Another big issue is that most owner occupiers in condos don't want tourists coming in and out, and many have passed rules in their condo committees to not allow AirBnB in their buildings. So unless you like ruffling the feathers of your neighbours or building committee it would be wise to check first.

I would go and get a real tax ID card (it's actually a small slip of paper) from them to confirm your Tax ID is the same as the Pink ID card. Mine are not the same. You can only claim back 2 years I think, you have to pay a 200 baht late filing fee if you do. -

Also get the DTAC Call app. It allows you to receive the SMS codes (and calls) on another phone. So you don't need to use roaming or keep your DTAC sim in another phone. -

There is no International TIN. There is just one Thai tax number. Go to your local tax office with your passport and ask for one. You will be issued one and then can submit Thai tax returns if you want to. -

Can the $50,000 insurance be bought in Thailand? Are they going to check all the foreign insurance contracts in multiple languages? Anybody have a rough idea of what that type of coverage would cost? and how long must it be for (I assume the length of your intended stay) if for example you are on a re-entry permit. -

Yes, staff definitely outnumber travelers. weird feeling. Still wouldn't let us in to the THAI lounge though, because we weren't flying on THAI, (who are not flying anywhere) doh! -

Went through 3 weeks ago. Almost everything is boarded up, except 1 or 2 duty free, and a kiosk or 2 selling drinks and snacks. So don't expect any choices. -

I think all the banks stopped issuing pure ATM cards a couple of years ago. You can however get the debit card and set its spending limits to zero. -
Best local credit card

All the Thai Banks have a wide selection of credit cards. There is no "best" one. It just depends what you want, eg. No fee, points, cash back, air miles. Try checking their websites. That being said, the best one for you will be the one that you can get. -
LINE Pay only requires a passport and maybe a driving license too. I did it yesterday.

My condo doesn't even allow you to eat in the common areas. Understandable, as people will leave a mess. Cooking food in the common area is probably against the rules of most condos, unless they have a designated area for it. You can't just choose your own part of the common area and decide you'll have a cook up.

As someone said, this is a buy vs. rent question. Not really about crypto. If you had the 15 million sitting in a bank or in the stock market would you buy the house? If you could get a mortgage for most of the value would you buy the house? It's about opportunity cost. Spend the money up front and lose the ability to invest it, but gain the security of owning your own place. Or, invest the money and use the profits to rent and gain more flexibility.

An update in case anyone still wants to do the verification. They have now added English options to the voice menu on 1240. After calling they'll send you an email with a link to a QR code for LINE. After adding them on LINE you can do a video chat and show them your docs. When it's complete they'll tell you to never use LINE to contact them again! Then you will be informed that you now have the ability to send money to friends and family in Myanmar or Cambodia. Yep, they've gone inter. If you don't complete verification by 31st August you will be blocked (or restricted?)

Go to your bank and tell them you want to send money to Australia. They should help you do it.

In that case you can file all your returns yourself. It's not hard after you've done it once. You can do it online with help from a Thai reader or google translate, or you can just go to your local tax office with the documents and they'll do it for you. -

Also note that the new Red Line has a "Chatuchak station", which is completely different and not at all close to the blue line "Chatuchak Park Station". I can see that causing some confusion.
