  1. I didn't say the contemporary German way was perfect. But permanently confusing machismo with Islam isn't helpful, either. A synergy of the German and the Canadian way might be worth considering. But first of all, Germany should accept that it is a multicultural migration country - both ways, there's also lots of German emigrants around.

    The worst German emigrants do is hog the deck chairs. Immigration is completely wrecking Germany. Take this from Berlin for example and the drug dealing gangs infesting the stations.

  2. The topic isn't about mass shootings and it's not about the UK or the US. It's about Thailand. Comparisons are OK, but they need to made in the context of the current situation in Thailand, including enforcement of laws.

    For those who think it's another 'useless' survey, please feel free not to comment. It's not mandatory. Really, you are not under any obligation.

    Do you think the people that live in the Southern Border provinces should be deprived of the guns to protect themselves?

    Yes, because the chances of ever needing the gun, or being able to use it productively in a 'situation' are far more unlikely than innocent people being shot by wacked out weirdos and have a go heros running around thinking they are Delta Force.

    Is there any stat out there indicating how many crimes have been deterred, prevented or gun crimes neutralized by armed citizens? I presume this is an extremely difficult thing to measure.

    What we do know is that places like the UK have strict gun control laws, low gun ownership and subsequently one of the lowest gun crime rates in the world........ I dont see how having more firearms in circulation can possibly be a good thing.

    And they never will admit it. It is not their way of thinking that it is even remotely possible their party members could do wrong.

    So the mechanism was there to vote them out at the end of their term. Even before then when the EC called the election two years ago your lot blockaded the polling stations.

    The reason being of course, was that no matter how bad the old lot were, you knew that you still wouldn't lick them in an election.

    So yes, the old lot weren't up to scratch, but your crowd are pathetic for not being able to beat them without the aid of the military.

    Is this another newbie going to re-run 'just vote them out at the next election' when in reality the pt /reds / udd were making strong progress towards establishing a dictatorship, also meaning that nobody could ever, by an election, get them out. So let's hear more of how this situation should have been handled so that the good people of Thailand should regain control of their own country.

    Also had no hesitation, no conscience, no morals, no vales to try any means possible to whitewash a past jail conviction (which was not politically motivated, get cancellation of numerous serious charges outstanding against their members, etc.

    Is this new line being handed around to start shouting? First it was TS trying to overthrow the HOS, then vote buying, now they were making 'strong' progress towards establishing a dictatorship??

    Why dont you outline what they had done, what rules had been amended in this 'strong' progress?

  4. The Uk has some very serious gun laws that prohibit ownership of most guns and yet it doesn't stop people from being shot. It just means that only the bad guys and some of the police now have guns. Banning them doesn't work.

    I think the UK has one of the lowest gun crime rates in the whole world, so it seems to be having a decent affect when put in comparison to countries without strict laws like the US.

    them a living, and what ever they want to do to earn a living braking the laws or not, that's ok with them,

    getting angry at the authorities for pointing out that civil laws must be respected....

    It is not legal, but these vendors are widely used on a daily basis by Thai's on the way to work, lunch, and on the way back. They provide cheap street food to the local population, without which there would be a dearth of cheap options available for the local population in many places. Office workers around Bangkok frequent these places on mass every single day.

    Yes it can be frustrating at times walkig through them, and yes it is against the law and a little rich them getting annoyed about people trying to move them- but they do provide a very valuable provision to the local populace which i think Bangkok would be poorer without.

    I would dearly love someone in an interview to ask one of these Chiefs of police etc, why there are these stalls all over sSukhumvit, clear as day, blocking the streets, selling contraband etc, why when they come out with comments about clearing it up have these areas never been touched? They are as clear as day, anyone can see them- please tell us why it is so difficult and who is protecting them.

    The Government should remain impartial and stay out of it. Let them battle it out and what will be will be. The Government getting involved will just lend more calls of lack of impartiality. It may also make many Thai's see what Buddhism in the country has become, and force proper change in it. It is difficult to suggest it is just some rogue monks, when we are talking about warring factions at the very top of the pyramid.

  7. Firstly my post has everything to do with the thread as it was about compensation.

    Secondly the PTP did pay more in compensation then this government unless of course you can prove me wrong. I think it was somewhere around 6,000,000 baht each.

    Thirdly anyone is allowed to post on any thread should they wish to do so and stay within the rules.

