Not if you can invest the purchase price for a greater return than the rent. My Australian super fund returned 13% last year. In other words 21,000 baht a month on 2 million baht. Can easily rent a 2 million baht condo for less than 21,000/month. Note that a benchmark rate of 4-5% is more realistic though.
Buying a property you will never be able to sell in your lifetime is also money down the drain. If the money is invested you can access some of it if needed for say medical bills. If you tie your money up in property you can't sell part of it, only sell the whole thing.
On the other hand, owning a property provides certainty and security in the event of rents increasing faster than the cost of living. You don't have to put up with the landlord's rubbish furniture and colour scheme. You don't have to fight the landlord to get your deposit back if you move. And of course moving is always an option if the building deteriorates or you have neighbours from hell.

Cruel joke. Maths is not an obvious strength of TV members. But you do offer a suggestion as to why problems often start around the third entry. 150% of foreigners not paying their hospital bills would bankrupt the country.

Not saying it doesn't exist but I'd need to actually see such a policy document. It is definitely not the norm and it is hard to imagine why an insurer would want to do this.

Common practice in the insurance industry. You can't insure the same risk more than once. Try purchasing three or four car insurance policies for the same driver/vehicle.
And before anyone mentions it you buy life *Assurance* not *Insurance*! The risk is based on how long you live not the probability of an event happening (or not as the case may be).

Interesting thought. I was refused my fourth Non-Imm O (to visit my Thai daughter) at an Australia consulate in March. The consulate staff told me they would give me a Non-Imm OA or a ME Tourist Visa. I now live in Australia but had been pretty much living full time in Thailand using the Non-Imm O. (Before the hounds arrive, yes I know that's probably not intended use of the visa).
Either pushing me towards an extension of stay (likely) or pushing me towards an OA knowing that a plan like this was in the works (possible as you say). Would not be at all suprised if retirement O is retired (oh the irony) and replaced by OA only.

My Thai partner was suddenly denied entry to Singapore on about the fourth trip. Put on a plane and sent back to Thailand. Hint. Singapore IOs think all Thais come to Singapore to work in Geylang.

Your calculation is faulty. The elite visa is costing you 80,000 a year. 50,000 from the 1 million and 30,000 loss of interest. Even more if you compound the interest. In fact at 3% your money will double in 24 years.
Who knows what could happen in 20 years to invalidate your Elite visa.
Really is a no brainer unless the cost of the elite visa is money you can easily afford to lose and at 6% of your wealth that is not really the case.

I even have the impression that the IO likes that as it saves him/her the time to find the latest Visa/stamp in my busy passport.Used to tuck the TM6 into the visa page but as you say IO always pulls it out and closes the passport so stopped doing it. Always checked the stamp and went back to be scolded if wrong.
Would never use a heavy paperclip on my passport after being warned by Australian IO that they could sieze my damaged passport.
Would never write anything like '90 days' on the TM6 for fear of being sent back to do a new form by an IO having a bad hair day.
It's a dangerous world out there ????

Wow! You obviously never eat Thai food in Australia! Horrible rubbish according to my Thai friends. 'Thai Food' is a brand just like McDonald's.
Marketing sucks people in to eat substandard food in every country.
