    Just a handful of condo owner occupiers, living there, my friend lives there.


    Its a dump, an Airbnb ghetto, they spend a fortune on security but must have Daily police patrols.
    Mostly Russian mafia living there with expired visas.

     

    The tourist police should send that multi million baht BMW smart car over there and get all those illegal, over stayers.

    It was Arcadia Beach Resort.

     

    My mate told me about this incident.

     

    October was a slow month at Arcadia Beach Resort, only 1 death (stabbing) and this serious injury.

     

    Great place to stay if you're Airbnb, I'd hate to own a condo there.

     

     

     

  3. OK, I understand, it's probably because the majority of the condo owners at Arcadia Beach Resort are living abroad also the very few condo owners living on site is the reason why I'm not seeing comments regarding the safety, security and other concerns that need to be highlighted.

     

    I have a few issues with our Juristic management but thank the Lord they do not allow Airbnb at my condominium, honestly I'd hate to be living at these Arcadia Beach Resort, Continental that allow Airbnb residents. 

     

    I hope the condo owners recover their outlay if they try and sell but I reckon its going to be a slum shortly.

    I've posted a few times now regarding condominium I own, we have a big problem with Juristic management etc.  I saw this issue on the Pattaya Expats website, Arcadia Beach Resort and Arcadia Beach Continental, they allow Airbnb tenants which are causing problems, dangerous people, making lots of noise so the condo owners must pay for the police to do daily patrols, it sounds like these places are hell to live, both are built by Heights Holdings and QPM Juristic provide management. 

     

    Any Arcadia Beach Resort or Arcadia Beach Continental condo owners here that can make comments regarding living standards, Airbnb, security etc. or any owners of Heights Holdings condo with issues? 

    I've been told 2 of the 4 Arcadia Beach Resort committee members from Heights Holdings (the builder/developer), if true this would be the worst outcome for the condo owners. Juristic management should always be separated from the developer.   

     

    I'm seeing quite a few articles about condominium management issues and was wondering how many condo owners in Thailand are having similar problems, also should I take my problems/issues to City Hall or Land Office, would these departments help resolve our condo owners problems?

    The issue is not about buying off the plan or not, it's no big deal, I could sell the condo tomorrow and double my money, I don't want to sell, it's a very nice development but it's not managed correctly, I think it may be illegal what they are doing.

  6. Over the many years I've bought a dozen condos here in Thailand.

    My most recent condo purchase, I bought of the plan, the development has been occupied for a couple of years now. The developer appointed a Juristic management company, the developer has many projects, they appoint the same Juristic company to all of their new projects.

    We have 4 committee members, 2 of which are employees (including chairperson) of the developer, this is a huge problem for co-owners.

     

    Over the many years I've learnt that you should never allow the Juristic company to be in bed with the developer, it's a horrible outcome for the co-owners. Most of the Condo owners are living abroad, they are renting out their condos, I've only met a few co-owners. 

    The developer has offered a rental guarantee to a quarter (200 condos) of the development, Airbnb is rife, all the Juristic decisions made are in favor of the developer and these Airbnb landlords. 

    The Juristic manager recently had signs erected, saying it's not a hotel and daily rental is illegal but these Airbnb people walk past the entrance security, past the Juristic office, onto common areas unhindered, it's a joke, anyone can freely roam around common areas without any security checks.  

     

     

    Any suggestions out there?

    I would like to know where I go to get a medical certificate and price, also if I must get 2 originals (1 for car and 1 for motorcycle) certificates or can I make copy of original medical certificate and Certificate of residence.

  8. Does anyone know the management company (QPM, WAM etc) for Thip condo soi 7 jomtien?

     

    I visited a friend recently (he rents a room), I thought it look good for an old building. 

    I asked at the front desk bust they said it was managed by Thip condominium.

    You cannot be the only one stuck in this Catch-22 situation.

    Yes, agree, it's a horrible loop like most things in Thailand, that's why I thought of asking here.
