Friend of the wifes has a highend restaurant and seems to be doing very well but has very little competition. He also has a very nice resort that gives him an excellent return.
He works extremely hard and has identified exactly who he wants as his customers.
His biggest moan seems to be the quality of and retaining of staff.

I think you will find you still have to pay stamp duty on the agreed value plus the survey costs and a few more fees.
I am not sure the stepdaughter can transfer the land unless she is over 20. To do so she would need a court order and I understand this is not likely. Land in a minor's name can not be leased for more than 3 years or transfered without that.
What survey costs?
Bought and sold land in Thai wife name and never a survey in or out.

At 6 million, sold house in Feb. Thai name to Thai name transfer costs were 101,000bt.
House and land owned for over 5 years.

You have been lucky and done well, not many people win at both ends of the range, most are happy to make a bit, ok a bit more than a bit. It does not happen to often. When the crisis started I dumped a lot PDQ into a 4 year bond at 6.27% soon the rates tumbled, I did well but after the 4 years the best I could get was 2.35%, nice stories but not of any value to todays levels or to do with the GBP rate to the Thai BT!
And that is exactly how one makes the issue meaningful. Good call.Now I have all my cash out of Thailand 68/70 in - 43.5 out) I hope we see the THB - GBP climb each week. Selfish maybe but that's life.

At present its seems to be hovering between 49.4 to 49.8, 50 seems to be a barrier to far although I hope not, but, it a heck of a lot better than the 43.5 earlier this year.
I was lucky, know nothing about markets etc.
Pure luck.
But I do wish I'd've bought plenty Thai gold back in 2001 at £80 per baht!!!!

I agree with the op. in UK its a stressful place, shitty service, work, expenses etc.
When I'm in Thai I change, laid back, easy going, no stress.
Lived in Thai and holidayed.
Work for myself now as had a stressful job for 10 years which I hated, less stressed, less worry. Better life.

Years ago there was a study done on free peanuts on a bar.
Basically they were tested (the left overs) and had something like 5 traces of different piss on them from where people went for a lash, didn't wash and stick their pissy fingers in the bowl!! Yuck.
Anyway, I prefer from the bottle as if in a glass I drink to fast and get too lashed up!

Not for school holiday dates as per usual.
BA are my last choice as crew are terrible and think they are cut above.
Much better airlines for less money. EVA, Thai are the best direct from Lhr

I recently went through a breakup with my Thai GF, and Ive been missing her every day even though its probably better that we arent together any more. What I did not expect was not only missing her physically, but we also did almost everything together as constant companions and I realize that she was my best friend during our time together. Despite the fact that I felt it was more of a financial relationship, I still feel as though I have lost my best friend.
I didnt have a big number of friends to begin with, and losing her really took the wind out of my sails.
My ex gf decided that if I was no longer willing to support her, she was not going to have anything to do with me any more, which evidently meant she was really not my friend to begin with. Im shocked that although I did not care for her so much emotionally, I still feel like I have lost my best friend. Im will try to be careful the next time around, maybe not rely so much on one person, and try to make more friends in Thailand just in case my relationship in the future doesnt work out.
Is your Thai GF/wife also your best friend, and if you no longer had a relationship with her, do you think you would remain friends? Do you have any ex Thai gf that you remain friends with?
So, you admit that she was with you for money but your still missing her even though as I'm sure you'd agree that she was taking advantage if you. If you had no income or money she wouldn't have wanted to know.
My advice, get over get now, wise up, grow up and find someone decent out of a bar environment,
Do not ever offer any money for anything or buy anything other than a bunch of cheap flowers. Offer to pay 50/50 for dates.
If she keeps coming back then she may be a keeper. If she doesn't shed after money.
Heed this advice and you'll be ok.

Thai smile is like the budget part of Thai airways.
The Frankfurt - BKK route is TG.
I flew Thai smile internally a few weeks ago and all was perfect.
It was only an hours flight but served a sandwich and drink,
I was quite impressed as I to wad apprehensive.

Taxi to pattaya from swampy was 1200bt in August.
Better option is to walk to departures and hail a taxi that's just dropped off.
I find a lot of the taxis at the official point are non road worthy. Maybe I'm unlucky!
I like to take a modern newer car rather than an old shitter where the breaks are crap and the tyres are worn to the thread. Safety first in my eyes.
