  1. Money laundering
  2. No business debit card for my US account for the past few years, they don't deal in crypto and actively shut down accounts that do, no business loans, now now deposits to Thai banks.
  3. I'd see it as a 2nd last resort, before legal action.
  4. Yeah, turning off water would fast track it for sure.
  5. Updated, with the help of ChatGPT... Non legal approach. That would be a last resort. We also recently have proper management, things are a lot better and more transparent than before. Phased Upgrade of Common Area Floors We are initiating a phased renovation of the common area flooring, walls, and ceilings on each floor — including hallways, elevator entrances, and stair landings. To ensure fairness and make the most of our budget, priority will be given to floors with the highest percentage of common fee payments. This approach rewards responsible owners and encourages greater community participation in maintaining and improving our shared living environment. Lift Keycard Only paying owners get access. Non-payers must use stairs. Cheap RFID upgrades available. Parking Sticker System Annual sticker issued only to payers. No sticker = blocked/booted vehicle. Unlock fee (e.g. 200 THB) applies. Priority Repairs 150 thb member. 500 thb non member.
  6. Nice to hear this can actually be done! It would probably only take the threat of it, to motivate most delinquent owners. The other 2 immediate ideas I have, - Lift key card access - Parking sticker/access. No sticker, bike chained up. This actually happened to me at a condo years back, had to pay a fine to get it removed.
  7. For an old condo, where only around half the owners pay common fees, what are some measures to incentivise owners who don't pay? Some ideas, - Upgrade lift with keycard access. Keycard for fee payers. - Priority for floor, common area renovation to floors who have majority fee payers - No voting rights to non fee payers Not sure if these are allowed here, but would be great to get some feedback/ideas.
  8. Yeah, I thought the same, was surprised to see it as an option, I guess I'll find out soon enough.
  9. Well, it wasn't an option before, now it is. Logically, if it's not an option, it shouldn't be an option, but T.I.T, so, you might be right. That said, I was chatting with someone a few weeks back that insisted it was now an option, when outside your home country... I think they were from the UK. I guess I could have to eat the extra fee, not a huge deal, just a bit frustrating and confusing.
  10. Yes, I thought this too, I was only able to apply for METV in the past in my home country. But, it's there now, as an option... I just thought I may as well apply for it, over the single entry, as the requirements for it in the past were pretty standard... no 200k thb, or every night booking... Again, this is not mentioned when you chose it.
  11. I have the funds, but had to use a business account along with business documents proof, also have condo proof. Just a lot more paperwork involved.... I'll probably go for the DTV eventually, but you need around $16k, cash, in the bank for months... I'll need to liquidate some assets for that, so it's just a timing thing.
  12. I've sorted it out, thanks. A heads up on the E-Visa site would have been nice though.
  13. I just checked chatGPT and you're right! That said, - I applied for METV a few years back, and wasn't asked for 200,000thb proof - I wasn't asked for every night booking proof - This wasn't stated on the E-Visa booking form... all it says is "The difference in fee will not be refunded, if the officer grants a single entry visa instead of the multiple entries visa you applied for." They need to update the tooltip.
  14. I'm applying for a Thai E-Visa. The funds requirement has always been 20,000thb, which is fair enough, and I'm sure it had this as a requirement when applying. I chose multi entry, 60 day stay. I'm then asked for 200,000thb ($6,140) financial proof, hotel bookings for all 60 days. Does that seem a bit off? Maybe it's because I chose multi entry? Also, hotel/hostel bookings for all 60 days? Do they not know how tourism and travel works? I've never been asked for every single night, for any country. I've no problem with visa requirements but this seems North Korea level excessive.
  15. I'd love to find some at that price, where are they? At 16,000 baht per month rent, that's almost an annual ROI 1,000,000%! But after 15% tax, and expenses, closer to 800,000%, still, not bad.
  16. Ok, by that logic, alcohol and cigarettes should also be banned. They're both worse for your health. You could also argue that e-cigarettes are beneficial for smokers, not as good as quitting, but better than regular cigarettes are more toxic. That said, random Chinese vapes could be worse, all the more reason for proper regulation.
  17. Can you get a loan as a foreigner using a condo as collateral? And proof of income, outside Thailand. LTV, 50 - 80%? What are the visa requirements? Avg interest? 7 - 10%?
  18. Most of these planes were effectively "stolen" from Western leasing companies. Under normal aviation safety regulations, airlines must provide up-to-date maintenance logs and use certified parts from approved manufacturers. They obviously, can't.
  19. Same ol, same ol... bla bla bla. Actions speak louder than words.
