  1. Had my vehicle serviced at Toyota & they told me that soon I would need a new belt for 1,500. Since I needed to get my tires rotated, I went to a new BQ that is closer to me than the one I bought my tires at and they wanted to charge me 2,800 for the belt. So watch out.

    From reading these articles I still do not understand how this happens so can someone please explain this, because I do not understand how this happens If the house is connected to a city sewage pipe system. As in the usa many houses are connected to the local sewage system and I have never heard of snakes going through the sewage system and up toilets in peoples' houses.

    Or does this mean that the toilet pipe dumps out into an open canal?

    If the pipe has a mesh screen on it, how could solid waste get past the mesh screen and not back up into the toliet?

  3. It seems as though SCB is asking you for proof of the source of your funds, if you can provide them with copies of your work permit in Thailand, if the money you have was earned here, that will suffice.

    If the money in your account was earned overseas, provide them with copies of the paperwork (FET) showing the money was transferred into Thailand from overseas, in which case you wont have a problem.

    Yes, it seems that one has to be working in Thailand to be allowed the international transfer facility. So they are asking for proof of Thai based income. I can't do that as I am working in the Philippines. I can only place a nominal amount into Philippines bank as I am an expat with an offshore salary structure. So I have to put my money somewhere.

    You don't have to be working here, I'm retired and I have large sums here but I can prove that al the money came into Thailand from overseas because I kept the paperwork (FET's) hence I have no problems sending that money out again (which I do from time to time).

    Sorry but what are FET's??

  4. OK, apologies for the long rambling post. The shadow had passed the sundial, so to speak.

    So, the sober potted version, if a house valued at say 2 million were on the market and an investor were to buy knowing that he could get a usufruct year lease, paid annually in advance, with massive improvements to the property value at the end of that lease, what return in very general terms would he be looking at on his 2 million?

    is the METV = Multi Entry Tourist Visa?

    Is like the old double entry tv's that people were getting from cambodia and loas before? Where they stayed 60 days then could go to local immigration and extend for 30 days then cross the broader for another 60 days then extend for 30 more days?

    Or are they for one year???

    How many days is the single entry visa good for?

    A METV allows unlimited 60 day entries for 6 months from the date of issue. Not the same as a 2 or 3 entry visa other than that you can still get another entry just before it expires and get a new 60 day entry and you can extend each entry for 30 days at immigration.

    Any idea of what paperwork is needed for a Filipino to apply for a METV at the Thai Embassy in the Philippines?

    And sorry but does METV spell out to be Multi Entry Tourist Visa?

    What should they put to request the METV as to not get just a 30 or 60 day tourist visa?

    Also ubonjoe if you have a METV does that mean that you can stay 60 days and extend for 30 days then cross the boarder & come back in for another 60 days & extend for another 30 days?

    by the way my filipina gfriend could not even get a single entry in cambodia,,so dont try cambodia even for a single,,best place ive found is savannaket

    how much in Thai Baht are these single entry visas?

    Also how much to extend one for 30 days at the local immigration office within Thailand?

    1. You need to find out usually for the amount of money that you want to spend on a house, how many years the loan repayment will be, then you need to find out how likely it is that you will live longer than the repayment of the loan.

    If you are likely to live longer than the loan repayment then forget your current plan.

    If you are not likely to outlive the loan repayment then you need to adjust your plan by telling your wife that you will split the cost 50/50 meaning that you will pay 50% of the deposit, then each month you will pay 50% of the monthly loan payment, so do not pay anything up front other than only 50% of the deposit, if you want some form of security in this!

    But even then you must keep in mind that you are only renting! And you must not spend more than you can walk away from like if you were renting!

    But also remember that this is still no guarantee that she will not cheat on you behind your back in the future.

    2. IF you want your OWN house then do not involve your wife in the deal and do not find any land around her family.

    You need to find someone else that is not related to your wife or even any type of a friend of your wife, that can either buy the land you want in cash or can get a loan and buy some empty vacant land.

    Then once all the paperwork is done and the deed/title is in their name.

    Then you need to find out if it is possible to get a usufruct "see the ask the lawyer section for the thai wording for usufruct" for this land and in the usufruct agreement you will pay the monthly loan payments until the loan is paid off then you will not pay any more for the life of the usufruct.

    Then after you have the usufruct, then get a builder to build a house on the land

    Then you have to make an announcement in the newspaper as above for 30 days to see if anyone objects or makes claims to the land. Then you go back to land office and get a title for the house which will prove that you own the house but not the land. But you have the usufruct giving you the right to use the land.

    If you involve your wife or any of her relatives or close friends in the land deal and everything goes wrong in the future then you may have papers saying that you own the house but her relatives/friends/etc could persuade you to leave town or you could die unexpectedly.

    So either go 50/50 ONLY if you can walk away from what you are paying or find someone else that is not her relatives, friends, etc and do not get land near her relatives and you should be ok, IF you have a valid long term visa plan in place.

    Report how everything goes!

  11. Why not buy the truck you want, need, & have the suspension modified... lowered ?

    I think you'll find the suspension mods will be less expensive than power up mods.

    Just a thought.

    I was going to do this as you can find prerunners & dmaxs all day long but the places I asked about lowering a prerunner or a dmax said that I would notice a difference in handling ability and I would be better off buying a standard height truck. Which is rare and even more rare finding one that is an automatic but I finally found one in good condition and bought it.

  12. Thanks heaps IMHO. I found only a couple Champ models with the 3.0 motor, most had the 2.5. Sadly the two with the 3.0 liters were tall 4x4 and a Prerunner model. I greatly appreciate the model name. Tracking down which model fits my specs is the awkward thing. What website are you using that lists all the relevant specs for truck models here in Thailand? I laughed when I went to the Toyota site and clicked on specs and the only engine detail I got was the liter size. Like you noted most of the lower stance trucks have the smaller motors.

    Maoro12 - Yes tuning my truck is not out of the question and I hear the Isuzu motors respond the best to modifications.

    Any other models to add to this list:

    Toyota 3.0 Champ

    Isuzu Dmax 3.0 SLX

    The bottom line is, look for >= 3.0L versions to get the power you want. Yes, these will be rare, as most people spend the extra money to step up models, rather than step up the capacity.

    I remember when we were looking for this same kind of truck that it is a rare find but we have a 2012 Toyota vigo champ top G model, 4 door, 3.0 turbo diesel standard height model that is what he is looking for or if anyone else is interested please let me know as we need to buy a van.

    I sent you a PM about my 2012 top G model Toyota vigo champ which is not a prerunner but is the lowest height truck that toyota makes. It has the 3.0 turbo diesel engine and is 4 door. The only reason we want to sell it is because we need a van.
