Why is the name withheld?
Does anyone know the name of the condo?
It's Arcadia Beach Resort.
Just a handful of condo owner occupiers, living there, my friend lives there.
Its a dump, an Airbnb ghetto, they spend a fortune on security but must have Daily police patrols.
Mostly Russian mafia living there with expired visas. The tourist police should send that multi million baht BMW smart car over there and get all those illegal, over stayers.

Why withhold the name? 😔
It was Arcadia Beach Resort.
My mate told me about this incident.
October was a slow month at Arcadia Beach Resort, only 1 death (stabbing) and this serious injury.
Great place to stay if you're Airbnb, I'd hate to own a condo there.

The managers one a young guy from Europe was a lovely guy , friendly
They have lot of security guards so it's very safe
Wrong Arcadia, it's Arcadia Beach Resort, QPM building manager is a woman (useless).
Security guards are also useless I've been told, they do not get involved with confrontation, typical for Thai security

I never saw police patrol as they have many security guards
Police patrols are regular, 2 or 3 times daily, sign in sheet for the police is located at the very back, building B, police must sign on each visit

OK, I understand, it's probably because the majority of the condo owners at Arcadia Beach Resort are living abroad also the very few condo owners living on site is the reason why I'm not seeing comments regarding the safety, security and other concerns that need to be highlighted.
I have a few issues with our Juristic management but thank the Lord they do not allow Airbnb at my condominium, honestly I'd hate to be living at these Arcadia Beach Resort, Continental that allow Airbnb residents.
I hope the condo owners recover their outlay if they try and sell but I reckon its going to be a slum shortly.

The ladies get the miserable, negative attitude from the foreigners.
Cheap Charlie's restaurants here in Pattaya is a great example.
The Thai woman working in hospitality get fed up with the never ending, whinging, whining, complaining and aggressive foreigners, this bitter attitude brushes of on the staff.
It's people like you bob smith, I see your regular moaning postings, it's people like you that the weak follower, then the weak become miserable and bitter like you.
How about posting a positive, respectful article now and then.
Most of your posts are negative, lots of Thai bashing 😔

Is Arcadia Beach Resort becoming an Airbnb ghetto?
I've posted a few times now regarding condominium I own, we have a big problem with Juristic management etc. I saw this issue on the Pattaya Expats website, Arcadia Beach Resort and Arcadia Beach Continental, they allow Airbnb tenants which are causing problems, dangerous people, making lots of noise so the condo owners must pay for the police to do daily patrols, it sounds like these places are hell to live, both are built by Heights Holdings and QPM Juristic provide management.
Any Arcadia Beach Resort or Arcadia Beach Continental condo owners here that can make comments regarding living standards, Airbnb, security etc. or any owners of Heights Holdings condo with issues?
I've been told 2 of the 4 Arcadia Beach Resort committee members from Heights Holdings (the builder/developer), if true this would be the worst outcome for the condo owners. Juristic management should always be separated from the developer.
I'm seeing quite a few articles about condominium management issues and was wondering how many condo owners in Thailand are having similar problems, also should I take my problems/issues to City Hall or Land Office, would these departments help resolve our condo owners problems?
Here's the link to the Pattaya Expats discussion

You've been lucky, most experienced people realise it's a big risk in most cases, you probably don't know why
The issue is not about buying off the plan or not, it's no big deal, I could sell the condo tomorrow and double my money, I don't want to sell, it's a very nice development but it's not managed correctly, I think it may be illegal what they are doing.

Buying off plan is most often a schoolboy error, best avoided
I've bought 10 condos of the plan never had any issues.
BTW, I mentioned that I bought of the plan in my initial posting, do you always make comments without reading people's posts?

Surprising you still bought condos in such places
I bought of the plan, I didn't know that the developer and Juristic company were friends.

Over the many years I've bought a dozen condos here in Thailand.
My most recent condo purchase, I bought of the plan, the development has been occupied for a couple of years now. The developer appointed a Juristic management company, the developer has many projects, they appoint the same Juristic company to all of their new projects.
We have 4 committee members, 2 of which are employees (including chairperson) of the developer, this is a huge problem for co-owners.
Over the many years I've learnt that you should never allow the Juristic company to be in bed with the developer, it's a horrible outcome for the co-owners. Most of the Condo owners are living abroad, they are renting out their condos, I've only met a few co-owners.
The developer has offered a rental guarantee to a quarter (200 condos) of the development, Airbnb is rife, all the Juristic decisions made are in favor of the developer and these Airbnb landlords.
The Juristic manager recently had signs erected, saying it's not a hotel and daily rental is illegal but these Airbnb people walk past the entrance security, past the Juristic office, onto common areas unhindered, it's a joke, anyone can freely roam around common areas without any security checks.
Any suggestions out there?

I've got to renew my driver's licenses soon.
I'm located south Pattaya.
I would like to know where I go to get a medical certificate and price, also if I must get 2 originals (1 for car and 1 for motorcycle) certificates or can I make copy of original medical certificate and Certificate of residence.

I'm unsure why you are looking for the "management" company.
If you only want to rent or buy there, then this is where to start:

I'm looking to replace the management company (Juristic management) in my condo.

Does anyone know the management company (QPM, WAM etc) for Thip condo soi 7 jomtien?
I visited a friend recently (he rents a room), I thought it look good for an old building.
I asked at the front desk bust they said it was managed by Thip condominium.

Yes of course they do. Kids under 18 years are limited to 110cc so they obviously produce machines for that market. The Honda Moove is one that I know of at 108cc. The Honda Wave also has a 110cc variant.
P.S. This is the answer you'll get if you put your question to chatGPT:
'In Thailand, you need to be at least 18 years old to legally buy a motorcycle'.
Thanks for your feedback.
I reckon this is the issue
'at least 18yo to legally buy a motorcycle'
Thanks everyone ????

I've had and ridden bikes for over 40 years, and I ride a scooter in outer BKK. Would I let either of my kids loose on one? NEVER!
4 hours ago, nightfox said:I have seen way to many kids, especially in the villages where parent don't have a care in the world killed and seriously hurt in accidents all the time. My son is 16 and I would never let him ride a bike.
My children have inherited a few hundred Rai in Khao Kho, our plan is to take the motorbikes to the farm and ride around on their school holidays etc.
I have a Ducati Multistrada, I thought it would be a great idea to get some experience for the kids and have a bit of fun.
Sadly, my children have had some very unhappy times recently, just trying to help them, get them back on their feet, cheer them up.
We won't be riding on the road ways.

Do they still make motorbikes with such a small engine?
I know the smallest engine in a Honda Click is 125cc

Better that he rent a bike to do the actual test. From one of the examiners, of course ????
You can still buy one without registering it so he can practise without going on the highway.
You cannot be the only one stuck in this Catch-22 situation.
Yes, agree, it's a horrible loop like most things in Thailand, that's why I thought of asking here.
Thanks everyone for your input ????

The DLT inspection station didn't look at the bike.
Their only concern was the age on ID card
