It's not complicated. You go to our agent to do your extension, with 800k, which has been in your account for 2 - 3 months, and the following year, you do it yourself. Agents don't charge much to get your extension if you have the 800k in your account, so I would use them even if I have the required banked funds. I'm talking about Pattaya, where immigration "things" are usually smoother.

    Seems the best idea, yes

      2.  Technically, the 800K must stay in your account for x months (three, is it?) after your extension.  Since that doesn't happen and you cannot show it happened in your bank book, you need an agent to "fix it" so you can get the next extension.

But this would mean you can never change your bank account for your next extension? Even if you never used an agent.

  3. Hi,

Two things about the rent-the-money way ("agent meets financial requirements") which I don't understand:

1.) The agent deposits the money into your bank account for one day, how can he be sure to receive he money back? Does he have any hold on your bank account? Or do you need a joint account?

2.) I read many times that you are tied to this agent forever, except you start the non-o from the scratch. Why this? You just have to deposit money for one year (or 15 months to be sure) in another Thai bank account while the agent makes the extensions for you, and later you can show the financial requirements by yourself for an extension in future?

I have a FCD Account at BBL with Online Banking, I can make transfers to my THB Account butt never tried to sent Money out of the Country. There is a new Option to make international Transfers, but at first you have to go to the Bank to apply for or do it Online. Here you need SMS OTP access for.

What is BBL? I don't know this bank.

Maybe worthwhile to add that if your 80k USD or a significant part of this comes from non-recurring things like capital gains, one-time distributions or payments from your own company, then things might get difficult.

This is new information for me. They clearly explain that is must be "unearned income such as pension, rental, capital gain, dividend, etc.".

"SUCH AS" this sounds like there is no difference which of these you get.

I am above 50, don't have an "official" pension yet, but dividends above 80,000.- from a company where I own shares. Looks like I meet the requirements but still don't qualify?

  6. Can someone help me with these questions regarding the "Wealthy Pensioner" USD 80,000.- per year income LTR?

    - What timeframe is considered? I know that in the two years before the year of the application the pension income must be 80,000.- per year. But are there no more checks later on?

    - 80,000.- before or after tax?

    - The 80,000.- must be sent to Thailand? Or is it ok if received outside of Thailand?

    - Yearly means it does not have to be distributed to 12 month of the year. One time payment of 80,000.- per year is ok?

Yes and no. If the bill is not paid the meter is removed. Someone has to pay to reinstall the meter, and before that happens the outstanding balance needs to be cleared.

If the owner wants to use or lease the premises then who else is left to pay?

I think it is quite standard internationally that you bring a form to the electricity company, both the owner and the tenant sign on the form, and from the starting date entered the tenant is responsible to pay the bill, with the tenant's name on the bill.

All utility bills are in the name of who owns the land-the house  - the condo apartment or the condo building.

    This cannot be changed.

it is not in the interest of the utility company to make such a change.

I never rented a condo in Thailand, but if someone owns a condo and has a longterm tenant, the owner is always responsible for the tenants utility bills to be paid? This is quite unusual compared to other countries.

Wife is correct - there are two separate licences for Motorcycles and Cars.

    - Translation of home country driving licence ? - which country is it ?

IF in English its already ok IF your country is signatory to 1968 Vienna convention on road traffic.

IF in a foreign language you’ll need an IDP.

Thanks. Yes, I have the IDP.

I already asked the DLT and they said it must be the IDP under convention 1949. This is what I have.

  10. My wife told me that there is no combined driving licence in Thailand (for car AND motorbike), but I need two seperate licences.

So do I need all these documents 2 times if I want to apply for car and motorbike driving licence at the same time?

    - Residence certificate

    - Medical certificate

    - Translation of my home country driving licence?

I will apply in Bangkok Chatuchak.

Your analysis /statements only apply when illegal acts are committed i.e occupying someone else's land without permission

To my knowledge, land can be leased for 30+30 years by a foreigner and the lease can (or must) be registered at the land office. It is legal that a foreigner builds a house on leased land.

  12. Hi,

Three specific questions regarding FET form, maybe someone knows:

1.) Do I get the FET-form from my Thai bank when the money is not receivd from my own bank account abroad but from a company bank account (company and sending bank are both outside Thailand).

2.) Condo purchase: Is it possible to get a "neutral" FET form if you don't know which condo you will buy, and later use this "neutral" FET form to buy a condo? Neutral means, without specification which condo.

3.) Build a house: If I build a house on a land owned by a Thai (land lease): Do I need a FET form so the house can be registered in my name?

  13. I'm in Thailand on an Elite Visa. Unfortunately I have to work outside TH and leave next month.

I will stay in TH for about 110 days.

Does anyone have experience what will happen if I don't do the TM47 / 90 days reporting?

Will they catch me when I exit TH? Will I have problems when I want to enter TH next time?

By the way I was never more than 90 days in TH before, so the online TM47 seems to be not possible for me. I just want to save the time at the immigration office.
