I downloaded their example xls file, filled it out with my data, then uploaded it. The system will notify if it accepted the form or not when you upload it - you may need to play with the date-format to get it to be accepted. -
There was a "6 times EVER, and the computer flags you for scrutiny" system - but not a limit. But, did they set up the agent-system? No. There is more to Immigration that written law. This is why they tell people illegal reasons they are denying entry, then stamp another inapplicable reason in their passport to cover their tracks - why they make up unlisted "additional documents" for in-country extensions, etc. As long as Immigration are allowed to continue with their "pay our agent to enter repeatedly forever" service, they will likely cause problems for folks doing repeat-entries without significant time outside Thailand before returning. No one would pay for the agent-service, if they didn't. Only short-term / occasional visitors are not subjected to this. Those paying their agents for repeat-returns will not have any problem, unless/until Immigration are forbidden from doing this any more. Simply include that in your "afford it" column and, yes. It is also possible that "friendly" entry-points such as Nong-Khai will not require agent-service for perpetual repeat entries. We will not know otherwise until we get a report of such.

What you outlined happening in the West is why foreigners should not be able to get permanent-jobs in foreign countries. Why should the people of a nation support a govt - giving that govt power to dictate laws they must "obey," etc - when that govt does not work exclusively for THEIR interests? One can always make money outside Thailand, and spend most/all of one's time here - have a family here, etc. As long as a foreigner is bringing money into Thailand to spend, the locals benefit, so it's fine. In cases of a rare-skill, then an exception can be made, temporarily.

I looked at Flybird - not lived-in by Thai people, that I saw - and looked like where the inhabitants come from. I did see one Westerner among the others. The best "deal" I saw was 400K for a completely trashed unit. Nirun was not bad, but prices were too high (relatively speaking) - most of the trashed-units having been bought-up and refurbished, apparently. In Bangkok, it is a mix. There are 200K units in bad-looking buildings, but ~300K in "not bad" buildings - paint not peeling, floors not torn up, etc - and much larger than the little 24 sq/mt "newer" units going for over 1M Baht. -
He was talking about the DTV - not Visa-Exempt entries. Whether it will actually work like that is not known for sure, as no one on a DTV has made a border-run for another 180 days yet. In any case, this sounds like what the Aranyaprathet/Poipet Thai IOs would make those with Multiple-Entry visas do - as reported in the past - stay out one night.

Not that I have heard. Savannakhet is the best option (in the region) - with bank-statement showing 400K in the account for 2 months. The consulate(s) in Vietnam used to do it, but not sure if they still do. -
Have you ever known IOs to go by "obsolete" rules? We know telling them the "facts" does no good - even when printed in Thai by their own govt. Are they still requiring the "medical" for retirement-based extensions at the Saumi office - a rule repealed decades ago? I was forced to file a TM-28 years after it was phased-out. This stuff happens. Stick with the MOST RESTRICTIVE rule, and you are more likely to be OK.

It seems to me, one would need to be applying using funds in a Thai or Laos bank if applying in Laos. If in Malaysia, Cambodia, etc- same, same. This may not be the rule now, but I suspect it will be soon. Yes, those bank-letters could be faked, but Immigration accepts them in-country, and they are as tough as it gets. Even the "agent" generated bank-letters ones are real - hence needing to put funds in the account (briefly) to get one generated. As to the fake-app - a day or two of work from a basic-template, including working links - all just pulling up static-files/images. I predict that will not be accepted for long either.

If you are on a Non-Immigrant extension for retirement or marriage, then this should not be a problem with at least 1 night out of Thailand. O-A Visas would also work. Just don't try it for a Tourist-type entry - TR-Visa or Visa-Exempt - or with an Ed visa or extension. Edit: I would not try it with a Non-O-ME Visa based on marriage, either - though you'd probably get back in. -
A medical appointment is listed under the "soft power" options for the DTV. We do not yet have detail on what sort of medical service is "good enough" to qualify. I assume getting a set of dental implants or hip-transplant would be more than enough - a "wellness check" might not - but that is just me guessing.

Yes, in the same way that an armed robber would disagree you don't have to hand over your wallet. You aren't going to win against with them, given there is no system of accountability when they violate the rules. But, like I said above - once one realizes this is the type of system it is at its core - but also knowing there is also a pretense of "officialdom" they must maintain, given what they have captured is an "official" govt-agency - then you can operate within certain parameters. Unfortunately, it is a moving target, so one can never be completely comfortable - like when Big-Joke put up the "no tips" signs, then got embassy-letters canceled and changed the retirement money-rules, to recover that lost revenue (and more) by increasing the number of agent-assisted extensions. "Stop Corruption" and "Bad Guys Out" - LOL!!!
