Never sign the original documents like bank letters, amphoe documents and so on. If you have to do copies of them, then you need to sign the copy.

Simple solution: the contract has to state that the cashiers cheque has to be issued in the name of xxx yyyy, this name probably is equal to the name of the sole (or one of the) director. The contract is signed by the company's director(s), with company stamp, number of signatories depending on the company's terms and documents. This will give the buyer peace of mind, and it is not his concern anymore.

Right now, nobody can tell you or predict, what Pattaya will look like, when the "new normal" will be anywhere near "normal". Will Walking street reopen and as what? What kind of tourists will come to Pattaya and what kind of associated "workers" will also come back? Will Jomtien fully become a sleeping village full of secondary homes for Russians, Chinese and rich Thais, or will any Europeans come back to Thailand or did they all find other, closer holiday and retirement places like Spain, Italy, Portugal etc? My best guess is that we will not know before the second half of 2022, in what direction Thailand - and Pattaya - will be going with regards to tourism and retirement.
