INSURANCE!!! INSURANCE!!! INSURANCE!!!
Ask the guy - "do you have insurance on your Jetski" - if he says no, go to the next guy.
We managed to find 2 guys who had insurance which covered damages and personal injuries.
So the legit guys are down there - use them! - dont go to the scammers.

Yesterday at walking street someone stuck a "Buy 1 Get 1" ticket in my hand outside a new place called Moulin Rouge
It is a new bar with Russian girls located 200 meters down walking street on the right side.
I went up the stairs and into a very dark red room with around 8 Russian dancers, 5 Thai bartenders and me as the only costumer. I sat down to watch the dancers and ordered one Heineken.
2 minutes later the waiter came back with a bill of 260 Baht?!?! and insisted I paid it before I could get my beer. Ok, I never tried that one before. Anyway I paid the bill and got my beer, and found out that the "Buy 1 Get 1" ticket I received 4 minutes ago outside their door, was no longer valid.
After 5 minutes a pretty rough looking Russian dancer came over and started crawling on me. I found her pretty repulsive so I told her (nicely, with a big smile) "no thank you, I only want to sit and watch the show". She snarled at me and told me the rules said "you cannot refuse a dancer and you must pay her some tips" - so I pulled out 60 baht from my pocket and tried to tip her. Again she snarled and once again told me the rules were "you can only tip 100 baht, and its better when you tip more than one bill". I told her nicely that she should explain the rules before she climbs uninvited on me and starts dancing which totally ticked her off making her shout "YOU IDIOT! THESE ARE THE RULES OF MOSCOW! EVERYONE KNOW THEM!"
With those words I got up, got out, and left the nice Russian girl with my 260 Baht Heineken.
So now I know the rules, and one thing I learned from that experience is… I am NEVER going to Moscow

I know many of you will laugh at this and think "this will never happen" or "this wont change anything", but think about this. Khun Itipon and Khun Nopadon both have their face value invested in this, so if anyone engages in corruption and they are made aware of it, then they are forced to take action, or to lose face.
So I am pleased with this and I hope this is a step in the right direction of a more stable and transparent Pattaya.

This resort is truly great - it has an amazing garden with loads of fun stuff to do, slides, climbing walls, cliff diving etc...
Its by far the most interesting new hotel in Pattaya. I found it very cool!
But...........
10,000 a night for a room without seaview (facing the back)
20,000 a night for a room with seaview
30,000 a night for a deluxe room
40,000 a night for a junior suite
50,000 a night for a penthouse suite
65,000 a night for a presidential suite
My question is - where are they gonna find 550 couples/families to occupy all those room who can actually these prices?
Perhaps they know something about the hotel market in Pattaya that the rest of us don’t :-)

I believe we have not seen the bottom yet. I estimate it wont hit rock bottom before 2012-2013.
But I am already buying - there are plenty of really great deals out there which yields great rental returns. I just bought one at 16.2% ROI which is the best condo investment I made in Thailand yet.

All I can say is GET EDUCATED!
Read some books about investments, attend some seminars, join your local investors club, talk to some successful investors who have a good track record - Do these few things and you will cut your risk down to nothing.
The other day I had some bankers from Krungsri Bank who wanted to sell bonds - the only problem with this investment was that NOBODY at their bank office had invested in these bonds. They were all trying to sell them but obviously nobody believed enough in them to actually buy some. Thats a really BAD sign!

I would definately have a good lawyer read thru and approve the contracts.
Rule #1 with properties in Thailand - Get a GOOD lawyer!!

I was also there and business seemed really good. The bars were packed with customers and there were plenty of tourists at the discos and clubs.
I must admit that I also love this city.
I love that I can walk up and down walking street (and even in the narrow side streets) not worrying if someone is gonna rob me like in Rio, beat me up like in Copenhagen, or pull out a gun like in L.A. - I have been all over the world and there is nowhere I feel more safe and comfortable as right here in Sin City

Tokay - I got the same problem here at Naklua. We just found out that the connecting road also belongs go some nutty old lady - perhaps its the same lady as you, who knows :-)
Luckily the water and electric to all her land parcels all go thru my land, so perhaps she will be willing to do a "access trade" with me, or we could risk that my cat (mean-mao) starts chewing cables and waterpipes daily

I think Hubert need to start looking closer at the actual sales figures - I am there every 2 weeks looking for bargins and they hardly sold any units the past 3-4 months.

Relax guys... we just had Swine flu here at my office in Naklua. One of my managers attracted it at a mall in Bangkok, and here is how it felt.
"I had 2 days of downtime with a little fever, headache and coughing. It was exactly like a normal flu, so it’s not really that interesting."
After that my manager was back at work and we havnt had any cases since.
And remember... the normal flu is much more leathal than the swine flu

Ok - if you walk into a store back home in Kastrup Airport Denmark, pick something up and leave the store - then you will get arrested too - for sure! So this part with "invisble lines"... hmmm I think she know better...
That said - the Danish police would not ask you to pay them anything and they would also not tell you "Dont contact your embassey"

I love the sandwiches at Cafe Pitini but I have to agree with you on the service.
Last time I waited 40 MINUTES! to get a Panini sandwich with chicken. I had to remind the waiter 3 times (first she forgot my order - second time the cook forgot my order)
So the food is great there - but the service is worse than even Russia.

Their water park (and their theme park, and their cable car) is NOT up to code. It is badly in need of maintenance.
Everything is rusty and falling apart.
My advice is don’t go there and do NOT take your kids there!!

I got waved in because "No have Motor-Baie Sign" ?!?!
(turned out to be some kind of green license ID that should hang on the front but I had it hanging in a different place)
Anyway, next to me at the red light was a motorbike with 6 people on!!
In the front was a little daughter, then the father, then a small son, then the mom with a baby on her arm and behind her a second daughter - What a sight! - I thought it was quite funny that the cop choose to pul me in for a mis-placed ID sign when he had a family of 6 with no helmets on the bike next to me to choose from, so I took my iPhone out with the intend of filming the episode for my Facebook page. This really upset the cop and I was very firmly told to stop filming and put the phone away - wonder what he was so nervous about
So I'm sorry that I could not post the video here - cause it truly was an amazing sight to see.

If anyone became a "Pattaya Historian" I would even be willing to donate or purchase books/CD/DVD/Magazines.
I think it could be very interesting reading about the history of our little SinCity and watching some pics too.

I took out money about a week ago from "Bank of Ayudhya"'s ATM on Naklua Road - they contained one fake 1000 Baht bill.
So be careful out there...

The ultimate condo will be The Cove (its just not finished yet) - given the choise thats where I would live.
Second best would be NorthPoint (almost finished)
Third would be WaterFront (if they will ever build it)

I paid a year full rental in Bangkok some years ago, and managed to get a HUGE discount by doing do.
But if you pay a full year for full price INCL. deposit - then you are a suckser :-)

Heights Holding is for real. I just bought 7 units from them and put a large down payment and a 10 years financing on the Club Royal project (wong amart) - judging from the quality I can see at their other projects, I expect this to be one of my best deals yet looking from a pure ROI perspective.
