You know what the X stands for in O-X? It's the roman numeral for 10. 5+5 is 10 and that's what you're paying for.

    A short description:

"Non-Immigrant Visa Category “O-X” (long stay)

    Purpose of Visit

This type of visa may be issued to applicants aged 50 years and over who wish to stay in Thailand for a period of not exceeding 10 year without the intention of working. Holder of this type of visa is allowed to stay in Thailand for 5 years each time (total 10 years). Employment of any kind is strictly prohibited."

Is this clear enough for you?

Yes, you know the roman numbers and i know the real deal so i quess we both know something,,

One thing is for sure that when you apply extension you will be screened for requirements again and PAY again as same like anyone who apply extensions based on their initial visa,,

You can have a 1 year extension based on retirement on an initial O-Visa which is exactly same as an O-A Visa except for the health insurance.

Maby for some countries it was possible yes but not for Helsinki Embassy. They do not give "initial O-Visa" based on retirement. Only O-A and O-X. This was the case also before covid,,

  3. Maby they think insurance is must thing for new coming retirees in these virus times,,

If retiree NON-O visa/re-entry extension would be allowed to enter that would mean such person could apply new retirement extension without insurance. When you come with NON- O-A / 0-X extensions also need insurances same as visas itself,,

This is one of the requirements for the Helsinki Embassy

1.4 Cover letter/email stating urgent need to enter Thailand

If one is on an OA and is not married to a Thai or has children then what would qualify as “urgent”?

At this time I cannot find any other Thai Embassy that is considering an OA holder for a COE.

Good point but it is possible not needed because fin lang version of that page there is no 1.4..

But of cource if there is some "urgent need" you want want to tell no harm telling that to embassy, i quess

Thanks, that could be the explanation. However, just read on a Dutch blog that someone was told by the Thai Embassy in The Hague that all non-O’s were invalid from now on and only O-A en O-X visa holders would qualify. I can hardly believe this to be correct, but we’ll learn more about it soon, I hope.

At the moment they want people with "healthier bankaccount balances" so it does not suprise me that non-O’s based retirement are not welcomed..

Most I found were with finnair, via helsinki, to Austria, Germany and Italy. Austria is a no-go, they dont accept visitors from Thailand when I checked. Same for germany. I cant remember about Italy. Helsinki/Finland is also a no-go.

There arent many options. But, there are many flights to the UK!

Thailand is considered as safe by Finland so can come without covid restrictions

I have only one condo and do not live there more than 1 week a year. I have a yellow book for the place, register my TM30 and annual retirement extensions using it, does that mean I officially live there and don't pay a tax?

What I have heard foreigners who have obtained yellow book also do not have to pay,,

Still i would doublecheck this to be 100% sure...

that I don't know, however I doubt the lottery win was dependent on ownership type, rather just random selection of land titles that won. Not sure though.

I suspect they had some kind of annual money quota to meet, and year by year added to meet the number.

Still feel jealous to my neighbors who did not win!

    O.k thanks,,

I think this ownership type is relevant here but not sure,,,

...not true - some owners of condo next door win in the old lottery system before. Backdated to 2012, had to pay something closer to 100000 in back taxes...

Did they own condos directly or was there company ?

The tax is described below. If I understand it correctly if you own only one condo with the value below 10 million you don't have to pay anything. And the reduced rate that you got has nothing to do with Covid. It is for some years seen as transition period.

Yes but many foreigners do not live officially in their condos so you have to pay even if have only one condo.

Officially in this case is not immigration related, it is city related meaning most likely yellow book for foreigners
