that's because thais are not capable of saying I don't know.. Stupid loss of face thing so he had to toss a coin in his mind and choose one way or the other [emoji16]The local U.S. embassy rep for our region (he lives in Ubon) told me exactly what the OP is saying as far as the embassy not supplying the income verification letters. He hasn't received/sent out formal notification yet; however, he did say it is coming....soon.
"it's coming soon" [emoji23] classic!- 1

The only thing you need to believe is what's on the immigration website. One guy said the IO told him, the other op said 65,000 has to come into Thai bank account the other op said you only have to show verification of 65,000. So many rumors, I won't believe anything until UbonJoe says it so.
An IO officer identified by name says no changes
Those 2 things tie in together.
Any other reports without a press release /announcement.. are total nonsense!!- 1

Excellent feedback. The brits got screwed by the embassy who according to your report have now been caught out lyingThat's interesting what was the name of the immigration supervisor you met with yesterday? Because I just left the immigration office in Bangkok a few minutes ago myself where I also had a meeting with a supervisor there named Wattanapong Tawara about the future of the income affidavits for United States citizens and he assured me that there are absolutely no changes coming regarding the proof of income affidavit for U.S. citizens. He said that immigration isn't changing any procedures regarding the extension of retirement or marriage visas for any citizen of any country and that the issue regarding the British citizens is merely a British embassy issue and he said that no other embassy is changing the way they process their income letters and he assured me again that all immigration offices throughout Thailand will continue to accept the income affidavits next year and for the foreseeable future. So what was the name of the immigration supervisor who you spoke with? The man I spoke with today is a very senior level immigration supervisor and he told me exactly the opposite of what you posted. So far you're the first person to post any information about this and it only came from one immigration officer, and I'm the second person. What was the immigration supervisors name? I'm really curious to know if you spoke to the same IO as I did which was the same immigration office as well. I really want to know who you spoke with, I know who I spoke with at immigration. Again according to him they will continue to accept the income affidavits next year and they have no plans to change the process for any citizen of any country and that came from a high level immigration supervisor at the same office.
1. They threw T I under the bus
2.they threw the USA embassy under the bus
All so they could deflect blame. They are rotten to the core- 2

Only spend what you can afford to lose [emoji16]Damn! It's obvious I haven't met any 'classic' Thai women yet.
Can I have my money back?- 1

He forgot about the 800 k? Dude that's not a slip up. It's the biggest mistake he could possibly make. Iimmigration could care less about the do you know who I am story that would have transpiredProbably best for everyone to just go to sleep until Jan 1 and see what the Sages decide to allow. Otherwise just mental masturbation here.
But they are gonna have a massive exodus as most Americans at least do not make anywhere near 65k a month in income. More like 40k or so.
Then there was a friend of mine who was traveling and forgot to deposit the 800k. He is a multi millionaire with cash in the bank but Immigration said too bad. So a guy who has almost no money can stay but a millionaire who flucks up can't. Makes sense to me. Amazing Thailand.
Rules are rules. Your mate is a fool, to much thinking with the little head me thinks- 1

The amount of money coming into thai banks for condo purchases would be staggering. And your talking peanuts!

Interesting post right up untill you said "try to lobby thai immigration"My attitude is this. If the embassy letter thing really goes away they WILL decide on requiring FULL IMPORT to Thailand of the claimed income as the ONLY accepted proof. It's not rocket science. It's simply a variation of the BANK LETTER for the full bank account but instead PROVING import streams with a fully official THAI BANK document. I think people wanting/needing the income method should get real about this and how BAD that will be for many people that actually DO have the claimed income.
This is why I think NOW is the time to get real and forget about silly ideas of showing ATM slips and foreign bank account documents. That is not their job!
What people really SHOULD be lobbying for is something much more REALISTIC. What is that? Well, IF they go ahead with requiring full import for income applications, what will become SUPER IMPORTANT for many is allowing MORE FLEXIBILITY in the timing of the imports. Simple as that. Instead of MONTHLY imports made of the MONTHLY claims (which will be different amount of Thai baht each time anyway!) try to lobby Thai immigration to accept the REQUIRED IMPORTED INCOME to be sent in ANY time increments at all. 1 time a year the full amount. Chunks added up to the total. Monthly if you can/want to. 50 times if you want. Just totaling the full annual claim! This detail will become a big big problem for so many expats if they don't allow FLEXIBILITY in the timing of the imports.

