name

    Register a usufruct to guarantee access to house

    Ask the builders to seperate the house and land then receipt my wife for land and receipt me for house

  13. Between 2000 and 2005 I divided my time between england and thailand. In 2006 I received a retirement visa and live wholey in Thailand.During all this time halifax bank have sent me 3 new cheque books, and debit cards which I need to pay for services I receive from England. In 2011 halifax sent a cheque book to the wrong address, and I never received it. I asked them to cancel the book and send a new one to the correct address. They said new regs have now come out preventing cheque books being sent to Thailand. I said if true send me a copy of the regs, but they refused claiming they are not lying to me.

    Does anyone else in Thailand have a halifax bank account and if so have you received a new cheque book or debit card since Nov 2011
