    In that case You need to discount price 40-50%.Thais need in 99% bank finance and now according a new law it is very difficult to get mortgage .Banks will not finance old property.

    Not true.He can get good life with this money.Easy to find nice and cheap studio 3-4000 BHT range.For food is enough 5000-6000 BHT per month if he can eat Thai food.

    Yeah,all seems pretty difficult,but main question for me is what I can get with PR and what I can lose like a citizen EU?I have already TAX number,Taabian Baan,NON-IMM visa which I can change to marriage Visa and I can open bank account almost in all banks here without hassle.

    I am afraid that I can lose health insurance in my country which is important for me and some other benefits.If I decide to apply,need to know much more,pro and con. for apply for PR?

    Well,maybe they will consider that as a pension.Problem about this can  be taxation on a pension here in Thailand if there is not agreement about exempt double taxation between Your country and Thailand???Need to check out all.It is easy to check out on internet.

    I live in a 3-story townhouse, I have many Thai friends.Just had Mother's day dinner with my Thai in-laws. My wife also cooks; she does Western foods very well, made some great mole de puerco last night and she cooks Thai, but she is not Thai. I spend about B120k/mo, almost all of it from my investment portfolio.

     

    I would not want to live on B20-30k and I don't want to be like you. So, now what?

    You can not be me,for sure and I do not want to be like You,but if You manage Your investment portfolio like your daily expenses ,You will lose most or all and that is only question of time.Your wife is not Thai and You do not speak Thai,but You have "many Thai friends" ???? I am almost sure that you lie,but it is Your life.I would feel very sad and poor in any country to live like You.

    From my point of view,people like You have very pure social life,they are not socialized here ,do not speak any of Thai language ,eat only expensive western food,etc.Maybe You are very old,peevish or  ugly or fat and You can be interesting only cos. a money?I have income for about 150K per a month and nice stock portfolio and savings,but I hate bars, do not eat western food,do not need a car in Bangkok.I have small condo 34 m and live with my Thai spouse (she cook Thai food) and I am happy with 20-30K per month.I can not eat more,drink more etc.I am socialized here and I can speak language pretty good.So maybe You can change Your bad habits and live much better with much less money as well.

Retiring, owner died, moving etc. 

    No,they will not sell good business .They will leave it to family member.Not same like like in the west.

    Well,maybe,but mostly this is not a good option.I have bad experience about that and almost all people I know had very same experience.

    There is no any logic to sell good business if you can not sell very pricey,right?

    Besides,You  need a time to realize ,your business is good or not.Start -up is much,much better option to start business here on Thai spouse.

It was then they had an 'eureka moment' when it was discovered she was married to a Farang who owned his own Condo!  They then applied to the courts for possession against the outstanding amount and one day I was called back from my breakfast and confronted by a very nice man who officially served me papers to the effect that I should pay this amount without delay or lose my Condo!  Lucky I knew where the car was, took possession, sold it for the exact amount owed and considered myself blessed that I had learned such a valuable lesson!

    Yeah,it is a Thai Law!

    I know Thai women which has to pay for her husband debt more than 2 M BHT.She even does not know about this debt!

    Many Thai women try to find farang husband to pay her or lover or family debts!
