Next year I'm sure a lot of Thais will be forced to sell their properties. Thais are into heavy debts and at some point due to a crushed economy from covid, many of the highly indebted Thai people will be forced to sell land and houses. I'm sure many rich Thais are already preparing to buy up these properties cheaply (especially land).

Debt is the time bomb but it’s a damn slow fuse

  2. Rebuke is mild. England forgets it’s no longer that world power it was .

we may not agree with China or pretend to look down on them, but I look up to them , if for anything, How they crawled from the ground up to becoming the World’s no 2 power and threatening the waning power of the no 1 , now led by a lying clown . Within 50 years.

It also depends from where you are. If you are swedish like me. We have a double-taxation-agreement between our two countries who clearly says that "WHERE YOU EARN YOUR MONEY THAT IS WHERE YOU SHOULD PAY YOUR TAXES"....

I.e. my pension is taxable of course in Sweden....

Hi, Australia also has a Double Tax Agreement with Thailand. And I am taxed an extra 5 % in Australia which goes to the Thai Tax Office, through the Aust Tax Office.
this only applies to personal income, not pensions or superannuation income or company profits/ income.

It will depend upon the immigration office where you apply. They should accept it but it would of been best to of kept it at 400k baht until you apply for your extension.

I assume you will have proof of 12 months of 65k baht or more of transfers from abroad,

I am doing the same . Switching from annual 800K to monthly income 65K .

My agent told me I had to keep the 400K in the bank until I get my next extension.
