    Do have had the same experience with deposits made that were not returned. Or totally forgotten and then even send letter to pay while the policy is for foreigners to pay upfront 12 months or 6 months. 

    rent/water/electricty/internet/phone/tv or insurance. not sure whey this is sometimes the case.

  2. With all respect to you and all the other people here too . To be very honest to say is that most people never prepared to look into the things they should know. I am not sure why you ever think about this because first of all you not did prepare the marriage at the first stage and then secondly you stepped into a mariage that fall under the law system you not all looked at how things worked. you probably moved to a country and never have looked at the systems that are in place. Regardless what ever answer is written down here any suggestion or recommendation the frist thing that has to be cleared is the choice of rights on the marriage that applies to the mariage and therefore on the rest that is involved.

    Nearly all people are not aware that when you move from one country to another country and you not register the choice of rights that apply to marriage after a set period of 10 years the law of the country of residence do apply.

    so you marry under Thai law. Then later move to for example to Germany. Do live happy together for 12 years and then you move back to Thailand and start to enjoy. after 3 years you decide to divorce.  and then the Thai law not apply to the divorce as you expected but the German Law. All could have bee prevented by simply register every time when you move in to a new country and register the choice of rights that apply to the marriage. this secures all is as you think it is.

     

    Beside one should have had before the marriage registered the prenuptial agreements that apply on the marriage. before the marriage so people wil not challenge it when you change it during the marriage, like you future ex wife will certainly do when this is changed and you will file de divorce.

     

    it you are married in Thailand and want to go for a divorce then visit a decent lawyer who can advise you.

     

    on the other hand she is entitled to have half of all that falls under the marriage. Simply because she made it possible that you could focus and you got what you needed, the care, the sex, the fun and all the other things. she made possible that you have this on the bank and all the assets you have now.

  3. you need to declare at customs and you do need to have the supporting medical reports with you that make logic that you take these mediation with you.

     most is available in Thailand therefore you need extra supporting documents why you need to take this much of the brand you have with you.

    there are certain professions that enable a person that can take one up to 18 month of medicine with them.

     

    in general it is for 90 day/ 3 month maximum that one can take with them.

    all the rest is just have being lucky.

     

    be aware you do need to original prescribtion of your doctor with you 'wet' singed. then you have the least problems.

  5. I hope that you have before and after pictures of the place you rented.

    the (2 month) deposit is taken for coverage of the costs when you walk away or not pay the rent.

    if the contract is ended by mutual agreement then that is the date the contract was ended, do hope you got this agreement in written.

     

    I do hope you did sent written overviews to the landlord about problems, repairs needed and defects. 

    regarding the repairs. you can choose the way to repair and how to repair as long as all comes back in the 'normal' state based on the age maintenance and the normal wear and tear.

     

    you do need to have had a chance to repair, and also a second chance to repair.  when repairs are not to the satisfaction of the landlord then the landlords needs to go to a court or arbiter to have the case solved.

    the court can order you to repair and if still not doen correctly the court can by court order appoint a company to do the repair and this you have to pay,

     

    you can lean back and wait, if nothing happened in two years (check the period). 

     

    The landlord is probably in financial problems and needs money.

    deposits as far as I have seen are often not paid back so be wise and keep rental payment in your pocket that cover the deposit.  and when there are issues use this for yourself to pay the actual repairs.

     

  6. i have yellow vaccination book and in this are all vaccines registered. For rabies and for Sars-Cov-2 is have stamps as well the certificate attached. did travel abroad and most times they only have looked at the stamps at the yellow book pages. Only one time they asked for the certificate, the reason for asking was because they wanted to know how it looked liked.

    in many countries they just need the yellow vaccination book. 

     

    when register the vaccine be aware that they have stamped, put a signature with date as well note down the batch number.

  7. Zero emission? the average solar panel stil has 0.06 kg CO2 emission. with this you have to do the math according to the standards to caclulate LCA.

     

    Besides that when you have no sun you also have no energy generation and for as far as I know that is during the night. as well the energy generation is not stable due to weather condition as well the angel of the sun and it distance to earth. due to that this also has impact on the weather with the seasons winter, spring, summer and autumn.

     

    stil need energy from other sources and since the energy of wind, and sun fluctuates you see the many countries still need between the 50 to 80% other sources of energy generation which is is most cases the current way.

    and when you need enrergy you still need to have the grey energy plants to supply the energy needed. 

    also yo udo need to invest in the grid to cope with the fluctuations.

     

    the alternatives Fusion is yet not commercial, expect to be 2025 the first plant in the UK, nor the Chinses Salt based nuclear reaction plant that is now under construction and is expected to be operational in 2030.

     

    end of life of solar panels and plant still a huge problem and do not forget when burn you have small sharp solar particles all around in the area and even seen up to 5000 meters far away as seen in the west with some solar panel fires recently..

    The kind of food us needs you can not substitute with human made food.

     

    You shorten the expected lifespan as well temper with animal well being.

    • After vaccination, if you have heavy body ache, you can take half tablet of paracetamol (500 mg.) with a gap of 6 hours, make sure not to take Brufen , Arcoxia or Celebrex ( NSAIDS).

    always stay away from ibuprofen is the recommendation in more countries. just use and asprin or paracetamol.

    just look up on the on good site and you will see the working and explanation why you never should use iboprufen or stuff like that

    did you not forget to test the safety breaker every month. because they have the habit to break down too and still not come in to action when needed.

    the agreement is based on the whole package they offer and not they offer just a small part so they can charge you a small part. the missing part that has to be covered by the government, 

    you also forget they made school a business model and that implies also deliver what is in the contract. therefor they have to refund the parents. 

  14. you always can built a pool your own, regardless if the house has a pool.

    you can dig a pool or just build a pool standing in the garden.

    beside the exercises you will feel happy when finished.

     

    missing a pool?  you should be happy that you are sill in good health.

    i am not sure about underlaying contracts between your friend and his ex-wife.

     

    if she can not pay the the bank will take the house.

     

    your friend has nothing unless he registered on on the documents of the house he could stay in it until his death.

     

    the easy solvable way is to sell the house. his ex-wife could get the loan so she would be albe to pay.

    your friend just move out and move on with his life.

    ex-wife is ex-wife, nothing left between them as she already made clear

     

    just sell it..

  18. normally you can do this. all depending on the type of address you have. the way you describe it it seem that you have left your country and are now having your residence in Thailand at the Embassy.

     

    Under international the Embassy is officially foreign soil to Thailand belonging to the country of the embassy. Thailand has therefore no jurisdiction.

    This makes the advice of the lawyer probably wrong and you have to go to your home country. but still you can ask the Thai court if they want to accept the case and rule it under the laws of the country that to Embassy represent. 

     

    this also have other implications that you need to translate all documents into Thai language and have this certified en legalized. as well all is done in the Thai language depending on the Court.

     

    so yes there is a chance that you can do the case in Thailand.

    the problem is the judges as well the lawyer not know the other foreign law system and all that comes with it.
