    sounds like they are mixing up (or newly applying) the retirement extension paperwork requirements. Which raises an interesting question, has anyone applying for the marriage extension been asked for a copy of your savings history for 3 months, certified by the bank (as is the case for retirement extension?)

    Not quite in the circumstances you mention. but we bought some flowers to the hospital for  a sick Thai friend. Told no way' flowers are for when someone, they die'.

    on a more realistic note, the bigger (read, more expensive) gift he brings, it is likely he is raising the bar for expectations for future gifts. A bottle of Thai brandy should be the max. Preferably, with a case of beer. 

     

    Otherwise, Thaibeachloverss has covered the rest of whats needed. Especially the small room.

    We had a German friend, with long-time Thia girlfriend visited our area (shes from here). Rented a decent sized 2 br house for a long stay, as they set about building a house.

    Family descended on them, totally mess, every day. 

    The relationship fell apart, after 3 months of the girlfriend cleaning up after her family (not knowing how  say no and not willing to take sides with the German man.) .

    Very sad, really - they were perfectly happy, until they rented too large a house.

  3. I need a certificate of Residence, from Phuket Immigration, as I am planning on buying a car.

    I have no wish to cover ground already covered. But I cannot find an answer to my specific circumstances. So, any help would be appreciated, as there seems to be many knowledgeable members who have gone through variations of this

    I don't live in Phuket. I am coming there (to Phuket) next week. I'd like to have my paperwork organized.

    I have a 30 year registered lease on my Phuket apartment.

    No yellow book.

    I do have a Blue book, (which is of no use to me) and which was obtained by Developer. I do have the monthly bills for the apartment, from  the property management company.

    Is that enough to get the certificate?

    What if I find a car in (for example) Surathani? Do I need a certificate of Residence issued by Immigration in the same province as I buy the car?

     

    I have a second home, in Surathani. Will Phuket Immigration issue a certificate of Residence for another province? The 90 day receipt in my passport was filed in Surathani.

    after following this topic for so long, you'd think I could catch on.

    I want to open a brokerage account, at Krungsri Securities.

    This is a copy/paste of what they want:

     A copy of House Registration or other proof of residence in Thailand or work permit (for foreigners).

    1. I do not have a work permit - as I have a retired type O extension .

    2. I have a blue book for my apartment, evidently it was arranged for by the developer.

    It shows only the address. No residents (which, I believe, is correct; as I am not a Thai national/company).

    I have a registered lease of the apartment. But my lawyer says the idea of applying to exchange the Blue book for a a Yellow book is - ''complicated''.

    3. I live at another province, not at the apartment. Local officers where I live say (emphatically)  ''we do not understand how to issue you a yellow book'' - i.e  we do not have a ''how to'' operating manual.'' 

    This summarizes what I think I need to do: - any advice welcome.:

    1. get a copy of the (unregistered)  lease of the house I live in;

    2. we and the landlady filed TM28 and TM30, at the date we signed the lease. Unfortunately, we do not have a copy of those 2 forms. is that likely to be a problem?

    3. Go to the Provinmcial Immigration office and ask for a Certificate of Residency

    Do I need any other paperwork, besides copies of my passport (which includes the most recent 90 day filing receipt).

    Meanwhile, I am attempting to get someone at Krungsri Securities to tell me if a Certificate of Residency will be acceptable as proof of residence .

  5. Hi, I need to replace my existing hot water unit. It services 2 points in the bathroom:

    vanity and shower.

    Each outlet/point has its own heat selector/taps.

    Any suggestions? It's for a rental,  apartment, which I will be selling within the next 3-5 years. Thanks for any suggestions.

    Whilst I am posting, I want to instal a hot water unit in my bathroom vanity, in my own house.

    I already have a shower wall unit.

    I see these new (to me)  Tankless Electric Hot Water Heater Faucet Kitchen Kits for sale.

    GZU make is one brand sold at lazada. other brands are listed for sale at ebay, etc.

    1,600 baht. Which is a bargain, compared with my plumbers suggestion, which costs 8,000 baht; to run a new cable and junction box, hot/cold tap

    and a new unit under the sink.

    Again, any advice is welcome.!

    With the court ordered letter, all parties involved will treat the executor as the deceased.  Without this letter, in my opinion, you have no chance of withdrawing funds or land title transfers happening.  A Will needs to be approved by the courts.  No other way possible, I would have thought.

     

    Probate is not brain surgery.  It's attending an office, paying money, supplying appropriate documents, and receiving a letter of representation.  Which office? What documents? That's what I'd like to know.

     

    Other topics such as how to draw up a Will and where to deposit the Will can be left to other forums.

    The OP needs greater clarity, (with respect) about his own situation.

    Could you explain further, your remark 'probate is not brain surgery' ?

    I think that each family, having a different set of circumstances, will have different needs for the process of executing the will.

