The aggressive large-scale investigation and seizing of land from foreigners who illegally bought it using the thai company route will become a very populist thing for the government to do at some point.

Part of it sounds like they are just reiterating existing tax rules.
However, there is still ZERO clarification on any potential changes to tax rules.

Still zero clarification about the tax treatment of people living with retirement visas or other long term non-working visas.
in addition, how about clarity on the treatment of bringing in pre-existing capital, not income/interest/dividends/cap gains earned outside thailand while living in thailand?

Overseas debit cards usually charge between 7% to 10% FX fees/commissions for thai baht transactions.

Allot of them are actually ukranians fleeing the draft etc..
Most ukranians speak russian, so allot of people confuse the two.

You coukd try to make this a criminal case of fraud with the police first. Try filing a complaint that you were defrauded and see how the developer reacts to that.
Alternatively, just filing a case officially at the court may be enough to get the developer to make a quick resolution, without the need to take it to an expensive trial.

Assuming you have a signed contract and bank receipts, It would be worthwhile to get a lawyer to immediately threaten them with legal action if they don't fix the problem within a month, via a registered letter.
If they dont respond, get the lawyer to take it to court.
They will likely settle before any case actually goes to court.

Best Western Hotel was supposed to run it, but they pulled out. So now it's a private hotel..
Be bought our condo as freehold. The file was only a certain number of the condos were allowed to be farang owned...the rest Thai.
You should have received a chanote for your foreign freehold unit. it would have your name on it. Did you get that?

We saw a black and white photo copy of it from when they went to And office to register...but that does not have our names in it...and it was never completed. Said it would e complete on last payment. Well, we did last payment and then nothing.
All we have are the receipts of payments.
3 months now and no money fron them...desoite our contact.
We are moving out of Thailand now...they spoilt it for us. Just trying to forget about it.
Can't even put a friend in it...as the hotel has electronic swipe cards..
I would have loved to go down there and ruin the room and flood the place... And clear out all our furniture.
Is your condo unit leasehold or foreign freehold or thai freehold?

After a few very erratic payments and many missed ones each month payments last year all payments stopped. They do not reply to email, calls, anything. Yet their hotel is full and doing well...and they are using our room to rent to holidaymakers.
We don't have enough money for the lawyer and are worried if we can actually trust a Thai lawyer. It's been so stressful over 3 years.
Now we seriously considering waking away from it.
Put it up for sale. Somebody will buy it for the right price.

Can you get out of the rental contract with the condo management company and just use your own agent to lease it out?
If not, try selling. Perhaps some russians or chinese will buy if the price is right. -

Yes you are correct that individual choice depends on ones personal preferences.
However, no place is perfect, and we could list many downsides of the places you highlighted.
indeed, Phuket does attract many more people than those other places because it’s overall attraction far outweighs its downsides.

Perhaps the 350k was mistakenly quoted as the month-to-month short term price, not the lower long term lease price for 12months+?

If they are just coming for a fairly short trip and focused on diving, then Rawai is good bet.
if they are coming for longer, and want to be conveniently central to do many more things, then Karon or Kamala are probably better options.
Great thai food all of Phuket, so no need to worry about that.
Can this tooth be saved without a huge expense?
