  1. The Op would do well to look at Crossy's link. Some of the better SCG dealers have free plans of suitable homes that size. I've seen home plans for sale in a display near the service counter of the Buriram Global House. There is a popular facebook page of 5000 baht house plans.  Anytime you build with a plan you will save money in materials costs. The white 7.5 by 20 by 60 white AAC blocks build faster, make any home more comfortable, and will save money every month if there is any a/c.  With normal rendering it will become 10cm thick. Easy for any budget brand of aluminum or UPVC windows and standard doors. Yes 90 wide and 200 tall doors are a wise investment in the future. Maybe 100 baht more than 80 wide doors. The less "glass" the less heat inside. A real septic tank should be a genuine consideration. Why poison the ground water near any village home by using cement rings.

In Thailand, quality affordable power tool brands including Makita, DeWALT, Milwaukee, Hikoki (formerly Hitachi) Bosch all offer different "series" and different models of 4" and 5" angle grinders. Yet often a home builder in Thailand would be better served if he had different power tools for different types of jobs. One tool can't do a great job of everything, and most often a 5" or larger angle grinder has more power than a 4" angle grinder. Any mainstream quality brand can be repaired in a timely fashion in Thailand in my observation. There are no fake tools at Homepro or Global House or Thaiwatsadu or Ruangsangthai Home Builders Merchants in Buriram. There are many real tools sold on Lazada, and it seems many counterfeit power tools sold on Lazada and Shoppe. If you read ALL the reviews about a tool and the store selling the tool you will see trends. Often on Lazada or Shoppe they leave out some included accessories that you would get included at Homepro in Buriram, or Global House or Thaiwatsadu or Ruangsangthai Builders Merchants. I have seen dozens of counterfeit tools come in for repairs at the authorized Bosch, authorized Makita, authorized DeWALT repair station. Tool repair technicians have taken apart a genuine tool of the exact same model and placed it side by side with the opened up item in for repair. I see over 50 name brand power tools and water pumps depart every day at 4pm for Kerry express from Buriram. I am more inclined to buy and recommend Makita garden tools over Auto Mac Tools in Buriram. To me it is not just the initial cost of buying a water pump or power tool. It is how many years of satisfaction will I get from a quality tool or water pump. I note what size and brand of power tools the Australian home building contractor brought over in a shipping container and buys new in Buriram as he works on my home in a village. 

    Any proper tool shop in Thailand will let you sit down, enjoy a beverage and let you read the catalogs and compare cordless or corded power tools or water pumps. No need to stand and calculate or download the app of a brand.

  3. I have empathy for the OP. Two years ago I was at the Buriram Government Hospital to see a Doctor to obtain a slip to pay for a MRI test at the Buriram Government hospital. My wife was told "only three Doctors at the Buriram Government Hospital" issue this slip.  We were patient in our wait. We both went into the Doctors exam room, as she would translate. The Doctor flat out did not want to deal with a foreigner as he did not speak English and he told my wife I should go to another hospital. I've never had the "bum's rush", but he practically pushed me off the exam stool. My wife told me that the nurse was embarrassed. That evening I found the clinic of his supervisor and found out the hours to see one of the three Doctors who issue MRI slips. On a Saturday morning I went to see this Doctor at his private clinic. He made one phone call and then he asked if I could be at the hospital in 25 minutes for the MRI.  I went to the Buriram Government Hospital with the slip, had the MRI, paid the 8100 baht and the next week went back to the Doctor's clinic. My point is I understand that one Doctor, for whatever reason, could blow off a patient and yet another Doctor in the same hospital could treat you with the highest respect. The 2nd Doctor did charge 300 baht for the visit and some pain pills when I brought in the MRI results. This before a pandemic. Yes I have Aetna health insurance, but this was an out of pocket expense at the only hospital in the province with an MRI machine.  Bangkok Hospital in Korat is my normal hospital for elective surgery. I've had tremendous medical service from Government Hospital Doctors in Khaen Dong, Satuk, and previously in Buriram. One "bad apple" in 15  years of medical treatment in Thailand. 

