I keep hearing great things about the development and revitalization of Hua Hin, but in all the videos I see lately on YouTube, it looks like most of the businesses are still closed and people are still struggling to stay open. I don't see how the funding for these big projects would get approved given the current outlook of international tourism for the foreseeable future.

Just depends on the location, as with any real estate anywhere in the world. Proximity to city center or major attractions will net a higher price. Also for what it's worth, Buriram has seen a lot of Thai publicity lately making it a hotter commodity than many other places in Isaan. -

That's a good question, I wonder the same thing myself. It's a shadow of its former self for those just seeking two weeks of entertainment. It's going to be a while for all the activities and venues to start up again. I mean if you want a deserted beach then its still there, but for those seeking 'fun' its going to be a while.

Chumphon town versus Ranong...which is best?

Chumphon is far preferable. Ranong is very Thai with very little Western amenities. Both are incredibly quiet post-covid at present, many restaurants closed. -
Naklua and Jomtien are fine due to the expat communities and weekend Bangkokians, Central Pattaya is still devastated.

Pattaya definitely won't look the same for quite a while, if ever. Very reminiscent of Singapore's 2012 crackdown of ladies of the night lining the roads, none of that ever returned. The Thai government appears to be attempting to stomp out the embers of the entertainment/sex industry by keeping it closed indefinitely with false hope.

Exactly. No one will be flying half-way around the world for anything less than what was on offer before. It was the promise of ladies, beer, and a general sense of freedom in a warm climate that brought so many here before. Now, the only thing that remains is the climate... not looking so good for Pattaya.
