    In a nutshell this one of the classic house/land scams...Happens in most Thai villages always to farangs..In my former village 4 farang owners have lost their home to Thais in this way...

    BTW u not only loose you home but you also loose additional millions of BHT on your useless court case and lawyers fees.

    Thais will get some copy of your home documents ,example your thai wife ,your thai maid or your fake thai tenant.Then they fake your signature and go to the land office..they stop your lease or kick u off as the director from ur company that controls the home..then they go to a mafia connected thai loan shark who is in on the scam..he will give a loan to the first scammer..The loan gets not repaid,so now the loan shark owns the house...The farang now gets kicked out by the loan shark from his own house...u then go to court 2-3 times 2-3 years and u loose always in court...

    Land offices can protect foreigners by making it mandatory for all persons involved in any transaction at land the office to appear in person,to avoid fake documents and signatures..But they not care i guess..

    Judge will take side with the loan shark,land office saying no body was aware that thai home owners faked every document...

    To be honest. If there is a us and Them. In happy to be part of the "us" team

    Sometimes people with a bad body odor do not get checked much...Lucky u !

    Poor guy........maybe I shouldn't complain about my pittence

    You can say he is a poor guy,but actually it is poor ,unfair Thai laws for us that started his misery..

    Make it mandatory that for a transaction at the land office that all parties need to show up in person.

    With this simple law you can prevent all these foreigners loosing properties due to fake signatures etc .

    Own land max one rai in ur name would prevent another 1000 scams for us..

    Seems to me Thailand not mind these scams to much..

    Did he not know the rules and the risks? And the corruption? You are not talking about us and them discrimination, you are talking about a scam.

    I for one do not believe every Thai is out to rip me off, but I'm careful.

    Yes its their scam for us....Them and us....

    Their laws actually help them with their scams...if some laws would get fixed we would get proper protection .

  6. Sure it is just look how Thai government is treating foreigner citizens :

    Land lease max a poorly 30 years.(why we cant own a one rai plot in our name?)

    Business for foreigners we can only own 49% of our business in Thailand while we invest 100%.(Thai shareholders control ur business)

    If we marry a Thai in Thailand then we remain an alien here..

    If we marry a thai in Europe she becomes a European.

    That how they serve u here ! Its THEM and us.

    Them's the rules...deal with it.

    And I bet if most western countries had the chance to impose the same restrictions they would do with great enthusiasm seeing how well their experiment turned out.

    I just reply to the tread...Why u have to defend unfair crooked designed rules for foreign citizens in Thailand?

    Why u need attack me about my opinion instead u reply to the OP...

    Anyways their unfair laws have stopped foreigners to invest,that is the outcome.

    If they care about foreign investors they might normalize some of their laws..

  8. In Europe there is a required mandatory annually check up for all cars older then 3 years why this is not yet in Thailand?

    Cars that pollute too much and or are not in a safe condition will not be tolerated on the roads..

    Good system and it creates revenues too...

  9. Well lets see if Thailand will set up some program that attracts foreign investors.



    What we have currently is its bit poorly for foreigners in Thailand :


    Land lease max 30 years.


    Business for foreigners 49% and thais 51%.(often used to control house and land too)


    Freehold hold condos.max 49% in a building



    How about change into this :


    Land Plots till maximum size of one rai offer us limited foreign ownership.Make the Investment program based on the Malaysian model..


    For land plots bigger then one rai offer us a standard 99 years lease.


    Any business for foreigners in Thailand make it 100% foreign freehold, companies can not be used to control houses and land.


    Make Condominiums in Hua hin,Pattaya,Phuket,Chiang mai ,Bangkok 100% foreigner free hold,now there many buildings only half sold.



    These changes might bring back some foreign investments.

    Who can be then this non-elected PM ? why is this left open?

    How about drafting some rules preventing next coups.?

  11. This is one of the classic ongoing property scams in Thailand.

    Thai wives,Thai shareholders etc they will set you up to loose your properties...They push you out of your home/land by fake signatures and go to the land office with fake documents and POA and without you even being there...Now your house/land has suddenly been loaned out to an influence local loan shark.The loan does not get repaid.You then will loose your home and land without u even know there was any loan placed on your property..

    You then will go to Thai court very expensive btw against the persons who made the fraud and against the local loan shark who now owns your property and in court you will loose again too.

    The reason you loose is because u r a foreigner,and they will say that the loan shark was not in on the scam..hahaha infact they are all in on the scam...They can prevent these scam at land offices if they repair some of their laws and procedures but they are fine with it.

    This particular scam with the irish gentleman only get some media attention cause it is high scam amount besides that its business as usual..