    If your wife is Thai - will she be capable/educated,/sophisticated enough to make  the right decisions? Does  your will deal with  the situation where your wife predeceases you? What about the situation where you both die at the same time; or even more complex, where one of you survives the otehr for, say 30 days.? You may not do need a lawyer. But we, despite being a farang couple and being retired professionals (Doctor and CA) , decided that we did need one. Simply, we found a trustworthy partnership, where we were able to engage 2 young lawyers, who are extremely unlikely to predecease us. (another consideration).

    Posters are mentioning land transfers - whcih is completely off topic, unless you have land. which would be interesting to hear further details about. Anyway, don't mean to rain on your parade. The OP is a worthwhile addition to the Forum. Best of luck with resolving your situation. a humourous aside _ I asked my bank , what should my wife do, if I died first. The manager said, have her come by and withdraw it all, and out it into her own bank account, before we hear you are dead. :)

  9. re: the date of the Bank certificate of 800K.

    For 2015 retirement visa extension, I  obtained the certificate the day before I went to Immigration.

    I was sent back to my village bank (120 Km away) to get a new certificate dated the same date as I was applying.

    This year (2016) I visited my bank on the morning of my visit to Immigration - so no problem, for that item

    However, Supervision insisted I return to my home bank branch and obtain 3 months certified copies of my savings passbook.  IN ADDITION to my 800K certification. Her justification was, ''how do we know what you live off'' . Nakohn Si Thammarat. Lets be honest - Thais (I mean officially) will never accept that foreigners are able to live in their country. Been here since 1996 - slow learner:)

  10. Has anyone used TV Direct? apparently they have been taken over by a Taiwanese/Japanese group, with intentions of upgrading their system drastically. (Transparency - I just bought a whack of shares in this company).

  11. Good OP topic.

    Have used Lazada for many items, up to a big TV and a dvd home theatre. Everything worked fine. always order COD. The only unusual experience was I ordered  an aircon, changed my mind 3 times. That is 3 orders and, finally 3 cancellations. No problems. Staff at call centre were located in Singapore and Philippines. spoke excellent English. followup emails were quick and easy to understand,. Many Thailand businesses will fail miserably, in ASEAN, unless they get their act together with the English language.

  12. update: to filling TM30 by post. I visited Nakohn Si Thammarat IO, last week.

    Waste of a trip.

    Bottom line, as suggested by Ubonjoe: IO senior staff told me to go to (file at) Phuket IO.

    As to showing them the 2 postal receipts for registered post and return self-addressed envelope, they were not interested.

    I did not pursue what they might have done, after signing for the receipt of my registered envelope. (Been here long enough to know; not much benefit in trying to ask the office boss to lose face, is there?)

    For your information, he suggested that i FAX the form to Phuket. That way, I would have a fax dated receipt.

    I do not think that I will follow his advice (I'd imagine that 'no return envelope, = no service'. ).

  13. a thought - i have tenants, in a Phuket apartment, arriving recently from UK. My form was posted to my local Immigration office (different province). The couple went in Phuk et Immigration and receivded their Notification of Residence (like on the lower half of the TM47).

    How do I know that Immigration received my form. I was not thinking, when I sent it by regular (not registered) post.

  14. I know several guys who have some condos that they rent out. They have never paid any tax nor have they registered their renters. They are quite worried right now. Recently immigration has been asking for details and information from renters. Renters need to furnish a contract, name of the owner they rent from and a copy of the owner's ID.

    And what if you live in a gfs house, or condo with gf name on lease?

    Anyone in this position that knows already, you try and tell the gf and the landlord, they both look at you like you are crazy.

    I mentioned this issue to several Thais and they mostly just scoff or say "no no, no have to do for you"

    So yeah..pretty hard to get the process done, copies of lease etc when your up against this.

    then if they get fined,they will be coming to you for the money because its your fault cause your the farang staying here.grrr

    Bamukloy - this set up (living in your gf's house or in a leased condo where the lease is in her name) does make it complicated. why would you arrange things that way?

    Still, I do sympathize with the OP. It hurts when it is money hard earned and due to ignorance of the regulations. For the nay-sayers, here, all Thai laws have to be followed. Regulations, not being a specific law, may or may not be enforced (as was the case with the TM 28/30 for many years, up to 2016).

    Is this the form you signed.
    They posted a notice some time ago with the new form but have not put it on the download section. I have been signing a form similar to the one you posted a link to.

    But I do not recollect that we have been asked to sign it previously. I only noticed it, when I was checking the forms website, before I prepared for our 90day report (TM47).

    My wife and I did our extensions (retirement) in February 2016

    there were 3 new forms to sign.

    2 forms were more or less along the same lines, "no current legal action, no crimes, blah blah"

    the 3rd form was for the first time we did the TM 28/30 requirement (we had tot go home and have a Thai sign it the house master report and return the next day)

    Helpful friendly service, unlike in previous years. (they have a new Supervisor).

    no sign of the form described in the OP.