    If you don't like the posts that I make then put me on your ignore list or if you wish to do so formally report me to the moderators. I will listen and abide by their decision. You I don't care about.

    Yet you passionately defend the PTP and whitewash them in most of your posts but that is OK by you.

    If anyone posts anything different you want to throw your toys out of the pram.

    If the PTP did not pay their hired thugs a lot for their protesting and risks they would never help them again. That is why they paid a lot. These people who in 2013-2014 rose up were not paid for so require less compensation and will rise up again even if underpaid.

    Quite a simple explanation.

    Even the the generals of old knew.. if you not pay your mercenaries enough they might turn on you. The PTP knows they might need them again so they pay them a lot.

    A govt that gets no protection from the military, indeed has them hovering above them like the sword of Damicles (?) you couldn't blame for taking counter-measures.

    The PAD however doesn't have this difficulty. Their problem is getting into power in the first place. The fair and proper way. Via the polling booth.

    There are many who believe the black shirts existed - or at least an armed element in the redshirt encampment- but remain perplexed that they have never been apprehended or interrogated even by regimes that have everything to gain by doing so - particularly in terms of recruitment and financing.

    Occasionally there is some announcement that blackshirts have been caught but never any follow up.

    Yes, i remember on here when we were always hearing about these highly armed and trained Ronin warriors under General Kattiya, who managed to kill ummm exactly how many army? None?

    Then last year they arrested these highly trained Ronin warriors, the average age was about 20, and one of them was a 23 year old lady if my memory serves! Talk about moving goal posts, factual increduality, now as Jayboy says, where are the arrest of these heavily armed, trained and financed warriors? presumably ex military.

  8. I keep getting SMS sent to me for 45 million baht condos LOL - only 12 years ago these same build qualities were not going for much more than 5 million.

    What muppet in their right minds wants to pay 1.5 million dollars for a crappy Bangkok condo in Sin City... when they could live in Beverly Hills or London and buy a private house with swimming pool and own the actual land.

    You could not pay me to live in either of those place. Yes for a weeks holiday, but to live no thanks.

    In addition you would not get a private house with swimming pool in London at least for that amount, well not anywhere centrally which if you are comparing apple to apple that is what it is. If you want a house in central London with a swimming pool, you are probably looking at least 15 times that amount.

    Perhaps you could also brief us on the build qualities you refer to?

  9. I went to look into Nimit Langsuan

    THB 26,500,000 & Up and was shocked as the construction just started near where I live now and I find out that out of 180 units being built only 10 are left , everything else is already pre sold . Amazing how hot top residential condos are now and how they are snapped up even before built . This building will be finished in 2018 but is weeks away from being sold out and then one must buy from someone who already bought and pay even more of a premium . I watched same thing happen at the 185 building a few blocks away . Location location

    i think its true they did sell quite a number of the units very quickly. The developer is well regarded and the location (freehold just off Langsuan) was a big selling point. Also they launched the project last year when the market was still ok. I suspect, as is normal, the developer will have held back a number of units hoping to sell nearer completion at higher prices. my sense is the market for top-end condos has got quite alot tougher since they launched (and largly pre-sold) this project. The economy is quite poor and the market is getting saturated, i suspect that projects launching this year in this price range will struggle to sell as easily. I have heard that Q Sukhumvit (next to Nana BTS) is really struggling to make sales; not really a surprise as 300000 bt plus psm looks rich for that area.

    Q House is a very bad investment - right opposite is The Address Asoke which is cheaper and better in every single point. I visited both.

    The Address Asoke is on Petchburi/Ratchada junction, Q House refferred to in the post above is directly onto Nana BTS, about 2 km away. I am not sure which Address you are referrring to.

    The Q House he refers to is overpriced, and I am not sure people who can pay that price really want to live there, whether they are Farang or Local. There is no more around Nana BTS than there is around many other BTS stations, other than places ike Soi Nana, which is not going to positively influence local purchasers.

    There are a number of Q House developments.

    No, any foreign company can buy land freehold in Industrial estates which are Governed by the Industrial Estate Authority of Thailand (IEAT). Some Industrial areas are known as zones, parks (eg Nava Nakorn) etc this is because they are not under the IEAT.

    IEAT used to develop and manage their own Estates, but over recent times, they normally go along with private developers like Amata & Hemeraj. Land on these estates is not for rent, only sale.

