  1.      Agree.  My partner and I visited a sales office for a Bangkok project being built by probably the biggest condo builder in Bangkok.  The sales office had the regular Thai sales staff and a complete, Chinese-speaking separate sales staff just for Chinese buyers.  Obviously, they wouldn't be doing this if they thought they would be able to find enough Thai buyers.  One surprise, they were reserving designated floors for Thai buyers and other floors for foreign buyers--hadn't seen that before.

    Nothing obvious about it. You are talking dog eat dog developers maximizing their exposure . Most certainly they will not be twiddling thumbs waiting for thais to step up or even for the Chinese to step up. It's all about aggressive selling
  2. Personally I think anyone is mad to tie up money in a property in Thailand .............and be at the mercy of any Visa changes.

    That's nonsense has been thrown about a zillion times in the last 50 years. 

    Pricing these days around lower Sukhumvit is 10 million baht for 70 sqm. Punters with that type of money will always find a visa fit.

    Indeed they already qualify for investment visa

     

    It's only the desperate renters living on a meager pension that can't meet some visa requirements eg BE deserting them

     

  3. The main problem is constantly changing the law regarding visa which is very irritating. Now new problem with pension letter that will effect many . On the other hand the countries are catching up with Thailand with service to expats. 
     
    Health care is also not that cheap here. If you don't have a expensive health insurance a few hundred thousand coverage is not much.
    Letter change has zero to do with thailand. It's everything to do with the BE that pulled the pin.
    No other country is effected. Use your brain and ask why that is.
  4. Fraud, you seem confused. You must be dreaming as my reply never used that word, rather it addressed a factual issue of fund availability.
     
    The income method is my own preferred choice and it is simply done by me providing them (BE) with copies of my UK state pension statement,  copies of my other pension providers statements and/or P60s.   Very simple and factual as every single document has my NI number on it and my Thai address.  If they requested I could of course EMS the originals but the BE never request that only copies via emails. It would be good next time if Thai immigration would accept production of these original documents in lieu of the BE letter, but lets see next year.

    Sound like your dreaming! Let's see next year? lol

    Your crazy if you think they would do anything especially after loss of face with bad press from the BE.

    IF anything they will double down on the current systems in place.

    The OP waited 7 hours and more and I am wondering if there is some ways to ease the boredom of such a wait.
    Now seems to be the case he must appear in person to get his ticket to be seen but after that there is no obligation for him to remain until his turn is called, right?
    And if for example he is number 472 and they are only on number 72 then its likely the wait will be around 4 hours+ or so...correct?
    is there somewhere he can go nearby which is more comfortable that inside the concrete jungle? if so where?
    Could an arrangement be made for someone to let him know when its near his turn, so he can go to relax somewhere nearby until his number called..?
    Does anyone know if there is some fast track procedure?
    What are the best days and times to go which might avoid waiting around all day?
    Any other suggestions..?
     
     
     
     
    There is no where interesting to go. It's in an industrial estate so may as well sit there

So its a case of when is an accident not an accident then ?  [emoji16]   But of course your last sentence is correct because with less runways,  ie if there were none, there would be no planes to cause an accident or an incident or any other terminology that would require the investigation by the Thai  Aircraft Accident Investigation  Committee,  [emoji1787]
    Depends there are lots of incidences but very few accidents. The difference between the 2 is self explanatory
  7. Will they be adding more car parking spaces, as they don't have enough spaces at the moment to match the current capacity.
     
    Also will they be adding taxi drivers who will  be able to do their job without moaning, ripping of their fare or asking "you give me tip" as soon as your ass touches the back seat?
    In the 50 trips I have never been asked for a tip entering a cab
