  1. Competition rises for condos on electric rail

    BANGKOK: -- The 17th House and Condo Fair ended Sunday with a flurry of success as some 70,000-80,000 members of the public visited the event with many showing interest in buying commercial buildings and condominiums located along routes where electric mass transit rail projects are to be implemented.

    Issara Boonyoung, chairman of the organising committee of the event, said it is expected a purchasing amount in the fair would reach around Bt3 billion, equal to that of the previous year.

    About half the visitors had paid great attention to commercial buildings and condominiums since most projects are located along routes where the electric mass transit projects will be implemented and there is convenient access.

    He said although the public's purchasing power has fallen due to the economic slowdown and higher cost of living, many factors -- including the political situation and the electric train construction scheme began to become clear.

    These factors coupled with the low interest rate had encouraged people to decide on home purchases. He suggested the government restructure property taxes as a whole if it wanted to see the property sector recover and help stimulate the economy.

    Currently, he said, property developers had carried very high burdens of taxes and various fees. In addition, developers wanted government to extend the reduction of the special business tax and the mortgage rate fee to 0.01 per cent for another year since the relaxation is due to end this year, he said.

  2. Hi all just a quick question

    If I have my money in an offshore account wich pays tax free interest every month and said interest is then transfered to my Thai bank account am I liable to pay any tax on the money I bring into Thailand?

    I am a UK resident but when I move to Thailand I will cut all ties with the UK and so I won't be liable for any UK tax.

    I am married to a Thai national and my wife was going to buy property to invest in but then that meant having to file tax returns, pay tax's and paperwork and more importantly having to find tenant's to rent the property I thought it would be easier to keep our money offshore and get around 6.5% a year and live off the monthly interest.

    Any info will be greatly appreciated.

  3. Have I got this correct , HSBC Online saver currently

    Pays monthly interest at AER 6.25% on a balance of up £ 50,000

    and any amounts above £ 50,000 would be paid the interest of

    AER 5.75% . if you are Tax exempt as I am , you would be paid

    the above interest rates Gross.

    So if I deposited £ 100,000 in the HSBC Online Saver account

    I would receive ...

    one months interest at AER 6.25% ( £ 50,000 )

    one months interest at AER 5.75% ( £ 50,000 )

    the Monthly interest would then be paid into a separate

    HSBC bank account automatically each month , and as this

    transfer is HSBC account to HSBC account no transfer charge

    would be made.

    The monthly interest transfer is not counted as a withdrawal

    according to the info, so you would not loose a months notice

    each month .

    There no fees involved with the monthly interest transfer

    to another HSBC account

    As I am a current Uk non resident there is no Tax liability

    does any one know how to work out the monthly interest

    for AER 6.25% ( £ 50,000 )

    AER 5.75% ( £ 50,000 )

    I would hazzard a guess that to work out the monthly interest would go like this.

    AER 6.25% (£50,000) 1% of £50,000 = £500 x 6.25% = £3125 a year divided by 12 months = £260.41

    AER 5.75% (£50,000) 1% of £50,000 = £500 x 5.75% = £2875 a year divided by 12 months = £239.58

    Total £499.99 a month

    But then that seems to logical to me so I guess it's nothing like that and I'm sure somebody will agree with me and correct me

  4. Thanks for the reply's and info, it will go some way to helping me decide which route to go in regards what to do with my money when I relocate to LOS. Idealy I would like to put it in a high interest fixed rate 12/24 month account but then that means having to worry about the exchange rate everytime I want to bring money in.

  5. Yes I will continue to use budget airlines. I have used PB Air twice and they are great, loads of legroom, that is all I care about, couldn't give a monkey's about the food or service just as long as I have enough legroom. If your time is up then it's up, why worry.

  6. Hi all, I'm wondering if anybody can give me some information and ideas on 4/5 day guided tours in Thailand from BKK. I'll be in Thailand for the month of February with my wife (Thai) and my parents are coming out for 2 weeks. We'll spend 4 days in BKK, 4 days up north (Visiting the wifes family) then my wife and I are are taking 2 weeks to look at some business investments and so I'm looking for something for my parents to do for the last days of their holiday, many thanks in advance.

Hi Beanfeast, I'm in the same position as you mate, but from what I can understand with a 1 year multy entry Non O visa you can stay in Thailand for 90 days at a time but you have to do a visa run before the 90 days is up, then you re-enter Thailand and get a new 90 day stamp and so on. If you do your final visa run around 2 days before the end of the visa, you will get another 90 days giving you around 15 months in total. If I'm wrong then I hope somebody will correct me, all the best and enjoy yourself.

    I hired a vigo in Korat at budget last time but want to start and finish in bangkok

    this time. Whats the best way to get onto the expressway from budget

    in petchaburi road?

