    I partly agree, but international investors are usually wealthy and don't care about integrating to where ever they put their money into. They can afford to build a lifestyle that suits them. They do care about access to their investments, though.

     

    If you read the PR requirements, the 10M investment category does not mention the 3y tax requirement. It's something that was added on top ad hoc. The original idea might have worked.

    Sounds like a most excellent way of .. losing the house when the lease runs out. 

     

    It's blindingly obvious and has been for ages that Thais do not want permanent residents. They want the foreigners on short leash so they can kick 'em out, or as it is with covid, keep them out. Naturally while keeping the money that came to Thailand. Thais can try to sugar coat it and do diversion tactics, but smoke screens only work for the dumb.

    Not for everybody and it takes time but once you get that Thai ID card you've got your foot in the door. 

    Citizenship could possibly give a bit more assurance. However not available for passive investors - need to work & pay taxes. And PR still needs a work permit, so it's only a small step forward. Those of us who are married to Thais don't need the PR at all to go for citizenship, if they can fill the tax part.

     

    For investors, which they are after with these schemes, still not good enough.

     

    Take Cyprus, a EU country: 500k€ (IIRC) in property for PR in Schengen, 2M€ for EU passport.

    Yup, that's how I roll. I ain't going to Yai to ask how to program in Erlang, either. There's a clear gap between Silent Generation and Gen Z, the world has changed enormously in the last couple of decades. Still, given the choice between Trump and Biden I'm fairly sure most millenials and younger will go for Biden. They don't have a candidate closer to their age.

But Biden actually has a set of concrete proposals. If the Democrats gain the House and Senate, most likely they'll get enacted. Try focussing more on the program, less on the person.

    Not a beauty contest, it's the generational issue. While millenials are just about the most useless generation ever and I could care less about them, I'm rooting for Gen Z, my kids. I have high doubts people in their golden years represent them.
