  1. Aguston, Sukhumvit 22 used to have units for rent available at that rate but not sure right now. https://www.agustonsukhumvit22.com/ Obviously all prices on this page are inflated. Check on hipflat or ddproperty or alike for more realistic figures. I'm just posting it as a friend is staying there and paying around 20-25k per month on rent. Dogs are certainly allowed and you can hear them barking from balconies, cats not sure, probably.
  2. I've heard of this many times, but when asking for details, I get mud. It's not like it applies to me, but the topics of what nationality does a child, born in Thailand, where both parents have a Thai PR, is still very elusive. Would you know if there is any merit in this? Last time I've brought up this topic I was told I better not ask those who got citizenship in this way how they got it, as it was likely under the table. But I can't see why this "rumour" of a way of getting citizenship this way would circulate for such a long time if there was nothing to it at all...
  3. Why would you avoid Lazada? They have official stores from most large computer companies. If you go to their official store or to LazMall, that should always show manufacturer's warranty that comes with the device. There are also shops like IT City, ChiChang Computer, etc. that have stores in Lazada and provide genuine hardware with all the same warranties as in store. I've received product that was defective (minor visual annoyance) which the shop accepted as a return, opened the new one in store and showed it off in a video to make sure replacement had no issues, before shipping it to me. So it's not really about Lazada or not Lazada. It's about store you choose on their platform (or any other platform) which either is trustworthy or it's not. So if you know the brand, model, shop price, shop warranty - then the online shops should offer same for same or very similar price. If you get any weird price offers and the full price is totally off, sending from overseas, and shop having only a few or no reviews and named after what keyboard outputs when cat walks over it... then stay away. Especially if it says Brand: OEM or None at the bottom of the description.

  6. Go to Juristic, tell them it's their lucky day! The seller is selling that to you and will be G.O.N.E! All they need to do is give you that letter and POOOOF, seller will disappear just like that.
  7. I don't think anyone can disagree with this. There are rules and regulations. But then they mean nothing as everyone seems to be making up their own rules. Still, with your marriage certificate (were you married in Thailand or abroad? I don't know which would be accepted, international version or the registration in Thailand... but with that you should be able to apply for Non-Immigrant (O) visa to visit your wife. They don't have any such requirements to my knowledge. Can you try that? As for statement - if you really need it - walk to bank branch and tell them you need statement printed out and stamped by the bank. They can't reject that.
  8. Had a "friend" once... he borrowed stuff from me to pawn them.... So I'd say you can get money from them, and rather quickly, but it would be a fraction of what items are worth normally.
  9. Maybe you could walk to juristic office, tell them that you have a contract signed with the seller, and that this is outstanding. Ask for details on outstanding amounts and confront the seller. Normally it is seller's responsibility and at least in my case, Juristic issued the letter within 10 minutes. They have a system that tells them outstanding amount, in most cases. If you haven't signed the contract yet, then try to ask, and if they refuse to answer, give 30 days to seller to get document or sale is off. If seller can't get document, it would likely mean that there's significant outstanding amount - which 10% deposit should cover - so if they still can't get letter, maybe it's best to consider some other place. If you are living in that place now, you'd probably know if utilities or maintenance fees weren't paid as they'd cut your supplies by now. And if not, and juristic sounds uncooperative, you likely would not enjoy having to deal with them later if you buy there. Don't think lawyer would achieve much, if anything.

  11. Ours is fully sold out, so are 2 others around it, and they're just building another. Guess it depends on the location, quality of property, price range, finance options and reputation of developer. Like with most other things.

  13. When I was buying mine, there was a letter from Juristic office listing all non-Thai owners with associated floor area. That was then summarized (including me), for the new total after sale to me, compared to total inhabitable space, and percentage added. In my case it was in single digit. So yes, it is 49% of the living floor space, not 49% of units.

First I thought it was weird for the hotel name to be published, but then thought of it again - it would have come out one way or another and if it was seen hotel did nothing to sanction the manager, that would cause a major reputational damage to the hotel chain. So I am actually pleased that the hotel chain took action. As for the supervisor... I am sure a large company like that would have standards of conduct training and policies, which would cover "headline test" of whatever you're thinking of doing, give a thought how it would look on the front page of tomorrow's news, and if it looks bad, don't do it. Usually the violation of such policies carries significant consequences, including termination of employment. I'm not calling for anyone to lose their jobs and income. But some severe lesson needs to be given to supervisor to never even think of acting in such a mean way to anyone again.
  17. There's only one authority on trains in Thailand - that's Crossy. Anyone else says anything, even large media outlets, I'm not taking it!

You can fix much of pollution indoors by using quality air filters and not opening windows much (although today pollution wasn't particularly bad, so you're in for a real treat a few months later when with or without cars you won't see the building across the road out your window), but outside it's of course a different story. But area you're looking for is notoriously known for horrendous traffic, which was last tackled 20+ years ago by making it one way, but that was famously reversed by a TV chef and traffic was back overnight. That's what city center will look like in many cities. So here's the thing - in the future, many cars will be replaced by electric vehicles so car pollution will ease, but that coming from other areas is likely to stay same or increase. If you're not interested in quality pollution mask when outside the condo, then that area isn't for you, but then you'll need to accept considerably less convenient location for moving around and shopping. But if you stay, get used to wearing a mask outside and get good air cleaners. Just hope this is not Ashton condo. It might be demolished by the time you settle in.