    In most Industrial Estates, the developers of them normally build Ready Built Factories. These can be leased out, normally by companies that manafacturer components for the large industrial users that act as the anchors to the estates.

    Honda & Toyota are probably not the best examples given how long they have been here, and how much influence they can exert. However not all of their land is in Industrial Estates. Toyota & Honda both own a huge plants on Sukhumvit Road where the green line will extend past Erawan Elephant Shrine. The chances are they bought these through one of their local companies, or have BOI approval to purchase land through one of their foregin companies. Honda also have a very large facility at Rojana Ayutthaya Industrial Park, which is not an Industrial Estate.

    When you get to their size, they are not likely to have difficulties with the Thai partner, and after 1997 many of the Thai partners had troubles, which allowed them to further strenghten their position. In most cases even though the Thai partner has the required % ownership, they have agreed reduced voting rights in exchange for increased dividends. They know they could not run the company, so why would any partner interfere and get rid of their golden egg.

  12. I was talking about one of their plants in Rayong . So again would you please tell me what Honda or Toyota owns in this country ? Do you think they own the land their plants are on ? Do you think they are stupid enough to put everything in a Thais name ? They RENT!! Which makes your point very mute .

    Honda & Toyota own thousands and thousands of Rai of land throughout the country. They have lots of different companies, some local, some Thai. Honda particulalry has a very large Thai % owner. Honda also just bought up to a 1000 Rai in Rojana IE in Pranchinburi. And as you will be aware Foregn companies can buy outright in Indistrial Estates.

    They also have BOI which includes the right to purchase. I would be interested if you could point me to any of their properties which they rent? It makes zero financial sense for them.

    Are you sure Toyota had a plant in Rayong?

  13. All major cities in the world are expensive. What is the point? Check out condo prices in Paris.

    Paris has great terraces, sidewalks, quality restaurants, musea, viewpoints,climate, canalboats, culture,history, police, firebrigade. They also can't speak english though.

    All that you'll have to miss in BKK.

    Which all mean absolutely nothing to the average Thai, who is more concerned that there is a good somtum or noodle vendor on the corner of their block.

    The point is that Paris has much more to offer for the money, hence the high prices there.

    And luxury condo's in BKK will have roomservice or at least an inhouse restaurant i would think. Or they will call deliveryservices.

    Never believe Thai salespeople, i just don't believe sold out when nothing is built yet, no matter where it is. There are always people buying to sell it with profit, that's happening all over BKK.

    There also will be several who sell soon because they can't afford it or just don't like it.

    If i wanted to buy a condo downtown i would go for a view and clean air (riverside) and connected to the bts.

    What you describe about people buying to sell, being sold before built etc etc happens in every single country in the World including Paris. Why don't you move to Paris out of interest?

    I see very small balcony's with a glass wall....i wouldn't sit there at night.

    They are just about sold out. The majhority of the buyers have been Thai purchasers. It is an exclusive and desirable place to live. It is one of the only Condominium's in that area which is freehold, which makes it more desirable.

    Most Thai's dont need to sit on a balcony, and i dare say for many farangs the novetly would soon wear off.

    And as for people talking about Phoenix, and someone saying Farang's cannot work in Thailand, well its better to just leave those comments......

    You seem to be missing the point F4UCorsair........possibly because you don't have any money to invest, in anything more than last nights bar bill.

    They are not talking about buying Vs Renting they are talking about investment, in Real estate re stock market etc.

    However ---"Rent! Rent!! Rent!!"--Quote, means that investing in condos is a safe bet with a lot of people around with your mentality, that will be renting for life..

    I saw NO mention of real estate investment versus stock market, so perhaps you should be reading the OP again??

    The point I make is that anybody who invests in a foreign country, with few, or NO safeguards, for foreign investors is a mug, and to rent is the only way to go. That goes for whether you are deciding whether to rent versus buy, or buy and lease.

    I suggest you take a course in interpersonal relations, and perhaps you will make less, uninformed, mindless, offensive comments, and ridiculous assumptions to, and about, people whom who do not know..

    Have you informed Honda, Toyota and all the masses of other foreign companies that they are mugs?

    Everyone's situation is different as well as peoples ability to protect themselves. Pretty far reaching comment that anyone here is a mug who does not rent.