  4. Lynn, Windsor, etc have several different series of UPVC windows. Different specifications for each line. Then Global offers an inexpensive house brand "Wellington or is it marked Wellingtan" on some. Again several different lines. I paid double for a decent double pane Wellington casement and sliding windows at Buriram Global House. The mini blinds in the middle of the doors and windows have proven dependable at my village house. Easy to install in 20cm thick Autoclaved white wall blocks. None of these UPVC windows compare to the build quality of Sun Paradise windows, but there is a huge cost difference. The OP might check the green glass windows made in Thailand by Rakhangthong.  The photos attached are base line Rakhangthong brand. Thai Watsadu has a good selection of Rakhangthong UPVC windows and sliding doors. Rakhangthong has a PC at most Thai Watsadu stores who can show you other lines they sell. Hoffen often has a PC in most HomePro Stores in Thailand. Tostem aluminum windows is a brand that I have been impressed with https://www.tostemthailand.com/products/

  5. Thai Watsaudu | Homepro | Home Mart all open normally in Buriram. Hours might be changed, but you can walk about and pick the items you want. Global House in Burirma now closes at 5:30pm  Cash gladly accepted in Buriram. I showed my "Buriram Healthy" sticker when I shopped at all four hardware stores earlier this week. Buriram Supply Appliance store was open normal hours and they had a sink to wash your hands before entering the appliance store. Ruangsangthai in Buriram also had a sink to wash hands, (Thai watsadu has a sink at the exit) and like the other Builders Merchants stores they check your temperature.  Some stores in Buriram offer free coffee, most stores do not offer complimentary coffee. Homepro delivery was not expensive for a fridge to my village house and was very prompt. I've added to my Makita Garden tools collection of 36 volt cordless tools in Thailand. Still no alcohol for sale in Buriram, but I am waiting for the Governor to make announcements today.

  6. Thanks for the comments. Yes in fact Roofing type screws. That wall is on a driveway, near in laws, not where I live. But dogs were jumping the concrete fence prior to the steel on top. Yes no welding. The mounting on top of the concrete block wall is a bit more elaborate than it appears. NOTHING is as easy as you first think in Thailand. Always a bit more money and a bit longer to accomplish.

  7. You would be lucky to get a "fan chart' with "THOUSANDS OF COLOR SWATCHES", to take home unless you were a known customer of a builders merchants store or independent paint store. Paint company Brochures wiht a few dozen colors are free and every store has them to hand out. The "fan chart" has been loaned to me by my Nippon paint dealer in Buriram. He only had two in the store so I made good on my promise to return the chart the next day.

  8. The metal was easy to price at my local Buriram Builders Merchants. The TOA Glipton Super High Gloss Enamel paint was easy to spray. Rubber end caps were easy to install into the box steel. This fence is not for security, it is to keep cattle and dogs out of a private gated driveway in a Buriram Village on Highway 2229.

  9. The OP might check local regulations on fence height. I know more than two expats who thought no building regulations in Thailand. Boy did they moan about the cost of removing part of their fences.  In ANY quote, get the spec of the materials. "Heavy duty" is not a spec. The quality of the metal primer and quality of the glassy oil base paint on metal does make a real difference. Cheap paint, named after a bird, animal or tractor will not last as long as a quality series of paint from Jotun, Dulux, TOA or Nippon. Stainless 304 is a real long term solution if fabricated and installed by the right firm. You an also see and price the China factory made fence sections currently on show at Global House Store and at Thai Watsadu.  Interesting post system. The everyday posted price including free real delivery in most parts of Buriram is 200 baht LESS on the exact same model SAFE PE 2000 liter water tank Builders merchants store.  In reality Lazada will not ship a water tank for free to Buriram. Just try to buy it.  Much in the same manner that I could not really buy some furniture on sale on Lazada and have it delivered to Buriram. In Thai language right on the Safe brand 2000 liter water tank page of BKK Home Center states "free delivery only in Bangkok and the perimeter".   Buying the "cheapest" water tank might serve you well for rain water storage, but there are genuine differences between brands build quality, the type of material and even the series in each brand. Lazada is a great source of Chinese phone accessories and name brand small appliances. Heck I have bought way too much on Lazada. But the 18 water tanks that I have bought starting 2005 were all bought at Ruangsangthai Hardware in Buriram.

  11. "any underground cable must be a special 3 core cable"  That might have been a bad translation of PEA underground electric service requirements for a safe electrical installation. I have interacted a few dozen times in the past 15 years with the PEA at several offices n Buriram Province. I suggest the OP and Brainthainess recheck that translation at the PEA office when they sit down with the engineers. Multi core NYY cable is not the "first choice", to put it mildly for underground main service cable from a legal PEA meter to a load center in a home. Single core NYY or Single Core XLPE might serve the home owner in a much safer manner. In red stripe HDPE conduit. I would caution any expat looking to build a new home. Do things legal from the beginning and your life will be easier and less expensive. Running a long extension cord from a neighbor will give you low voltage and could harm any tools or water pump you use while building a home. The temporary meter "deposit" will get rolled over to your "permanent" meter deposit. I also suggest any home builder consider the advantages of a 15/45 temporary meter, rather than a 5/15 temporary meter. Approved home plans with your "permit to build" in the name the home owner sets you apart from folks who do not get a drivers license, do not get helmets, do not register a motorbike, do not buy optional motorbike or car insurance. No need for those pesky permits or license in rural Thailand. The PEA office in Buriram, Satuk, Khaen Dong all have regulation books., They are not shooting from the hip in suggestions of minimum requirements for safety.

