  2. My Thai wife has owned a second house for more than 5 years. It is not her principal residence and she has never had her name in the household registration certificate. Will she have to pay Specific Business Tax (3.3%) on the sale of this property? In other words, does the 5-year rule apply for properties that are not your principal residence?

    Specific Business Tax
Specific Business Tax (SBT) is payable by companies and individuals who have owned the property for less than five years. It is based on the official appraised value or the contracted price, whichever is highest. An individual may be exempt from SBT if they have used the property as their principal residence and have had their name in the household registration certificate for at least one year.

I think you will find there is an additional VAT if buying used from a dealer (but included in the sticker price), otherwise its

The transfer cost is based on the estimated amount of the sale value of your car. There’s a 105 baht transfer fee and a stamp duty of 0.005 % of the estimated car price. For example, if the car is estimated at 300,000 baht, the total transfer cost would be 1,605 baht (105+(300000 x 0.005)).

Thanks for that info. Who estimates the sale value of the car? Buyer? Seller? Transport office staff? Is the stamp duty charged even if the car is given to you?

  4. I'm trying to link a Thai bank account to my PayPal account so I can transfer funds out of PayPal. However, when I try to link the Thai bank account, PayPal asks for a 15-digit account number. Thai bank accounts have only 10 digits and the branch codes are 4 digits which makes only 14 digits. I've tried entering a 14-digit number and PayPal says the account is linked. But then when I try to transfer funds out, a couple of days later PayPal says "withdrawal denied". I've tried linking both Kasikorn and Bangkok Bank accounts to no avail. Has anybody successfully linked a Thai bank account to PayPal and withdrawn funds?

  5. I have two adjoining properties in a residential area, one with a house on it, the other is vacant. There is a continuous fence around the outer perimeter and no fence in between the two plots (it looks like one piece of land). Under the new property tax, the primary residence is exempt, but vacant land is taxed. Can anyone advise whether the adjacent plot will be tax exempt because it is connected to the primary residence with a fence around it?

  6. To sort using Thai dictionary alphabetical order in MS Word and Excel, you need to set Window's format to Thai. This is how you do it in Windows 10:

Control Panel > Region > "Formats" tab > Format: Thai (Thailand) > "Apply" button

This setting will also change other things such as the default currency to baht and the date to Thai language and Thai years. So after you have done the sorting, you might want to change back to your previous format setting.

  7. So there's no way to type these symbols without changing the input method? That's a pity. The problem would be solved if the symbols were included in the predictive text list. For example, for "boiboi" it should list "บ่อยๆ" instead of "บ่อยบ่อย" because that's the way it is normally written. I'll send a request to Google.

  8. I really like using google translate for typing Thai script using an English keyboard. However, I can't work out how to get other symbols such as " ๆ " (ไม้ยมก mai ya-mok) like in " บ่อยๆ " and " ฯ " (ไปยาลน้อย pai-yan noi) like in " กรุงเทพฯ ". Has anyone worked out a shortcut to type these symbols using an English keyboard?
