whats the big deal about buying land building  house in Thailand? Getting a Campervan/Caravan would be a better choice. Worse case scenario, getting a yacht and mooring it at one of the many marinas in Phuket.

Singapore have stated multiple times they plan to allow vaccinated travellers in once 80% of their population are vaxxed. And all countries should so the same. UK already started. Unless you have been fully vaccinated, cleared with the relevant authorities in Hanoi , good luck!  You can try your luck expanding your business in Singapore and appoint agents in Vietnam to spearhead your expansion plans. My 2 cents worth.

There is no requirement for testing on departure though anyone who has tested positive previously may be asked to show their negative test results and release certificates.
