  1. Went to Schmidt a couple of weeks ago. Really good German bread flours. Compared to products in Thai stores and supermarkets very pricey though, but can't beat the taste of it. As for yrast I use the red Fermipan Baker's yeast. They have it at Makro or even the local balery supply shop. Another alternative is the Australian dark rye and whole wheat flour sold at home fresh mart, foodland or tops. Good value.

  2. Saw a used unit (18,000 BTU) at an AMORN store today. It's a 2008 model and they repaired it. Looks really good! Are they any good? I need a unit for my guest room. It might be used twice or three times a year. No need to spend 35 or 40k on a new one! Thanks for any input.

  3. I've got an X-BOX 360 slim. Bought it two years ago in BKK. With original games. You can get them from NADZ Project in Siam Center or on Silom road. Google it. The guy who runs the shop speaks English.

    If you don't want to buy them here, order them from Hong Kong. Google : PLAYASIA!

    I signed up for an account but I had to chose Singapore as country to get it. I bet you can take your UK hotmail ID to sign your son up.

    I am not sure if Microsoft bans you when you only communicate. I only know that if you play ripped games online they'll shut down your account.

  4. The land is owned by a temple which is located opposite the property. We've talked to people in town that live on leased temple land and they have lived there for 40+ years. They never had problems and there contracts were renewed with a slight increase of course, but not the mentioned 2 or 3 times as much!! What do you think of a temple as lessor? There will always be monks in Thailand to run a temple, so people don't die or they transfer it to their daughters or sons!

  5. Well, the money is collected by the emple committee every month as far as I understood. We've seen the lease contract and the contract says that after the 30 years they will be re-negotiating the terms.

    The property is located in Nakhon Pathom province.

    Yes, the house is up for sale. The owner don't want to rent them out. They prefer to sell them. I think for the first ten years the terms are really reasonable. We want to run a little business in it and hope to pay the lease from it. We currently own a two-storey house but we're looking for a buyer for that than. We've decided against renting it out since Thai tennants aren't very keen on maintainence! But I think we get a fair deal there! Thanks for your input guys.

    Year 1 - 5 = 570 Baht / month

    Year 6 - 10 = 760 Baht / month

    Year 11 - 15 = 1,350 Baht / month

    Year 16 - 20 = 1,850 Baht / month

    Year 21 - 25 = 2,250 Baht / month

    Year 26 - 30 = 2,650 Baht / month

    After the 30 years the contract will be re-noegotiated.

    Is that common practice that the leasing price increases with the time? So on top of the buying price for the house, which is around 1.8 million, there would be another 490,000 on top for the lease. Does that sound fair to you guys? The house is finished. All the fiitings and wiring is done, that includes water pump and tank on the rooftop. It's a 4-storey townhouse which can be used commercially.

    Any suggstions or comments on that welcome

  8. I'm interested in this topic. My wife and I have just looked at a house that is for sale, but the land is leased. The leasing will be for 30 years. The land is owned by a temple, but the contract for the inital 30 years will probably be with the person who sells the house since I think they have leased it from the temple.

    My questions are regarding this lease contract.

    1. What are the most important points to look for in a Thai leasing contract?

    2. What will happen after the 30 years? Can they just say we want the land and you lose the house?

    3. Will we pay tax in the first 30 years or is that paid by the landlord?

    4. Should we get a lawyer to check the leasing agreement?

    5. What problems can arise in the first 30 years? Can they cancel the leasing agreement?

  9. So it looks like moving would be the better option. And I think getting further away from the suburb is better too.

    Realistic is that it cost money to collect it, that's right. But seeing people up in arms during the flooding is realistic then too. No one, of course explained them that burning their rubbish will indirectly support global warming!

    So without the proper education it's a lost case!!

  10. I've been living in a Moobaan for almost 4 years now. Every year around this time (November - January) they seem to burn all the wild rubbish tips around the Moobaan. Some people make charcoal!!! It smells horrible and you can't sleep. Don't even think about opening windows and doors. It usually burns all night. They start at about 5 pm and the stench stays all night. Horrible and drives me crazy.

    My question:

    Are there any legal possibilities to stop this? Or should I go to the Tesabaan and complain there? Thais are really ignorant when it comes to something like that. They go around every night collecting the garbage, so why do they have to burn the shit!!! No one else seems to be concerned in the Moobaan about it. Would a petition work if I can convince them it's good for their families' health?

    Any 'good' input welcome.

  11. Man-made disasters, yet the government wants that people build more houses or buy more cars!!!! All adds to the global warming. STOP freaking thinking about money and care the environment. Whose got the brains here? This is only the beginning. In Europe they had in the month of July and August as much rain as in one year in some parts. Wait for the following years to come.

    I don't know tucom, but I bought mine at NADZPROJECT. They have two shops. One is on SILOM Road the other at the SIAM CENTER!

    The one on SILOM is on the 14th florr of a high-rise, on the SILOM/NARATHIWAT-RAJANAGARINDRA intersection. I can't remember the name of the tower, though. But they have a webpage with the same name as the shop. Or google it.

  13. Yeah, you definitely need space. I move my sofa to the side and I'm about 2.5 to 3 metres away. With two players 3 metres at least!! But it's really fun and a good workout. After 3 boxing matches your arms are on the floor. Any of you guys playing online?

  14. I bought one in December. I haven't regretted the buy. It's really fun. I'm playing Adventures, Sports and Fitness Evolved. If you get some mates around you can enjoy the party games. Something that MICROSOFT got really right. Well done. I got my X-BOX and KINECT from BKK. Nowadays I order my games from PLAYASIA. Games come from Hong Kong and they have weekly special sales where you can grab an original game for 800 - 900 Baht. Just ordered CRYSIS 2 for 1,480 Baht.
