  1. Ours is fully sold out, so are 2 others around it, and they're just building another. Guess it depends on the location, quality of property, price range, finance options and reputation of developer. Like with most other things.

  3. When I was buying mine, there was a letter from Juristic office listing all non-Thai owners with associated floor area. That was then summarized (including me), for the new total after sale to me, compared to total inhabitable space, and percentage added. In my case it was in single digit. So yes, it is 49% of the living floor space, not 49% of units.

First I thought it was weird for the hotel name to be published, but then thought of it again - it would have come out one way or another and if it was seen hotel did nothing to sanction the manager, that would cause a major reputational damage to the hotel chain. So I am actually pleased that the hotel chain took action. As for the supervisor... I am sure a large company like that would have standards of conduct training and policies, which would cover "headline test" of whatever you're thinking of doing, give a thought how it would look on the front page of tomorrow's news, and if it looks bad, don't do it. Usually the violation of such policies carries significant consequences, including termination of employment. I'm not calling for anyone to lose their jobs and income. But some severe lesson needs to be given to supervisor to never even think of acting in such a mean way to anyone again.

You can fix much of pollution indoors by using quality air filters and not opening windows much (although today pollution wasn't particularly bad, so you're in for a real treat a few months later when with or without cars you won't see the building across the road out your window), but outside it's of course a different story. But area you're looking for is notoriously known for horrendous traffic, which was last tackled 20+ years ago by making it one way, but that was famously reversed by a TV chef and traffic was back overnight. That's what city center will look like in many cities. So here's the thing - in the future, many cars will be replaced by electric vehicles so car pollution will ease, but that coming from other areas is likely to stay same or increase. If you're not interested in quality pollution mask when outside the condo, then that area isn't for you, but then you'll need to accept considerably less convenient location for moving around and shopping. But if you stay, get used to wearing a mask outside and get good air cleaners. Just hope this is not Ashton condo. It might be demolished by the time you settle in.

  11. Actually that's not true in my case. In my case I've changed passport outside country and on the entry stamp they wrote which page of previous passport there is the non-quota visa. That's all there was in my passport over COVID as I just got that stamp just before whole World closed down. On applying for non-quota visa and endorsement a few months back (or work permit during COVID), nobody asked any questions for having a single entry stamp in the entire new passport. I did provide old passport as well but nobody bothered to take a look at it. Any special day to be at CW? No. Any day that it's open. Same section as for PR - I think It is E1/E2, in white. Last counters before corridor on the right. All forms are available at reception (the room before getting into large room), and you need to fill those forms up there before going in and getting queue. And again - there's nothing to move from old to new passport ???? I went there to do the same and when I got to counter I got told it's nothing to do (though at that time I had new passport and new address). Was told data would be updated when I get new PR booklet. Not a bad trip, but wasted 3 hours for nothing.
  12. Do you have non-quota visa to migrate to new passport? If you don't, you don't need to inform immigration of the new passport, simply apply for new non-quota visa before leaving the country. There's nothing to update in blue/white book either. There's only single and multiple entry non-quota visa, which are 1900 and 3800 baht and then there's endorsement, which is done at the same time (stamp in the certificate of residence). Permanent residence and passport are not related, unless you've registered eChannel. Every 5 years (or 1 year if you choose to extend only 1 year) you need to go and extend the red book at the police station you're registered at. And every 10 years you extend your pink ID card at the local khet. That's about all you need to do with PR. Only thing, which you already know, is that you have to get non quota immigrant visa and endorsement before travel and return within its validity (1 year) not to lose PR.
  13. BSH discontinued domestic appliances under Siemens name but now sell them under Bosch brandname. Personally I prefer Hitachi and LG, with Bosch close 3rd. Not impressed with longevity or yellow bleaching on Electrolux, Samsung and Whirlpool. Our condo has Beko and I don't hear complaints but I've never owned one. The rest no idea. That's all for 10 kg front-loaders (wash or wash+dry combo). My favourite was Hitachi BD-S5500 but I had to leave it behind as it can't mount under the counter. That was the only proper combo wash+dry machine I've ever seen.
  14. Don't get the logic. Say I need 800k baht and it's in say EUR. Let's say it's 40 (for the sake of simple calculation) THB to 1 EUR. That's 20k EUR that needs to be transferred plus some fees. If EUR doesn't drop significantly, I'd still be getting close to 20k EUR when I transfer it back, minus the transfer fees. So there's no loss. But if you pay agent, say 20k, that money is gone and it is far higher than the loss in transfer left and right and exchange rate changes in a few months...

  17. I'm using Coway. It's a subscription service for 5 years, and there's a technician coming around every 2 months to clean it and replace filters. Happy so far...
  18. I guess BK has a new marketing manager in Thailand. Constantly in the news. And I imagine, there'll be AN members saying they want to try this right now. So it seems to be a good investment in marketing.
  19. If you fail on these 3 questions, your access to the bank should be revoked and you should be forced to keep money in your sock.