Lol. You think the income method retirees are going to dump condos. Common sense tells you they don't even have 800k let alone property gurus...Oh the irony in your own post that you can't even see.. Excuse me while I have a 5 minute belly laugh [emoji23]Stick around. If 800k in bank becomes the only method to retire, the rental prices will sink much lower still.Even if every one of the 3 thousand brits was a landlord it's hardly going to be a blimp on the real estate radar.
Just another of thousands of threads predicting the baht to implode, tourism to fail and of course the real estate bubble to burst
Wake up. AIN'T GONNA HAPPEN

Is it? Maybe in a perfect world but what if the wife runs away with your best mate or you health takes a serious turn or you just don't want to be 3rd world anymore?20 yrs, 1 million baht, bargain Elite Visa
What's the refund policy?
That's a rhetorical question [emoji137] -
Isn't it the same with chickens and pork? Thailand doesn't really rate much in the organic food departmentThis is farmed salmon. Not much to get excited about. Typically very toxic fish. The use of antibiotics and hormones in these farms is astonishing. 99.9% of the salmon sold in Thailand is farmed. Be careful about eating too much of it. -
Get over it folks. This "crack down" like all crackdowns is over.
The only idiot who bought into it is the BE ambassador- 1

Yep plus she "tearfully" told him. A classic thai moveShe might have inflated the amount to 600,000 baht in order to shake you out of some of your cash.- 3

No way. Having opened accounts in 3 different countries and 3 in Thailand I have never been asked my net worth. That would be discrimination and completely unverifiable anywayI wasn't asked for my exact net worth / Income but was asked to select which range I feel into for both when opening my Bangkok Bank Account so maybe that's what [mention=284574]SCOTT FITZGERSLD[/mention]meant.
This was in June, maybe a relatively recent thing?

Gee the subprime crisis smashed the real estate sector pretty bad. And people keep saying don't buy in Thailand lol.I agree. I have also kept a small house (around 50K in a rural university town) in the US. Like my summer home but unfortunately I end up there during the snow season [emoji16]. If you're 65, medicare will take care of you on US soil. You need emergency fund (as you said) to cover you here in Thailand till you're able to move to the USA.
Single people come to Thailand for warm weather, friendly people, good foods, and, of course, if you're lonely with a hope to find a partner.
May need to look into this a bit deeper. Can foreigners purchase in the USA on tourist visa? -

Lol I actually I entered the motor industry straight from school and over the years became GM of some huge dealerships before creating a marketing company and selling my services back to them as a consultantHaha, you are welcome. But honestly I put landlords one stop above lawyers... [emoji846]
So I'm actually one above and one below a lawyer [emoji6]- 1

The hotel I booked was so far out of town it took me 20 mins of walking just to get out of what appeared to be an industrial estate to the main rd where I flagged down a tuk Tuk and asked him to take me to a bar... Lol seriously who does that?Damn, lucky you! I get that all the time. That's why I don't mess with tuk tuk drivers anymore. Sometimes I'll explain exactly where I want to go and agree on a price, then when we are already driving he starts trying to divert the trip and sell me on some nonsense, like a massage shop or gem show. Some will back down after an annoying debate, but some will just stop the tuk tuk and refuse to continue. I just had that happen 7 weeks ago. Haven't taken a tuk tuk since.
I still remember his fat frog [emoji196] face broadening into a huge grin- 1

Lucky you. It was the very first thing I fell for on my very first trip after booking a hotel in the middle of nowhere.. I was a sitting duck!
No not at all. Just ask them if they know anywhere they sell beer now. I’ve done it plenty of times in bkk and elsewhere they’ll take you to where you’ll get what you want. Just spend a minute to explain EXACTLY what you want and they’ll know and get it done for you. I’ve never even once had anyone taking me to something nonsense like gemshop or fishbowl massage place lol You had me cracking there but no, not even once after being here for over 8 years.

I think it was 3k but it was a long time ago. At least I did get a free beer with it lol -
As mentioned go to lazada there a few under 4k. Get the names and do a separate Google search for reviews.Has any consensus been reached on what the best, most convenient, and cost effective option for air purifiers here in bkk is? I want to buy one.
The one I mentioned a few posts up even kicks up a fan speed and starts ticking up the numbers when I use the microwave. -
Haha expect a detour to some fish bowl massage parlor with a hundred girls displayed. And all for the ridiculously low fee of happy hour 5k. No tuk Tuk driver will by pass this drive buy opportunity [emoji16]Tuktuk drivers, good call. At least I won't end up at a gem show this time of night.- 1
