Manila looks complicated and chaotic. The problem with Cebu you have change planes in Manila.

Best idea is Angeles city where you fly straight from numerous locations around the world and Field av looks like Walking street but right now country under lockdown.

My  first choice?--USA

Why?--because its cheapest and I am local. Supermarkets cook for me and amazon best for shopping. 

Negative?--no females so I have to go to Thailand.

Second choice?--Japan but only in summer.

In short I prefer to travel.

I retired in Florida, US with no debts so my incomes go direct deposits and so is credit cards payments. Its very convenient being in any country and pay for everything by credit card.

Yes, I travel mostly 6 month a year and prefer changing countries often.

Travel light, its cheaper to buy something than carry and airlines charge you extra. I should add being single cheaper too so I guess I am poor chap.

I visited China numerous times and was impressed. Sure no Google, no democracy, scammers everywhere etc  but its same in US. US dont have democracy either as ruling class propaganda dominate. China get taste of good life and money. In short State Capitalism wins.

My impression is Thailand real estate market is different from other countries. Main point you dont pay real estate taxes every year which gives you time to drag troubles to future. But in case of condos you have to pay monthly maintenance anyway plus like anything property depreciate with time. 

My guess is all talking about property refer to people who already in Thailand.

As I am stuck in US probably for another year and getting older rent is best option.

In any case losing 1000$ a month for rent better than investing in Thailand with very unclear future.
