  1. A friend who rents here in BKK called me yesterday to ask advice. She is moving back home and has rented in BKK in the same place for 2 plus years. She notified per her lease agreement that she will be vacating October 5 and that she would like her rental deposit returned shortly after. She was informed by the agent for the landlord that they would hold her rental deposit 24,000 (2 months deposti) for 3 months. The lease agreement says that deposit to be returned after termination of lease.

    Any rules on this? As she is moving back home it will be difficult for her to follow up on this.

    If the lease says only this and no clear time frame then I think your stuck waiting,,,,,,,,,could be until eternity if no date or number of days is specified in the lease.

  2. I guess I have to add a comment about the connections and box.

    You have done yourself proud by using a weather-proof box of sorts and the neat soldering (tinning) of the stranded wires and using the connection block.

    But,,,,there is always a but,,,,the two wires(cables) entering the lower area of the box appear to me to be just hanging down and not supported in any manner. We can't see below the box but I hope you supported the wires in some way to keep them from accidentally being pulled from your box/connector. I am also a fan of some protection from abrasion and the wires enter the box over a what looks like sharp edge. Again I can't see the complete picture and if the wires are secured from moving then abrasion protection is overkill but in my world I would still use it.

  3. I have 2 savings account that are joint with my wife (unregistered) and have internet banking on them. Siam Commercial Bank.

    She has an account at BKK bank and we asked if we could open a joint account there and have internet banking, the answer was yes but we decided to wait til later.

    Thank you for the reply and information. Just for my own clarification, You are not a permanent resident and she is Thai?

    I am here on a long stay retirement extension. I just renewed for the 3rd year last week. Not in PR status.

    She is Thai and has never been out of the country.

  4. If you are a DIYer it should be easy to shut off the power and open the units and disconnect things. You don't say if the units are up high on a wall or what. If everything is at floor level should be a piece of cake. If this were the USA it is illegal to discharge the refrigerant into the atmosphere it should be recycled but TIT.

    I had a unit removed when I moved and the company charged me 500 baht to do the work and lift the units into my truck. Negotiate a price for 5 units.

  6. I came across this small but informative book and purchased one from the local SE-ED bookstore. The cost was in the area of 250 baht.

    This small wiring book is aimed at the Thai who wants to do things right and I think this book could help us all in our quest to get our home electrics done correctly. The pictures and associated explanations should help you get your Thai electrician on the same page as you.

    I can't read Thai but from the pictures and charts it looks pretty good.

  7. Have you inquired with TOT and TT&T about getting ahead in the que to get a number by buying your way up to the head of the line? Just a suggestion.

    Also maybe if you know the neighbors you could offer some amount of baht for them to sell their number to you?

    Put an ad in the local papers. There are people out there that can get you a line, number for the right price,,,,,,,,,so I've been told.

    Cancel that card and pin ASAP. Call the BKK Bank help line and they will put on with the needed department. Of course if the balance is zero then all the blood is out of that turnip

    I would close that account and open a new one.

    She had already called the fraud protection line, but she hadn't canceled the card because the balance was nearly zero, just a few baht left. You would think that the bank would automatically cancel it given what happened, but TIT.

    Another person mentioned that this happened to him in bangkok and after reporting the card stolen the atm machine kept the card on the next attempted usage. So then the bank had the card with the perps fingerprints all over it. Any guesses what they did with it? Destroyed it! Ahhhh the logic..... Isn't that called destroying evidence in most countries?

    She's going to close the account, but only because she realizes that Bangkok Bank is worthless when it comes to assisting their customers in times of need.

    She's been told by Bangkok Bank, and the police, that it is her responsibility to go retrieve the security camera photos from the Bank of Ayudhyah staff. Amazing thailand.

    I'll keep you guys posted on the final outcome.

