  1. Roof Problems: the main problem is leaking at the roof and gutter area and need a competent repair person near the chiang mai - hang dong road and samoeng intersection area. The roof is the cheap typical roofing sheets that are about 4 foot long but are not steel more like a fiberglass clay mixture?

    Hopefully someone knows a competent repair person that has reasonable charges. Thanks

We gave up on finding someone to clean as we found out that people will not clean like we want it cleaned meaning scrubbing everything down that is dirty or grimy until the dirt and grime is gone. We found out that some people think if you sweep a floor, use a scrub brush in some areas, and mop then its clean, even though alot of things are still dirty and grimy like light switches etc.

  3. My Thai neighbor uses a company twice a year for a very thorough cleaning of their very large house. Several people come in a large van with lots of industrial supplies, they do the windows, clean the couches (leave them outside to sun-dry), etc. I believe they charge around 8,500 THB. I posted their contact info in the past when someone had a similar request.

    I tried to find your post about this but could not as I could not find a way to search your posts so I went through around 20 pages of your 40+ pages of posts and could not find anything. If you remember or can find this company please let me know. Thanks

  4. Is that one day only,one day per week? its going to take more than one

    cleaner to clean a house to the standards i think you are looking for,also

    they would not stay long ,if you are really fussy,if its a one off job,look in

    tele yellow pages,for cleaning companies,like those that clean the malls

    etc, ,if you are looking for a one day a week cleaner expect to pay 500

    THB per day,but they are not easy to find,and your location may not help.

    We are only looking for someone to clean the house one time and it should only take one day to do it as no one is living in the house at this time.

    Any recommendations feel free to post or PM and about how much this would cost?

    Edit: We are only looking for someone to clean this house one time and it should only take one day as no one is living in the house right now.

    How many years ago was it registered?

    Did the property have a house already built on the property?

They did not need lawyers as they had all of the documentation readily available. The Amphoe office also had the forms on-line for wills and they completed them for me. I had only to sign.

  8. My wife wanted to protect me from her family so we got a usufruct after our house was built and I am on the Chanote. We did it our selves and it was very cheap. I’m sure we spent more on fuel getting to the title office and back.

    We live outside of Chiang Rai so did the paperwork in Thoeng about seven years ago. I would suspect Chiang Mai should be at least as easy as here.
    That said I would personally not put too much emphasis on legal protections. There are a million ways for relatives to make life miserable for you if they want you gone from the property. This is not a particularly litigious society, so something to consider.

    When you say that you are on the Chanote does that mean that you are listed as the usufructuary only?

    Or did you also get listed as the owner of the house on the Chanote? If you are did you do this at the same time?

    What Amphere was it registered in?

    How many years ago was it registered?

    Were there any government cost or other cost involved?

    Did you use a lawyer?

    What was the lawyer's cost?

    Did the property have a house already built on the property?

    Have any of you gotten or tried to get it noted on the Chanote that you have bought the house but not the land and were there any cost to do this and did you use a lawyer?

    *It has been said on this site and the ask the lawyer section that a foreigner can get it noted on the Chanote/land deed that they own the house on the land/property but not the land/property.

    If you have gotten this noted on the land deed/title/chanote did you do this before or after you had the Usufruct or a Superficies?

    If I have led you to believe that I think it is impossible to send out more than is brought out, then I miscommunicated.

    I am guessing that there must be a way, and I would love step by step instructions.

    My main concern is- I don't want to try something and wind up in a difficult situation with my bank and or the government.

    Using a payment transfer service works very well. They have a local THB bank account and send over it directly to my UK account. Takes only 1 working day. As its for you a local transfer it doesn't matter how high the amount is and no one ask questions.

    It's a financial service company based in the UK. They have a service called global local payment transfer. You have to setup a transaction with them very easy by email or phone. You tell them I have to transfer amount x from country a to b. Let's say from Thailand to the USA 500.000 THB. They will provide you a account number in Thailand where you have to send the money to. You send them the payment slip and they send the money directly to the USA account. As you do only a internal transfer in Thailand it's very essay for yourself. And they are dam fast as they have nearly everywhere local accounts so the money is in the USA in one day or sometimes at the same day. The fees are based on the country and the amount I think.

  11. I am trying to figure out which is the best truck on the market for 650K or less, 2015-2011, 4-door, automatic, diesel, but some truck brands have different engines like the Toyota has 2.5 & 3.0 in years 2011-2015 so I do not know which engine is better?

    Which brand has:
    1. The best quality record?
    2. Cheapest maintenance cost?
    3. Cheap repair cost, etc?
    4. Which brands have to get parts shipped into Thailand to repair their trucks? As I have heard of some people having to wait weeks for their dealer to get parts shipped in to fix their vehicles, which is not good.
    5. Which trucks have some get up and go to it when needed?

    6. Any thing else to look out for?

    I do not plan on doing off roading so it does not have to be 4wd.

    We are wanting a truck according to the above that has around 80,000 kilometers or less, if one has service records the better, but it must not be color white or black.
