  1. I used to own a unit in Northshore that I had bought as an investment.

    What you heard is correct- it was a building project that was launched shortly before the Asian financial crisis in 1997 and was halted part-way through construction. Raimon Land then took over the project. I can't remember the name of the old original project but it was designed to be a taller building as well.

    Raimon Land is a good developer and this building was the first real Grade A building in Pattaya. As a whole I was happy with how it turned out. Only negatives for me were that the hallways could get very hot due to no circulation. And some of the owners were... uhh... interesting characters.

  2. Bangkok market crashing? Name me one capital city in Asia where the price per m2 is lower than Bangkok.

    You might be assuming that because Yangon is relatively underdeveloped. But prices right there are insane at the moment. Friend of mine who opened a branch office there is paying the equivalent of USD$4000/mo for 80 square meters of space. Everyone is jumping in at once so prices have gone through the roof.

  3. May be a stupid question but if you grab the handle of something once does your DNA stay there? I was under the impression it had to be some sort of substance like blood or hair or nails or something.

    People are making a big deal out of no match to the defendants found on the handle but was any DNA found there at all?

    I read this paper to inform myself on the matter, from that study the probability of DNA detection under controlled circumstances, no handling by other people, item immediately bagged for protection, was 36%.

    From what I know about DNA analysis trace amounts of DNA from one person can be swamped out by larger quantities of other person's DNA also present in larger quantities.

    The police had previously said they had only found DNA from Hannah Witheridge on the hoe, the last analysis added DNA from the other victim and a partial DNA from a third man that only partially matches that of one of the defendants so it's quite useless to establish an actual match.

    Very interesting paper thanks. Given the 36% in controlled circumstances it seems that 'in the wild' chances would be quite less. So the absence of DNA doesn't prove anything either way.

    Wonder if this will be presented clearly in court. Given the confusion that seems to exist around DNA evidence and the eagerness for both sides to spin the story in their direction it seems like this sort of info could be twisted.

  4. You can be fired for any reason. The question is whether or not the company would need to pay severence. This is during the day and could be considered a work requirement they you refuse to do, so the company could have a case against you. Normally they need written warnings to win in the labor courts, but do you really want to risk your job and harmony at work by making such a fuss over sitting around watching people play games?

    Bring your laptop and if they do activities and you can't understand what's going on then surf the net or get some work done. You might actually have a decent time and get to know your co workers a bit better.

If he didn't get 4 and 4 then Noone should. 4 years 4 months must be the sentence one must serve under Article 44.

    The leaders never go to jail. You can bet that these guys weren't acting on their own either.

  6. The entrance fee was implemented a few years ago for BMW and Benz. Not sure about Audi as it wasn't discussed but I imagine they did it at the same time.

    Previously the issue was grey market importers getting 'unusually cheap' cars into the country and because of the worldwide warranties using the service of the official dealers. So dealers were losing sales and having to spend money to service competition.

    As for the HP issue that is very well known. What some automakers do is detune cars to below 220hp via the ECU. Though I guess it must be done prior to arrival at customs.

    You sure you used Google correctly?

    This is Centara's resort and is managed by a farang. If you Google it and read the Tripadvisor reports it's mostly good with the people who complained about the hotel talking about other stuff like insects and housekeeping.

  8. Benchmark compensation against competitors- salary, 13th+ month bonus, performance bonus, benefits (eg. health insurance), pension, annual leave, etc. Easy way to do this is via networking and interviewing/hiring candidates from competitors.

    Talk with staff who are leaving at an exit interview and try to get out of them the reasons why- eg. by asking them what they liked, what they didn't like, how they think the company could improve the environment for staff.

    Offer incentives to stay longer. For example give them a certain amount of annual leave and step it up by one day per year up to a cap. Offer them a slight (eg. 1000 baht) pay increase per month after they pass probation. Gift certificates and other awards for 5yr, 10yr, 20yr, etc celebrated at the annual dinner.

    Ensure you hire the right type of candidate for the job. Younger fresh graduates will always bounce around between jobs more often. When you hire new people have the reporting manager screen and interview the candidates so you only see what he/she is happy with, as ultimately they will need to work and cooperate well with each other on a daily basis.

    Be sensitive to local culture. Don't berate people in front of others. Try to keep the mood in the office somewhat light, even if it is serious and performance-driven. Support your good performers and ensure that they see a future with your company- let them build teams around them and train them.

    Even if you do all of the above some people will still leave. Ultimately if they are able to find a big promotion somewhere else with a big increase in salary that you can't offer, then celebrate their good fortune with them and keep their exit cordial. Job markets tend to be small and in future you might have an opportunity to work with them again.

  9. Injection moulds are quite expensive as already mentioned on this thread. Maybe you can find an existing product in the market and sell as-is or persuade the factory to cover the cost of a minor change to their existing moulds.

    I've worked with Pioneer in the past- one of the largest factories in Thailand making household plastic injection products. Would need sufficient quantity to get them interested, however.

  10. If you have a full record of documentation and communication then you can hire a lawyer to file a criminal action against the person- the police won't take up such a case on their own. If you have the scammer's personal details then a letter from the lawyer may be enough to scare them into reimbursing you.

    In future never TT money into a personal account. Even small manufacturers always have a business account and substituting bank details is a common scam among even those employed by large corporations.

    Assume you've done this already but if the listing was made under a corporate name and that company has contact info then you ought to be contacting the company directly to follow up on the status of your order. Also you can lodge a complaint with Alibaba.

    If u can see a puddle circle it and ill skip on a bit (shadows where trees are but these are not puddles) but this is about 1 second before it started, I wasnt right over on the edge wheel probably only just on the line

    At this point you can see the puddle on the right side. At first I thought it was a shadow too, but the tree-line is fairly constant and the dark area gets more pronounced at that point. Also if you look a bit to the right you can see a reflection of light off the water further into the shoulder at the same place- helps to replay the video and look to the right. Where the darker spot finishes is where the car begins to rotate.

    Nice job keeping the vehicle going in the right direction, especially with that first scary lurch towards the trees!

    The only similarity between the photo and the picture is both have a head with ears on it.

    Are you guys forgetting that the artist's sketch was made from blurry CCTV pics and not the actual suspect sitting down for a portrait pic? You give the guy on the right glasses and longer hair and he sure as hell does look like the person shown on the left.