    I would not assume the bank will cancel the card. Even with no money in the account I would do it. And yes they could send a computer command to capture the card if the fraud depart chooses to do that. Will it help catch the perp? I doubt it as they could use any machine to try a dispense and I highly doubt that whatever branch of bank xyz will know that this card is hot so they may just follow whatever their procedure is for captured cards. It may be just destroy them. Probably depends on that banks policies

    There is another very long thread about a gent that had a lot of money stolen by fraudulent use of his account and by the end it seems he did most of the leg work to try to find the perp. So if you think the ban will do something? Think again.

    You can blame Bangkok bank for their lack of interest but I bet if the same thing happens at another bank with another account they would react the same way. I did not get a clear feeling abut how much baht was lost here but for you and the wife its a real big deal as it would be for almost any of us. To the bank its probably the daily routine of trying to solve some of these issues and we know what that can mean unless you have power and status .

    When you open another account with ATM card now you have had this bad experience and you can be a lot more vigilant to some of these schemes to get our cash. Be very careful a any ATM machine of the people around you, even a distance away they can read the numbers you input so always cover your actions with a free hand or block any view of your inputs. Alwasy take a receipt if its available so you have a record, never leave the ticket at the ATM with your account number on it. Be cautious of ATM's in out of the way locations and look at the slot that you put the card into. If it (the atm card slot) looks different to you than your used to seeing don't use that machine the crooks may have placed a device over the machines slot that looks ok but it could be a card reading device that can read the data on the mag stripe and with that they can make a card and if they see your pin in use than their home free. Some crooks are so smart these days they mount small pin hole cameras on the ATM machine or area and they send a wireless picture to someone sitting in a car with a laptop. They can see you strike the keys with you pin number and then you leave the receipt and their home free. There are all sorts of scams out there and some are very creative so always be vigilant at an ATM.

  10. I opened my first passbook savings account at a small Siam Commercial Bank in Pattaya on soi Buakao more than 3 years ago. I only had a multiple entry non-imm B visa at the time and I had been here less than a month living in a hotel. I also applied for and got full use of the on line internet services at that time. I see interest accrue every month on that account and get the interest payment I think at 6 month intervals,,,,,very small but what the hey,,,

    I now have 3 accounts with SCB and manage all my funds with on line access and pay bills on line and such.

    So every branch of every bank is not the same. But I guess I just look trustworthy as it was the first bank I walked in to that gave me an account.

  11. When you hit namrin beach turn left and the restaurant with " open " in English is the first one you come to which is well built and set back up the hill off beach road. Owned by a Thai traffic cop and his lovely family. Daughter in US uni son in English syatem both speak excellent English and have helped with a clear English menu.

    Fantastic food, good service, genuine people.

    Sadly do not have the name to hand as back in HK. Road down from the 3 ( opposite Emerald GC ) all the way down to the welcome arch of the beach. Turn left about 200 yards, place set back from the road , always has sign open in English. When next there I will get the Thai named copied down..........

  12. I have a question about the proof of income letter from the US Embassy. What do you have to show the embassy in order to obtain their letter? I have a retirement income of $3400 US per month. It is automatically deposited into an American bank and from their I will wire transfer during the month as needed. I do not really have a piece of paper indicating this lifetime retirement benefit. Can I just state that this is my monthly income?

    Lopburi is as always correct.

    The US Embassy hands you a form to fill in with your information regarding how much income you have and your name and address here in LOS. You pay 30 USD for the notary service, the consular rep will ask you to swear that this info is correct and accurate, they ask you to sign the form in their presence and the rep will sign and stamp the form and hand to you and bid you farewell.

    There is no record of your visit, no copy of the form made and no proof of anything needed other than you swearing that this is true.

    This same thing can be done when they consular outreach travels to Phuket, Pattaya and CM about 3 times a year.

  14. Why not come here and live a few months and do your own homework. Everyone has a different lifestyle and budget. If you want to live like Naam you need to rob Fort Knox but if you want to live the life of pauper you only need a few scheckles.

