  2. Why were they allowed to put the so called extra seats in the vans? The vans come with the allowed seating ,The Law/government let them get away with this extra seat scam for years.Remember ,Safety first or is that Greed?

    Most of the vans are commercial vans and then carpet, windows,as many seats as you want and seat belts are added after market its half the price compared to genuine people movers that have side airbags with the whole seating area beefed up and that's why they are so deadly, the side intrusion bars are designed for boxes, not humans.

     

  3. Most solicitors are legit and legal firms can be checked out.  

    Telling people to do their own paperwork on a major deal is not the wisest advice but you can do what suits you.

     

     

     

    Do a Google search on fraudulent lawyers but only if you have a few years reading time to spare. [emoji30]

     

    If anyone had the ability to hand over to you a dud yellow book whilst the real one in his name is in his safe it'd be a lawyer! And not the juristic gal that is with you at the land office

On the other hand, I sold a condo in October 2016 to a gentleman from Singapore so I guess they haven't all fled.  Sold a condo last month to a Thai gentleman so maybe Thai buyers shouldn't be overlooked.  But, by all means, do continue to rent--I have a condo I rent out and I am glad there are plenty renters!

    Have to agree. Farang love to rent. As long as you have a condo in a farang area eg Nana then you really are set.

    20000 baht is small compared to being conned out of 3m.

    Played like you mean they put everything in their own name whilst you are their cross checking your name against every document?

  6. I only know what I'm gleaning from comments herein, but I can confirm from experience that the old immigration office in the main hall used to provide re-entry permits without an additional fee:

     

    I now gather the following:

    - There is a desk in the immigration hall that provides a special re-entry service (24hrs, photo and paperwork provided) for a 200 baht fee.

    - There is an 'ordinary' immigration office tucked away a few metres behind this desk which provides the re-entry permit without fee (presumably not 24hrs).

     

    Final and conclusive confirmation of the latter by anyone would be appreciated.

    You got it right. Many are not aware that the tiny office is behind the immigration counter so they go straight to the the guy that charges them 200 even if you have everything filled out, the 200 baht is just a "walking" fee because he had to get up and walk 10 meters.

  7. If thais didnt use solicitors then they wouldnt be in business. Property deals are regular business.

     My GF writes and speaks English but if you don't know any bi lingual thais then request some one from juristic to accompany you as they are down at the land office frequently, just pass a crisp 1k note.

    For those that are overseas juristic has a power of attorney form or you can just use the power of attorney yourself

    Here is a good summary

     

     

    " if Land Registry register the condo in your name then it is yours, no money is outstanding and the decision can't be challenged.

     

    So if this is true then you can do it yourself - but you must speak excellent Thai.

     

    My main things to look at are:

     

    Don't pay any money before the papers are ready to be finalised at Land Registry, just show a bank cheque beforehand and hand it over on signing.

     

    Make sure the condo you buy is the one you look at. All number on the papers are old Thai numbers.

     

    Ask the condo management about outstanding fees, don't just rely on the condo form.

     

    As said before ensure you have a Thai who speaks good English and Thai to help you and whom you trust. Tend to agree that rules out using a lawyer!

    Bought both condos with paperwork.. So no you do not need a solicitor

    You think thais pay for solicitors?

  9. Not sure that it's worth 200 baht to fill in a couple of forms, in a country where the daily wage is only 300 baht. The land transport department charged me only 10 Baht for a similar service. 
     
    Airports have a captive audience, so profiteer on pretty much everything they sell.

    That's the minimum daily wage for illiterate construction workers.

    I doubt they could even write let alone fill out a form for you [emoji3]
