  1. I suggest you also pick up a copy of the written instructions" in Thai and English with photos of how to properly install a septic tank in Thailand. Every Safe tank septic tank dealer or DOS septic tank dealer I have visited in Buriram has similar instruction sheets.  An experienced builder who has references for where he has previously installed septic tanks is worthwhile to consider. Great advise above regarding waiting after the rainy season and to promptly fill halfway with water. Not all septic tanks are made to the same specs and the lids can really vary in design and quality in my observations in Buriram.

  2. I believe Matthew 777 is recommending the correct sort of product. I'll wager that TOA Rust Tech is that level of product. It is sold at better builder merchants, better TOA paint dealers, Thai Watsadu and HomePro in Buriram. A two part system that has instructions in English and Thai on the paint pails.

  3. The OP would do well to look at the information in English on TOA Rust Tech products widely available in Thailand. I have bought this TOA paint product in Buriram and I see it in many paint stores and builders merchants building supply stores in Thailand.

The OP can check the specs and prices on Makita lawn mower models I know for a fact are available today in September 2019 in Thailand for retail sale.  The corded Makita ELM3320  or ELM3711 or Makita ELM3720 are easy to buy and have shipped to your home or picked up at a motivated authorized Makita dealer in Thailand. The Makita DLM460 is the best Lithium Battery lawn mower available today in Thailand in my opinion. I am very familiar with all types of lawn mowers including ride on lawn mowers and zero turn lawn mowers sold and repaired in Thailand. Once a week I wear a red shirt that says Troy Bilt, once a week Kohler, once a week Makita, once a week Honda lawn mower shirt. To be very clear prices are not set on lawn mowers in Thailand. While the big box chain stores might seem to have similar prices you can buy name brand lawn mowers, with after the sales service (not ship to Bangkok and wait two months) from several family owned lawn mower builder merchant stores. Prices are not set on Makita petrol hedge trimmers, nor any Makita tool in Thailand.  Bob in Buriram

  5. The OP can in fact buy a quality Makita corded electric lawn mower in a smaller cutting size if he shops around for under 5000 baht. It will not be self propelled in that price range. I suggest he not waste his money on other brands of electric corded lawn mowers. I have owned several. Corded hedge trimmers from Makita are worth him seeing in person. There are several blade sizes and with different wattage of electric motor in Makita brand electric hedge trimmers sold in Thailand. They are not expensive. For double the money and more, anyone with hedges in Thailand might consider the Makita 18 volt or better yet the 36 volt hedge trimmers. 

     

  6. The OP should be here when the cleaning, prep work and painting is to be done. Dry season is much better. The OP should spend some time reading the name brand paint catalogs where the properties of the various "series" of the main brand paints are compared. TOA has sixteen different series of house paint last time I looked. Nippon, Dulux, TOA, Jotun are also quality brands that offer better grade series and not as long lasting series of paint. The printed catalogs in a paint shop or better big box store will indicate sheen, semi gloss, matt and a host of other properties that make some series of paint worth the money. I've paid fairly for experienced Thai and expat painters in Buriram. Cheap paint is a poor bargain and will only lead to disappointment. Matt flat paint does not hold up to exterior weather conditions nearly as well as sheen or semi gloss paint. The printed paint catalogs will make it perfectly clear the better series of paints are semi gloss or sheen.  4 seasons is a sub brand of TOA.   All the major brands offer budget paint sub brands.  Any paint named after a bird, reptile, or fish is to be avoided. Some painters understand the importance of cleaning the brushes and rollers each day.

  7. I have had the main board of a 2006 Samsung air conditioner repaired at an independent appliance repair shop in Buriram. I brought the original board to Samsung official repair office near Bangkok Christian Hospital and they checked their warehouse and it was no longer possible to buy a new board. However the board was repaired for 1200 baht in Buriram so the OP might have the option to have his board repaired locally. The repair shop I use is the official repair service center under contract to Panasonic, Toshiba, Sharp and other reputable brands. I've seen them fix a Smeg dishwasher for a friend!!

  8. If your builder did not seal a previous attic, he may had had birds get in and ruin the stay cool. But a great builder can make sure birds do not nest in your attic. I have been very happy with Stay Cool for eleven years. I have seen it fail in attics that had birds. 

  9. I believe Canopy has answered the question posted by Huckenfell in a very complete manner. The approved house plan posted below has three 1000 liter DOS grey Ultra series septic tanks. Since 2008 none of the septic tanks have caused any problems. None of the grey DOS Ultra septic tanks have ever been emptied. Never once has the honey bucket wagon visited this home with six bathrooms located in Buriram Province. Each 1000 liter septic tank receives fresh effluent from two toilets and one Toto Urinial. Rings are a great item for the OP stated purpose, but a very poor option in 2019 when building a bathroom in Isaan. A lower end model 1000 liter black septic tank made in Thailand by Safe Tank or DOS costs less than 3200 baht. Just as in water storage tanks there are many grades of septic tanks available when you build or buy a home in Thailand.

