Staying with you? You need a hotel license!!!

For a Thai. I am putting together the package I will leave to my 2 half Thai sons, which will include a Thai property each. It would be a bonus if I could arrange their properties, be them townhouses or detached houses, to be legally set up as a hostel, guesthouse or hotel. I see guesthouses in townhouses in residential areas, so zoning doesn't seem to be an issue. Has anybody legally set up a property (for a Thai/as a Thai) to be a legally run guesthouse, hotel or property? What are the licenses required and what requirements need to be met to get these licenses? TIA.

A better class of person doesn't mean a better person. OP, there are Chinese international schools in Thailand. Many international schools are 90% Asian students from China, Singapore etc. Not the top tier ones, obviously.

Myself and foreign acquaintances buying houses in different districts. Some have no problem doing it, most do, wanting Thai land to be in the name of fully Thai people, and have no problem in saying why: 'It looks like the foreigner is trying to buy land using their half foreign child. It will need to be in the name of their Thai wife/husband not the half foreign child'. Some offices have no problem, many or most do. YMMV.

Maybe seeing the nipples, to see if they look played with would help.

There isn't a law against it, but there isn't a law stating that the land office must do it. Many will refuse as they see it as a foreigner trying to use a loophole and buy Thai land in their half foreign child's name. They have every right to refuse on these grounds, and often do.

Why didn't you put it in your name? It's simple. It takes around 2 hours at the land office, and around 3 days for the bank transfer documents etc.

Under 20 it needs a legal guardian. The legal guardian can be the foreign father. OP, buy the condo in your name and when she is 20, transfer it to her.
