I believe that if a foreigner holds a tabien baan he is exempt from the Land and Property Tax on a condo owned and occupied by him.
Yes this is true and that is why this book will be on my to do list when back in Thailand...

Can you clarify this please? 'don't care to waste' is difficult to understand and what is a '270 day visa'? And why focus on Russians? Surely many people wish to spend winter in a warm place? Thanks for your clarification.
New special tourist visa gives 90 days and can be extended twice. No need to be a russian, everyone can apply this.

Because of covid Many companies allow do your work from home so some may relocate to Thailand for a while..
Are they tourists or not, up to everyone to say,, STV is called special touristvisa so...

To get STV you need to prove you are not elephant, criminal etc..
Just go to your embassy website and read what they want. If STV is not yet listed, you have to wait...

My embassy (finland) has NON-O single (90 days) based on retirement.. Only need to be 50 years or older and 25 K euros in homecountry. No need for police report etc. This can be changed to extension in Thailand but then of cource money has to be there. One has 1 month time to get thai bank account and make transfer because seasoning time for first application is 2 months.
As for "multiple entry" you can buy re-entry permit single or multiple.
Check if you have this available..
Conversion from tourist visa depends where you are going to go. Not all immigration offices do this what i have heard. Places like Pattaya are fine.

Sweden ranked 24th for deaths per million (779). I think the king was probably referring to the elderly and they failed the elderly as that population was hard hit. Lockdown countries like Belgium, Italy, Spain, UK, USA, France all did worse. Looks like Sweden is holding itself to a higher standard than many.
Of the 7,893 deaths in Sweden 6,914 were aged 70 plus.
Of cource King compares to other similar ( Finland, Norway etc..) countries which have similar society and standard of living for all people not just rich ones like almost rest of the world,,,, The King is right.. They failed here..

That list i gave tells how things are now. Feb 2021 is long way ahead so best to check airline directly if they have approval for semi com flight or if they are just "hoping for the best" for full commercial flights to start by then,,.

Is this new 45 days change something you get when you arrive to Thailand or is it something you get when you apply extension ?
Precovid there was a rule that you should have a onward ticket within 30 days you arrive using exemptscheme. How is this going to be now ?

Hi does anyone know if the high financial requirements (bank statements - 500,000 baht for last few months) for special tourist visa are still required
I know they have been removed for SETV but how about STV. ...not many tourists will have that amount of savings
UK london embassy....i don't even think you can apply for STV yet, better wait a few weeks
500 K rule has been dropped.
Up to embassy it seems how much they want to see on your account.
Helsinki RTE has rule 6000 euros for last 6 months if you do not have your own condo. If you have you do not have to show anything..
You may have similar or different,,They should of cource make this clearer,,,

Wrong wording here. Nothing to do with tourist visas here.
What they are planning to do is to give 45 day exempt stamps when precovid it was 30 days.

- 14-day quarantine in Thailand
- 30-day visa exemption (45 days if change is approved)
- 30-day extension
- 14-day quarantine in home country
Days in Thailand: 60/75 days
Days in quarantine ($$ hotel rooms): 28 days
Correct?
Home country quarantine depends on your home country.
My home country ( finland ) considers Thailand as safe country so no quarantine when return.
As for "change visa" ,,, At least in Pattaya you can convert exempt to retirement if you want,,

This is good news..
Foreigners can come now without visa and all the paperwork related to these.. One headache less,,
No point to talk about 2 week holidaymakers,, It not time for these people at the moment..Anyone with half braincell working should know this,,

For accomodation RTE Helsinki has been strict that provider has to be "legal" with tax id. Minimum booked time should be 75 days..
Any way you should wait your embassy details when they update.. They may differ a bit.
Fox example RTE Helsinki want to see the balance of 6000 euro every month for the last 6 months if no ownership your own condo etc,,
Not same others who are giving STV , s
Process for Finland you can read

Maby OP would want to consider elite visa access ?
They had problems to get in but now it seems more and more get approvals and in some countries it is possible to get new elitevisa affixed to your passport if elite application approved.
Facebook has groups like Thailand Elite Members - Stuck outside Thailand to get more info..

Reading this, I need a plan to move somewhere else. I have had a non O retirement extension for about 10 years. I am not married to my Thai partner as I am married already to someone else , and she doesn't want to marry either for financial reasons.
I decided to stay here through the Covid panic and so won't need to do anything until general of extension (next March). I have no insurance either (I have the funds to self insure).
Might I expect some serious problems at renewal????
No problems to renew if you want to stay.
but if you want to visit some another country and come back you should check closely what is the situation then.

The loophole are the visa agents putting 800.000 in a bank account for.1 day. Ask and pay bank for letter and go for visa. Agents paid a very high fee and poor retiree happy . And Thailand office the visa fee. Three people happy. Except the persons who are outside Thailand now and see their visa validation run out. FRAUDE? MISLEADING?
Yes, These retirees also..
Most common reason to use agent is that they are poor and do not have 800 K or 65K income so they pay about 15 k annually to get extension. Now some of these retirees who only officially has met financial requirements ( but not really ) are stranded outside.
One reason more why only o-a and o-x retirees are allowed. Thais do have some logic here if you think not only me, me and my situation,,
