  1. Well seeing as I have seemed to have helped you find a new profession Im expecting a finders fee of lets say 30% per signed contract of finance that has come your way since my post.

    Seems fair.

    Then in 12 months I will have enough money to buy your properties, your wife and may even keep her on as my house maid seeing as she will know her way around and where the mop and bucket are kept.

  2. So then to stay safe could the land be in the wives family name eg. her Mother and the Usufruct agreement is with her not the spouse. Then if divorce or death were to happen the Mother In Law had no right to cancel the agreement based on divorce or death of the spouse therefore ensuring both parties had to agree to disolve the Usufruct Agreement. Making it much safer for the Farang who invested for life

Actually just an update after I re read what you said about no building etc. The surrounding area has been in her extended famillies possession for over two generations I believe and they all have dwellings on the farming land and an Aunt has just had a home built Via western standards next door to the acreage in question. The aunt is atleast 70 so am thinking she must have had approval for the vast expense it would have cost.

    Its what I was suspecting. I know the records seem to be always reliant on the village elder being present at the Amphur type office for the authenticity of the claim on the land. Is amasing how they take people over paper in such issues. The western world could take a few lessons from the Thais.

    At this point my wife is doing merit but she is hoping to have the land transferred as soon as she returns to her parents due to her Mothers failing health. But I will keep you informed if I hear what type of Title they do in fact.

  5. Thats great for you. We had a case officer assigned about the same time as you. We did the medical and police checks etc within a week of lodging the app. But since then its like extracting teeth. The case officer told me to feel free to contact them anytime about anything. That was until I asked the wrong question and they told me to stop bothering them and the waiting line was ten months as though to enforce their power towards us. Was a little daunting. The question was can we while waiting for a Partner Visa apply for a Tourist Visa. The only response was read the internet web site.

  6. Well logically I would not have thought it would. My wife is so nervous by all the red tape and is scared her applying for a Tourist Visa while we wait for the Partner Visa to be Processed. So we asked the Embassy. That was 5 weeks ago and they have since spoke to my wife and told her to stop bothering them with silly questions. My wife is not working now so relies on my income and we thought she may aswell be here instead of paying rent for a few months she doesnt need to.

    In the end after several phone calls since the person assessing our visa had my wife so worried if she came to Aust on a Tourist Visa. My wife can not be convinced it will be ok and now wants to do nothing to cause the application to be delayed.

    Is a sad process. As if it isnt difficult enough being apart, not to mention the financial and stress associated with it all.. Have to say anyone considering this then make sure you love her because its only patience and lots and lots of understanding that will see you through it all.

  7. Some things we just cant do without. There will be no holding me back if I get a reasonable internet service. At the moment Im back in Brissie so its not stressing me but would like to organise next trip back in September and thought this forum is the best source of info I can find.

    Will be visiting CAT as soon as I can. Sounds like its the only way to go for now.

  8. In the same boat so maybe renting has much more appeal. By the way recently lost both parents who worked their whole lives to build a nest egg and in the end they are both still dead and it all doesnt matter to them, Makes me wonder who has the right idea. But renting means the money is paid out and the house is maintained, etc if I buy I have the insurance, the rates, the maintenance and in the end maybe nothing

  9. Ok well with my limited knowedge of the situation, the family are peasant farmers and the land has been in the family I believe for atleast two generations and is utilised for rice fields. The mother has the property in her name and wants to give it to her daughter(My Wife) for the future. Im not sure what she is going to do with it as I think limited services in the area and only peasant people in close proximity I imagine the land will just be used for rice for years to come. Im concerned not knowing the real estate situation completely in Thailand that we will then be liable for any taxes, rates etc as would be the situation in most western countries and therefore want as much info as possible so I can advise my wife a little better.

    Alternatively, if my wife does have the property transferred to her name does she then have to plant crops or can she use it for a house block? Am curious as to the legalities of this type of land as I believe the Thai government give peasant people land for the use of food but am unsure if that means for the life of the land or not

  10. I have to tell you, I think Thai ladies must be the shrewdest women around. They land a guy with a pension (ie guaranteed income) with their beautiful smiles and petit flawless bodies. With no income of their own, they manage to get the guy to buy them a house in their names. This is in a country where foreigners cannot own the land the house sits on. The guy is basically at the mercy of the whims of this beautiful lady. That is POWER! LOL I imagine your wife wants security, as most women do. The odds that you will outlive her are not all that great for a variety of reasons. Since you have just recently married, I would hold off on the house buying until those rose-colored glasses have turned a more realistic shade. Rent for awhile and see how stable the marriage is. Just my opinion.

  11. Where is Nakhu?Can you get a land -line? Do you have good mobile phone reception?Noland-line- you have 2 options. If you have a mobile phone tower near you equipped to carry CAT CDMA, then you can buy internet access from them. A visit to A CAT office, sign up . pay about B8,500 for the dongle to insert into a USB port ,and agree to a monthly fee of B 850 and you are in business. If you are within about 5 kilometres of the tower ,generally no need to install an antennae.Further away ,,and you will need one. This is the system ,I am using right now. Your other alternative is satellite IPstar,sold by Loxley, in Bangkok. This requires you to lay a concrete block to site the satellite dish on. The technician ,will tell you where to site it, Pay B5,000 approx.,for the dish and for it to be set up.Sign a 12 month contract + B1,600 per month and you have internet. Both are unlimited.I feel CDMA is a bit better than IPstar

    Hey thanks for that. Na Khu is about 70 ks north east from kalasin. The mobile reception is ordinary at best with the usb modem barely working. The dongle you speak of is it just a antennae booster for the mobile network or is it specific to the A CAT. There are no land lines in this particular village outside Na Khu but the locals have been advised they can get if enough get but after this many years they all seem complacent with their limited contact with the outside world.

