Apperently can stay in Phuket but I will probably live in chiang mai and study on it (as you should do and is required)

A legitimate ED visa requires in-class teaching - minimum of eight hours a week. Any school offering online learning is breaking the law.

Sign up to school in CM and turn up to classes if you don't want to put yourself at risk of getting into trouble. And Immigration has been strict on EDs recently due to the Chinese gangs using them.

    Correct.

However there are couple of rogue offices that are not following the change of rules that occured in ~ June 2020.

    Most notable is CM

When did CM change? I've got the same TM30 in the back of my passport I filed in 2019 and have the left the country multiple times (let alone domestic travel) and have confirmed with them - in person, that I don't need to file a new one. Of note, that's with re-entry permits on two year extensions of stays - if you change visa status, that's different.

  3. PWA supply in San Sai - we've also got a pump and water tank, the supply magically goes off 2-3 times a month and other times it's weak. The pump helps with the water pressure as we can tap into the tank + the tank when it just stops for no reason. It has gotten significantly worse this year.

A lot of hassle getting re-entry permit at the Immigration office near the airport.  They appear to have a quota for the queue & people were turned away after the lunch break, with advice to try again tomorrow.  Amazing Thailand!  Should be a 5 minute job for each applicant.

Immigration at Central Festival - 10 minutes and no one is turned away.

I think it's seeds, not plants.  You can plant what you want and only grow your allowance......I think I read this last year.  Try a Google search where to get "cannabis or ganja seeds in Thailand". Multiples places that will send you an order of seeds.   Leafly.com is good source of information before you buy seeds and then work weeks or months to grow and cultivate and the result is less than expected.  Make sure that when you buy a packet of seeds that it or the breeder who produced them can list where the seeds came from and how they were crossed and/or backcrossed to get the seed that you hold in your hand. If you can’t get a seed’s history, it could be anything and the result of poor breeding practices.  Good luck to your wife.  Post some pics, let others know your experience.  Thanks

If it was only seeds, why were Mae Jo Uni giving away plants when it first came in? It's not only seeds, you can buy grown plants at Kamthieng.

  6. Kamthieng Flower Market - everything from seedlings through to nearly fully grown plants. They will be Thai Stick/native strains though. If you want a clone or something more exotic, Lanna Botanical - I think you can order directly but they also do market stalls around the place - top owner who knows his stuff and is happy to discuss growing with you.

  7. The basics are still the same but the biggest changes have been new shops and restaurants. COVID gutted the touristy parts (Nimman/Old City/Chang Klan) with many places closing down but now new shops/restaurants/bars etc opening all the time. A good many new shops are marijuana dispensaries as well, so that's definitely new from 2016 ????

Can't imaging being better.  City had everything one would need back in 2016, so nothing really to improve on.

More people & pollution since would keep me from living there.  Even in the province, it would be hard to put up with the air pollution 4-6 months a year.

What more pollution since? if anything, it has gone down, particularly during wet season.

Two down (KSG, Promenada), one to go. When will Pantip Plaza be decommissioned?

As soon as they work out some way to turn the building into a hotel. It has to be on borrowed time + it sits on some of CM's most expensive real estate.
