Simple math. Agents charge about 12,500/year, which is 1.6% of 800,000.  Thai banks pay almost no interest, and most of us can make a bunch more than 1.6% on our investments in our home country. Using an agent in the province where you live has been the best practice for as long as I can remember to avoid the problem the OP encountered. Nothing new here.

Then you are defeating the basic reason for Thailand having a "Retirement visa" option, it is financially beneficial for Thailand to boost it's financial reserves base. Why else should they allow you to retire here.

I like the idea of opposing additional funding for Israel they just don't need it they're going to commit genocide let them do it on their own however Ukraine is a different story and so is Taiwan. Standing up to King Vlad and Xi are important steps.

Taiwan producer of 80% of the world's chips, watch what happens when USA gets it own production up and running. Loyalty, protecting democracy? The denial of funding to Ukraine give you the answer.

Brillant answers many thanks it seemed to good to be true the way she explained it so i said I would do due dilgence. Those last 2 answers are just that. Looks like the SCB EZ savings account is  the way to go the,

Have been with SCB for more than 30 years, now seriously considering moving to another bank. Reduction in services, stricter rules, less access, ATM and branch closures, reduced liability, focus on money making, like insurance. For me its like a good apple gone bad.

Uttterly despicable behaviour from the condo.

We have a great view of the River from our condo, that overlooks Icon Siam. We were looking forward to going on the roof and enjoying New Years Eve's festivities.

However, got an email this morning saying no one is allowed on the roof top pool area as they are booking it out for a private party.

How the effing hell is that even a thing ? We pay a premium to stay here and then this. Can they get away with this ?

Can i do anything ? Nothing was ever mentioned in any of the contract or the bloody condo rules when i go through them.

If it is a genuine condo operated under Jurustic Person, the pool should be common area available to all at all safe times.

Delivery drivers don't know what is in the parcel, or even who sent it, and it is you who decide COD on the order, not the logistics company

Yes they may be impatient as they may have a huge workload every day.

Everything that is not as expected can be returned and refunded.

With Lazada you have 7 or 14 days, depending on which shop you bought from, to start the return request.

With Shopee it is 3 or 7 days, but you can extend it on the webpage or in the app.

I have returned quite some stuff lately, as I agree there are a lot of scammer sellers, and have never been refused a refund.

Before covid I would have to return something now and then, the last year it's more like at least 50% is not as described or faulty

I ordered a 2Tb external drive not the cheapest on offer, when I tried to use it in my laptop it did not work, so I opened the case and read the specs on the drive itself. It was actually 600Gb, and even though advertised as Win 10 compatible, the manufacture date was pre Win 10. I sent it back to "L" and offered to give them all the scam details, supplier etc. They were not interested, just returned my money. Expect the scams to continue until they weed out the bad apples.

Big bikes used to be the vehicle of choice for ex-pats mainly and often on the routes South from Hua Hin to oil related destinations, where they worked or transited offshore to the Gulf of Thailand.
After being out of Thailand for majority of the Covid period, I see on returning that a lot of locals have big bikes now and indeed some very shapely young leather clad ladies amongst them!
I suspect that road users in general are not used to the speed and lower visibility of these bikes, in common with many other countries.
My wife’s male cousin owned a big bike several years ago, in the Ubon Ratchathani area. Unfortunately he too fell victim in a road accident, leaving a young wife and two young kids without a husband and father.

Nothing wrong with the bikes if ridden sensibly, sadly missing in Thailand that's why there are so many accidents and deaths.

@Red Phoenix has put together a guide how to do your own tm30.  If you send him a PM he will send the guide and other files to you.

I managed to do it all from start to finish by myself using signed copies of Thai ID and blue house book from my wife, the house owner.  I went to Immigration and got my stamped tm30 receipt and requested two residence certificates a couple of days later.

Easy to do by Thai Post also. No need to go to Immigration yourself. Include self addressed envelope, the receipt will be posted back to you.