  10. The OP might also check Lanko 123 self-leveling mortar for thickness of 7 to 20mm.  Lanko 173 is a fine product for self leveling of 3 to 8 mm.  Any good builders merchants store in Thailand should be able to give you the English language catalog of Lanko Davco products. Dr. Fix It also sells self leveling mortar.

  11. I have enjoyed zero leaks for eleven years on a home with several bathroom sinks. The metal drains attached to the Cotto basins are stainless VRH 304 metal pipe. The bottle trap sure does collect hair as noted by OwenM.   My home has several kitchen sinks. The Teka stainless steel sink and the Franke stainless steel sink also "connect" to the blue PVC drain pipes flawlessly via the 45 baht adapter in the photo that I bought eleven years ago in Buriram. There is zero silicone in the connectors for my sink drains in Buriram.

  12. For the OP: Most every modern building product is available in Thailand. If you attend the annual architect Expo held in early May at Impact you can see over 800 booths of building materials. Pimaflex is but one brand of white water pipe readily available in Thailand. Maybe a brand really made in Germany costs more than a brand made in China. It is possible for a German plumber to install Pimaflex plumbing in your home in Thailand for a fee that is far less than in the UK.  Green PPR  welded is the pipe of choice of at least one home builder I know. Not just for hot water, but for all water under pressure in a home. If a person can plan at least two weeks in advance and pay in advance to prove they are serious, a motivated builders merchant can get most any product, as long as the supplier really has the product in their warehouse. No one store has every wall tile or floor tile on display. But if the tile is a current style at the warehouse then it should not be more than two seeks to arrive. I've ordered items that arrive the very next day such as special Weber brand adhesive. Next morning since the store ordered a few pallets of Weber. The OP can speak English or German with the importer of Pimaflex and at least one builders merchants store has staff who can speak German and English.

Exactly which series of Shera roofing tiles did you install?  https://www.shera.com/th-en/icorner/view/161   I have observed improper "pitch" on a house plan being a valid reason a store would not sell a particular roof tile. In some roof brochures in Thailand the pitch or slope "minimum" is printed on the catalog for specific styles and lengths of fiber cement roof tiles.  I have found Shera a reputable company that will stand by products if the dealer had paperwork showing the sales date and had the influence to get the local representative to inspect the damage.  Improper installation, wrong screws, insufficient pitch all contribute to problems.  I've observed folks skip those pesky "dry tex" membranes on the ridge sections of a roof and wonder why they had leaks. The Op can easily find inexpensive Bosny Products at most any builders Merchant store. Dr. Fixit is a budget brand of building materials which make products in Thailand to solve leaks. The MD of Dr. Fixit attended College in Texas and is easy to communicate with.  http://www.bosny.com/construction.html   The OP should not give up on reputable manufacturers making a real effort to solve customer problems. The skill set of the actual worker who sometimes do not read instructions can make a difference in claims being paid.

  14. This is such a true post it should be pinned: "My wife and I have been property developers for 25 years in Thailand. As a result we know the details of building and have seen most every trick in the book.  As many posters have said don’t do this.  I promise you will regret it.  Even when you are present in Thailand the game is played.  At a distance you are doomed.  The cheating is subtle.  Things like changing the grade of cement, using cheap wire for the electric, different grade and size of pipe for the plumbing etc.  Then you have the normal Thai reluctance to put any thought into the work being done ... expect your tiles and granite to line up, the colors you chose to be used etc ... forget it.  Also even if you have somebody you “trust” (the worst being a relative) does that person know enough about building to even know when you are being cheated?  Will that person really be immune to being offered money to look the other way (no they won’t)?  Wait until you are resident here and plan to buy all materials yourself, be at the work site every day, have a very clear progress payment plan.  Oh, BTW the contractors will lowball to get the job - expecting to make a profit by cheating you.  If they are not happy with the cash flow they just walk away from the job.  Then you find a contractor to puck up the job but guess what, every problem they encounter was the fault of the work fine by the previous company.  It’s endless, don’t do it."

We pay a "land tax", on a residential plot of land and we also pay land tax on farming land both with top land papers.  It is a very minor sum of money, but the tax bills come to the land owner via registered mail. I'm delighted to pay the land tax.  I know for a fact of a Canadian who bought land for his family. Several parcels. Then never paid annual land tax. Well an enterprising Thai paid the land tax each year on one small parcel,  Guess what he had to pay again for the parcel of land. I don't know what land titles those were but he learned how important it is to pay the land tax. 

  16. Please accept my sincere apologies. I did not realize you were not living in that home. It is much nicer home than my Mother in law currently lives. She does not have glass windows. Good luck in a safe and timely build. If the roof does not leak and no one dies while building the home then it is successful by anyone's standard. I apologize. 

  17. There is so little difference in the selling price, you might consider the 1.5 sq mm VCT.  Voltage drop at your supply is a factor that is hard to control. VCT is a fine cable for exterior in the right conduit, but never buried. Yellow conduit and white conduit are not to be exposed out of doors. Metal conduit and HDPE black conduit with a red stripe are available in any decent electric shop.