    Judging from my observations I could get onto sukhuvmit road and get on

    near the train tracks where ploenchit rd starts. any ideas? Anyone hired

    a car from Budget in this location? Coming back into Bangkok would

    be a little more daunting...I'll have a thai gf with me. Any suggestions

    on the best time to arrive back in Bangkok regards traffic.

  9. Hi you all, maybe someone can point me in the correct direction & web link.

    My caption says it all. I've just had a careful look through the NEW Phuket immigration web site and can't see to find any useful information on the financial requirents for a one year extension based on a Farang married to a Thai national.

    I've been living here full time in Thailand for the past 8 years on one year extensions and my TM arrival card is 8+ years old. Back then we only needed to show 200,000 baht in the bank. Then it became 400,000 baht. Now I'm told by Phuket Immigration it's 800,000 baht in bank for at least 3 months prior to extension application. Is this true ? Various TV member give conflicting advice.

    As it happens, last year I could not meet the 800,000 baht for 3 months and to prevent getting chucked out of Thailand opted for the 45,000 baht/month joint income 'rule'. Again confusing advise as some members say 40,000 baht/month ??

    Now, we can provide all the documentation for the 45,000 baht joint income as I have a WP and salary and my wife has her own income, but it's a lot of copies of every document the immigration office can think off. That's why we prefer the 'money-in-the-bank' application.

    Can anyone point me to a website link that gives easy to read and concise information on my question.

    The monthly income is 40,00 Baht a month.

    There is no money in the bank option unless you are over the age of 50 then it is 800,000 Baht based on retirement which means you will not be able to work.

    What happens if the applicante is under 50, married to a Thai national, neither has any income but have over 800,000baht in the bank?

  10. Nationwide will give you the exchange rate of the day you apply to send money, they will not guarantee it will be the same when money arrives in a Thai bank a few days later, perhaps a few more satangs or baht, or a few less, they convert the money into BHT before sending.

    Perhaps your clients/friends would be better off if they had their money in a high interest acc in UK for a few months before sending to Thai.

    If you are going to send money to Thailand from the UK then tell the sending bank not to transfer into Thai Baht before they send it but to send it as Sterling and ask the recieving bank to convert it, you will get a better rate of exchange.

  11. There is no "renewal" of visas. You either extend your stay, in this case by proof of 40k per month family income in the form of tax receipts for the previous three months (or whatever your immigration office requires) or you obtain a new visa.

    Multi entry non immigrant O visas are currently available in Penang with marriage certificate/wife ID card and the bank account with your name should be kept in reserve if required. Singapore seems to issue if you have the information plus bank account with 400k or more. Otherwise it could mean a trip to home country where the multi entry visa is normally easier to obtain.

  12. Hi, fairly new to ThaiVisa so this has probably been asked and answered but here goes.

    I am a 38 year old male UK citizen married to a Thai national and living in the UK and will be moving to Thailand in the near future on a multy entry typ O visa but I am not sure of the difference between visa renewal and extension and what would be better for me. I don't intend to work when I move to Thailand so I won't be able to show an income but my wife is planning on purchasing some property in BKK as a long term investment so she (we) will have an income of around 50,000baht a month plus we will have a joint bank balance of around 1millionbaht, any advice is greatly appreciated although after what all I've read on here I'm sure it will have changed before we get there, many thanks.

  13. From what I've read on this site and others, it seems that Thailand is in effect 2 countries, the big city's where there are the usual rules and regulations to a degree and the sticks where there are very little rules or am I reading things wrong?

My wife is Thai and we are moving to Thailand in the next 12 - 18 months from the UK so I can get a Non Immigrante type O visa easy here but I will need to renew it after 15 months and was wondering if anybody has obtained a visa in Laos before? the reason I ask about Laos is that we will be living in Nackhon Phanom wich is right on the border with so will use that for my visa run but don't know if can obtain a new visa there or will have to go further afield, thanks in advance for any advice.

  15. Hired a 4 door Toyota last year for a week and found it nice to drive, haven't tried the Ford, Nissan Mitsubishi, or Isuzu yet but will before I decide what to buy when I move to Thailand. Here in the UK I drive a diesel Mondeo, so will buy a diesel for sure, what I don't understand is why there isn't more of a choice of diesel cars in Thailand and why do so many cars only come with automatic transmission?

Just spoke to The Thai Consulate in Hull, very helpful, it seems I can get a 1 year Type o - Marriage visa very easy then do the visa run every 90 days then 2 days before the end of the visa do another run to give me another 90 days then post my pasport back to the UK to a family or friend who will then post it to the Thai Consulate in Hull and get another 1 year visa then get it posted back to Thailand via DHL or similar, although I'm sure somebody somewhere has already posted this, if not I hope this helps.
