Thanks, but I'm not interested in opinions about the property's value. Let's just say you could comfortably fit a family of 7~10 people in the house, even more in the pool. It's a 9 year old, well maintained, modern lanna-style house, a beautiful tropical garden, situated alongside a river, with a lovely view of Doi Suthep. The property is priced appropriately.

Partner and I are selling our 9 year old house and downsizing. Our house is located in Muang Chiang Mai in a secluded wooded moobaan in a very convenient part of the city. Unfortunately (or fortunately?) due partially to the increased land value, it's listed at 22 million baht. Compared to similar property listings in the vicinity this seems to be a reasonable price. Yet we've had zero interest from local buyers. We kinda knew this was going to be an issue as there does not seem to be much demand for properties of this price in CM. So we want to focus on selling to an foreigner, specifically a Chinese buyer. Our moobaan and the surrounding area is becoming more and more popular with Chinese families so it's not a bad idea. However, none of the agents we've contacted in Chiang Mai know how to find Chinese buyers. Could anyone suggest a real estate agency with good connections to China and Chinese buyers?

I was actually a little worried for this guy when he announced this. I've seen the remains of a cross country cyclist run down and killed on the main road in front of my house in Chiang Mai. He used the wrong bike, no support vehicle, no safety lights, no logical plan, grossly underestimated the weather, and drove on the main N/S highway at night. Just one massive clusterfüx of stupidity. I can't imagine how it would have gotten easier for him as he got closer to BKK, he should consider himself extremely lucky that he walked away from this misadventure unscathed. He should go back to singing his cringey songs or, perhaps instead of spending US$40k on a silly Antarctic youtuber cruise, he should invest in some common sense.

Yup, I have that stamp. Thanks. My confusion was because they did not also update my entry stamp (from the airport) to indicate I can stay longer than the expiration date of my prior Non-O visa. So according to that stamp, it looked like I had overstayed. As indicated by other people here, regardless of the "Until" date on that entry stamp, I have not overstayed.

My non-O retirement visa was due to expire on Feb 13 2024 so I renewed it in late January. The visa extension says I'm now allowed to stay until Feb 13 2025. All good. So I thought. I just today noticed that the latest entry stamp on my passport (when I returned to Thailand in November) says I am permitted to stay until Feb 13 2024, and there is no supplemental mark or stamp saying that I am allowed to stay any longer than that. Have I just overstayed?? Was I still supposed to leave the country before Feb 13? How does this normally work?

Aerial/booster to watch CH7 (not cable/satellite)

We had a router-sized box mounted on the side of our house pointed in a specific direction. It connects via standard coax to a signal booster box under the stairs, then via coax to each room with a TV. We setup the TVs to auto-detect the channels and now we can use the TV remote to change channels. Something like 36 total channels. Previously we used a satellite dish with a separate tuner and remote, which was clunky. And I feel this digital signal is far clearer than what we got off the satellite. I'd post a photo of the box but it's dark out. I actually have no idea what this box is called, but it works perfectly. -
I was unable to book online, there were zero spot available at any time, so I assumed the site was broken. Instead I just wandered down there mid-day, got my queue #, got the retirement visa extended and outta there in just over one hour. If CM Immigration continue being this efficient I'm gonna have to stop griping about them.

I went to a Michael Buble concert in BKK a few years ago. Paid good money for good floor seating as the wife is a huge fan. Once the show was underway I noticed all the hi-so Thais in the audience surrounding us were making a commotion. They were talking LOUDLY amongst themselves, carrying on conversations with their backs to the stage, pouring drinks for each other, taking photos of each other, one was livestreaming herself for the entire show, and everyone in this area were completely oblivious to the performance and the other audience members who were trying to enjoy the show. I recon they all got free tickets and had little or no idea who Micheal Buble is, they were just there to be seen by their peers. My wife commented we would have had a better experience up in the bleachers. Needless to say, we have not been to another concert in BKK since then. I don't live in BKK so I never encounter these hi-so people, but all I can draw from this experience was what horrible vile people they all were. -