  12. You will have virtually no chance of getting a mortage in your own name through a Thai bank, simplist solution is to get wifey (who I assume is Thai) to get a mortage in her own name for a house and you can co-sign the loan.

    Was how I understood the system thanks to you both for confirming. Its only by staying intouch with like minded may we stay on top of the ever evolving rules of property ownership in Thailand. I heard a whisper there is some changes in the pipeline to try and open the Thai economy up a little more but things move slowly and not sure if in my life time but we can only ponder

  13. Have recently experienced the internet in my wifes village outside Nakhu and have to say I will die without a good service provider if I relocate there like we are planning. Is there any system, or service provider others are using in the area that gives a reasonable service of internet or anything on the drawing boards for future internet. Cant seem to find too much info on this and maybe the need isnt great but surely with all of us farangs marrying the gorgeous women and relocating there how can we stay in touch?

  14. Have recently married a beautiful woman from Nakhu, Kalasin and she has some land we would like to build a home on. Anybody know of any good builders servicing that area and is capable of a modern western style of thinking. Looking for concrete and brick with Tiled roof and possibly swimming pool Also if anyone has any ideas as to the arguement for highset to low set homes in the area would be also greatly appreciated.

  15. Dont want to start a new life with alarm bells but have seen the signs and am I being too analytical or just concerned by being led by the nose while the rose coloured glasses wear off. Why do we become so bitter and look for the wrong in what should be a special time. Must be life experience.

    Nah not a hoax is real and its forum's like this that keep us on the right path. There are many more details involved but had to make it look as bad as possible for the right response. Am definately eyes wide open. Secondly not my third Thai wife. My first. Have alot of knowledge on the Thais but very little on buying property there.

    Am hoping some guys who have simillar history may be able to save me some pain.

    Am just concerned as my wife is pushing for house and thats my first wake up call Ive had so just want some no BS responses. Thanks for yours it does keep me thinking

    She's pushing? YOU call it pushing. She just wants a house on her name. Are you sure your eyes are wide open. Just keep it clear for yourself is my advice. Just ask yourself: Do i really want to buy her a house? If you do you have have to do it. If you don't, but you still choose to remain together you will sink into a relation that will whirlpool into your similar past.

    Yeah I guess what your saying is right, but once bitten nah cant say twice shy so will say three times shy and would love dearly to buy a place to start fresh from in a fabulous country and have half decided but then she throws me a curve ball and says she now wants to work in Brissie for a few years to save money to buy a place outright. Gotta love her

If you had a house and then she died and you are her beneficiary (husband and kids are equal beneficiaries in the case there is no will), then you as a foreigner, would be required to sell within 12 months. A condo has no issue, so in terms of maintaining a place to live over the long term, a condo is much better.

    If you are the guarantor to a mortgage in her name, you will need to be under 60 or 65 by the end of the term of the loan. 65 is usually applied to entrepreneurs, 60 to regularly salaried workers. If you are already older than that, getting loan finance will be extremely difficult through the bank channels.

  19. I am amased at how little response you actually get from the Australian Embassy in Thailand after you pay 1700 Aus Dollars for a Partner Visa. WE lodged ours in May 2011 and at the time were told if we had any questions then we could send an email or call them anytime. Only to find after two months of nothing we asked a few questions via email as to the prospect of a Tourist Visa for my wife for three months so she could spend some of the time with me in Brisbane and told to stop contacting the office with silly questions when the web site is clear. Based on the Aus Immigration Web stating the current process time was ten months we thought surely for 57000 Baht we could get an email outlining if the Tourist Visa would delay our Partner Visa process. We were aware of the rule in submitting the application in Thailand meant she had to be there for the decision but the rules are so brief and no one will tell you anything like its a national secret held close to the heart of the Thai workers who process the applications.

    Has anyone got an update on current waiting list and how long after the interview is conducted is a Visa Likely.

    Thats good because in 12 months time I will get together with your missus and tell her to stop the payments on the mortgage. I will repossess for being in default and take possession of the property. The property will be sold off at 80% of what you paid for it as it will be have to be a quick sale. You missus will get half of the proceeds as she is the registered owner and I will get half. so that is 5% of what you paid for it roughly. Say around 225 000 baht each. More if the place can be sold for closer to what you paid for it. hmmm 225 000 baht would be a tidy sum for a maiden of Isaan, wonder if she would resist the temptation.

    If the Mrs had any income to pay the mortgage in the first place even at 12 months then I can see your point and not that naive. She relies solely on my income and my income is from a life pension that is in effect along time before she came along and she has no influence over so if the property was to be defaulted then it would be my fault. The mortgage contract would have me as a signatory and contributor to with the aspect of not paying the property off in any hurry so if my wife wishes to leave me as you seem to think they all do, I have had cheap rent in the short term in a not so tourist location for the duration and kept my wife happy believing she has a home to live. Surely you can see that I am looking for long term mortgage on my conditions not a loan shark type that believes I can be manipulated like a simple school boy with no wordly knowledge.

    As for the Isaan looking for a quick fix then most people I know in Isaan all have their own land and no debt. In fact many now have plantations of rubber and Jatropha performing very well with the prospect of a good future so she has a source of income when I drop off the perch but as most know the land cant be sold and if they want money they have to earn it. Its sad that so many have been so easily manipulated and so many are now tarnished with a broad brush.

    There are some truly wonderful women to every one I hear bad stories about.

    Just a quick note, you talk about 225000 being a good little earner, makes me wonder as most western countries we pay more than that for stamp duty on a property so we consider it gone at the drop of the hammer. Means we do our research and yours has helped a little, thanks again