  15. If you are staying at a hotel/guest house I would think the front desk will be more than happy to arrange a taxi/baht bus/van or whatever. For the round trip about 120 kilometers and local Ban Chang driving I would think around 1000 baht should do it but I have my own wheels so I'm out of touch with pricing.

    still have no idea how to get there yet.. anyone pls

    my first thought is i may rent a car but we have an appoinment with house property there just a day after we land

    so will take time before we get a car then :o

    If your staying in Pattaya and plan to return to Pattaya after the Ban Chang visit why not just hire a private taxi to take you there, drive you around and return. I doubt it would cost much more than renting a car and a whole lot safer if you just got here and are jet lagged.

    I live in BC and its quite eay to get here but the easiest is just stay on Sukumvit south highway 3 it curves back east in Sattahip, passes Utapao and then Ban Chang. There are other faster, shorter ways but not for the first time.

    Information for those using Maptaput to get their one year retirement extension for a single man. I am a 63 year old American living with my (unregistered) Thai wife.

    I went to Maptaput today which is 9 business days before my extension expires. I arrived a little after 9 am and I was the only one there for an extension and only one other person doing something. This is my third extension based on retirement.

    I presented the following documents to the lady officer for review:

    1. Form TM 7 filled out with 4 x 6 cm photo attached and signed in front and back

    2. My current passport

    3. My recently canceled passport with Non-b visa and extension stamps

    4. Copies of both passports, face pages, visa pages, extension stamped pages and transfer stamps pages; all copies signed

    5. US embassy letter of income ( dated March 21, 2008) stating current income in US dollars

    6. Letter from SCB bank from 2 days earlier showing current bank account number and balance

    7. SCB bank passbook (my personal account)

    8. Copies of bankbook including main page and all deposit pages including final page with balance matching the bank letter amount; all copies signed

    Upon her review she asked me about the declared amount of income on my Embassy letter and what is that in Baht? I stated a number and she looked at me and said that sounds OK also. Then she looked further into the stack of paper and asked why the bank account was new within the last 4 months and with the help of my wife we explained that we had moved into Ban Chang in March and I opened a new account there as it was easier than having the Pattaya accounts. She was Ok with that and then asked where is the proof of my residence in Ban Chang. The only thing I had with me was an invoice with my name and local address from Hutch. She basically laughed at that and said she wanted to see a copy of a house book with me listed as a resident and/or a rental contract showing where I rent. I admitted to her I did not have anything like this with me. She asked another officer for his input and he said must have certificate showing where I live. She handed back all the documents and I said I would return shortly. Luckily we live 10 minutes from the Immigration office. Went home found my rental contract and copies of the owners house book and her ID card. Made copies and returned to the Maptaput office.

    Arrived back now 10am still no one in the place except me. This time I handed the papers back to the same officer and included:

    9. Copy of house book; signed

    10. Copy of rental contract; signed

    11. Copy of owners ID card signed

    She reviewed all the documents again with no further discussion. She passed them off to an officer in the back desks. He proceeded to do his thing and I sat down to wait. About 15 minutes he came to a window, gave me my old cancelled passport and my bankbook and asked me for 1,900 baht. Paid him and sat down again. After another 20 minutes I was called up again to come inside and see the lead officer in her office. Again with me present she went over all the documentation in my packet, asked me to sign my name near my photo on the back side of the TM 7. She looked at the papers some more and then initialed her name onto the already stamped and dated extension in my passport.

    Total time in the office was about 45 minutes after the return with the proof of where I lived. No other questions or statements by me or them during the process. I did make some inquiries regarding what I should show next year but this is like looking into a crystal ball and predicting the future. The one question I did need answered? Will I need to bring in my cancelled passport and copies next year. The answer was a clear no by two different officers. I intend to bring it next year anyway along with copies as I did this year. Keep them back and if asked present them. But that’s a story for next year.

    So, I am good to go for another year. I don’t travel out of country so I did not get a re-entry permit. If I do need one I will obtain at that time.

    I hope this information is a benefit to those using Maptaput.

  18. This special box "Choc Box" is a nice gimmick but here in LOS its much simpler to use a standard J-box with coverplate and make your connections inside that box. If your running the double insulated cable such as shown in the article photo and not conduit then just add a J box at the connection point and use strain relief where the cables enter the box.

    Choc box is nice but finding them here may be a bit of a problem I think