Here's a couple comparable public sites like The Pirate Bay, https://1337x.to and https://torrentgalaxy.to/. There are also, of course, specialty trackers (anime, pr0n, documentaries, k-dramas, warez, etc) and private trackers out there. Those you gotta search for. Personally, I only torrent these days when a direct download is not available. Armed with an Alldebrid account, Jdownloader2 or a NAS, I can snag (nearly) anything I want - and be watching it - in a matter of seconds. Best of all, there is zero chance of getting 'busted' for piracy - though that's never really been an issue in Thailand. -

Don't know where you've been but The Pirate Bay has long since lost the torrent crown, it is now poorly managed, finding new releases is very hit and miss, and it is chock full of viruses and malware. Any self-respecting pirate would never in a million years use that site, anymore. -
Yeah, as others mentioned, if you are going to buy HDD locally, only buy from JIB or Banana or other official vendors. You can buy from their official store on Lazada or directly at their brick and mortar store (same price). If you're gonna purchase from HD overseas, those ebay drives are refurbished - not new - and more importantly, no warranty. The last thing I personally would put in my NAS is a refurbished HD with no warranty. If you want the cheapest drive, with full 3 year warranty, just purchase from Amazon. You'll get free shipping (normally under 2 weeks). Price beats any legit Thailand price by a decent amount.

It was appx. one month later. I would add though that that was the only time I've had the entire import fee refunded. Usually it's few dollars only. Sometimes nothing at all.

Don't bother buying SSDs locally, they are insanely expensive or often, as you found, unavailable. I bought the 2TB variant of the Samsung 990 from Amazon in August. They offered free shipping (took 8 days) and the import fee was only $17 - which a month later was refunded in full. So total cost was US$160.

TOT (NT) may be a dinosaur but they are very competitive. They are currently offering 50% discount for the first year on a new fibre installation. We didn't even knew there was a promotion, they just offered it when we installed at our new house. We've been using TOT for a decade, their support has been top-notch, whenever there's any issues they will send an engineer over to take a look and fix usually within a couple hours. Over the last decade they have upgraded our speed periodically without even notifying us or charging us extra - not that I'm complaining. There's also (almost) no restrictions on use, it's unlimited data, I can download pirated torrents and streams without worry, some pr0n sites are blocked as per Thailand regulations, but no big deal.

Was this hearing just for show? I can't imagine anyone really genuinely cares about residents' concerns. The aircraft noise is also pretty damn annoying here in San Sai. The planes usually take off and bank right, right over my house. The Korean Air flight at 11pm is the last super loud one - I use it as an alarm to remind me to stop smoking weed and playing video games and go to bed. Can't imagine how people are gonna deal with 24h flights! Good thing I'm moving house in a few weeks, far from any flight path. -
My experience has been neither positive nor negative. However earlier this year it was not positive. I had a filling which needed replacing. The dentist removed and replaced an entirely different filling (on the same tooth). The female dentist had seemed distracted. I didn't notice until I got home. Eventually I went back to my regular dentist (Dental World on the moat) and took care of it properly.

This is a touchy subject to address publicly, I hope you catch my drift. Let's just say for the last four years many Thais have chosen to no longer honor the tradition of standing when they hear a certain song. Don't worry, no one is gonna haul you out of the cinema and off to jail.

Here's my take on why that is: Typically when you purchase "discounted" items you are not eligible to also use points or coupons at the checkout for those items, so you have to pay the full "discounted" price.

It may not be as rare as you think. After we "came out" to a few close friends, we discovered another thai/farang married couple we know closely were also open, two single Thai female friends of ours have been dating married guys, and we have heard plenty of gossip about other couples we knew. It's a topic which is not discussed openly in Thailand, tho it is common amongst Thai couples for the husband to have a gik and the wife tolerates it. It's not for every relationship - the married friends of ours eventually broke up. We stay together because we respect each other and communicate constantly and try to ensure no one gets their feelings hurt for whatever reason. There's plenty of english language reading material and podcasts on the subject - if you or your wife have any interest in the idea.