  12. I have been very satisfied with the repair service of Stiebel Eltron. I could see clearly on the repair estimate and the receipt which parts they replaced on two multipoint units I had purchased in 2008 at Home Mega Mart in Buriram. I have bought both multi point and one on the wall unit, the XG Dortmung 4500 watt unit from Ruangsangthai in Buriram. The PC of this  brand in most stores are trained better than many hot water heater brands. I check the price on Lazada and more often than not, the price is lower where I shop.  The service process is simple if you buy a hot water heater from a dealer with a real repair department in my experience. Just like where you buy a water pump does matter when it comes time for service. In Buriram Y & J Electric is the official warranty repair facility for Hitachi, Toshiba, Sharp, Panasonic, Krups, TFal, Haier, small and large appliances. I know from personal experience what major brands do not really have enough repair staff or not enough repair contract stations.  Some brands of appliances are happy to sell you the product, but are unable to come to Buriram for repair work. One day a month, 2nd Tuesday of the month, is not an acceptable repair policy in my experience. Some stores have never closed a day, but have taken PPE seriously during this health crisis.

  13. GBW and others have posted some great tips. The walk in closet I had fitted in Satuk Buriram was built in my carport by a reputable "wood team". I suspect there may be similar wood teams located near the OP.  The same wood team had built the bar at Book N Bed Restaurant in Buriram. I opted to have them build my indoor kitchen when I saw the bar at Book N Bed Restaurant in Buriram. I am of the belief that every province has "go to" contractors for special aspects of building. I would caution the OP about galvanized rain gutters sold off a truck. It would be worth his time to consider UPVC of Windsor, Hoffen or VG Rain Gutters. I selected stainless 304 steel rain gutters for my home as the roof was a bit larger than most. A deeper wider rain gutter and more downspouts than most homes has served me well.

    I would encourage the OP and anyone building a home in Thailand to consider both an indoor AND an outdoor Kitchen with sinks, cooktops and enough electrical outlets on RCBO GFI circuit breakers.  Hot water is readily available for any kitchen when building a house in Thailand. I would also encourage the OP to budget tile to the ceiling in any kitchens or bathrooms. It will make cleaning so much easier.

Today Buriram Builders Merchants Ruangsangthai had over 200 employees repairing tools, lawn mowers and water pumps, selling all manner of home building materials and over 45 delivery trucks on the road. I spoke with Miss Dao who understands and speaks Thai, German and English. Moses Lopez speaks English, Spanish and Thai. There is no Songkran holiday break for the stores in Buriram including HomePro which had all departments open today. Both the Buriram HomePro and Buriram Ruangsangthai had monitors at the front door for temperature and masks.

  15. I have had personal shipments coming from China via Kerry and DHL delayed the past three weeks. I do know that just because you get an email about "handing over' does not mean it is on a Kerry truck or Kerry Depot. Six days a week dozens of packages are brought to the Kerry depot in Buriram by a hardware store. There are real consequences to a Lazada merchant's rating if they don't ship the same day as the order is placed. I understand when people place an order to buy a lawn mower, water pump or power tool they count the days until it arrives. I have noted that Kerry and other couriers no longer insist on my signature. I am happy to tip these hard working couriers.

  17. I currently own and use six Stiebel Eltron multi point water heaters in a home I built in 2008. Three are new water heater units and three are original installations. I have experienced no difference between the 2008 copper tanks and the 2018 composite material tanks.  The water pressure in that home is provided by a Mitsubishi Super Pump. I do own a "on the wall" Stiebel Eltron 4500 watt water heater in a compact village home. It works fine especially after I clean the shower heads. I can state from personal experience that Stiebel Eltron and Panasonic provide excellent warranty service for hot water heaters in Buriram.

  18. White PVC conduit is not suitable for water under pressure in Thailand. It is thin walled and not at all the same "strength" as blue pvc or white Pimaflex or green PPR water pipes sold in Thailand.  White PVC pipes are often used for media cables or sometimes electrical cables when building a home in Thailand. You would be testing your luck to use the white PVC I see in Thailand for water pipes.
