If you really want residency status it is available but you have to speak Thai and have paid tax for three years. Again, and as discussed before, this is really only for those of us desirous of immigrating here and assimilating. It is not for those that pour scorn on the locals at every opportunity, refuse to integrate and can't speak a lick of the local language.

I partly agree, but international investors are usually wealthy and don't care about integrating to where ever they put their money into. They can afford to build a lifestyle that suits them. They do care about access to their investments, though.

If you read the PR requirements, the 10M investment category does not mention the 3y tax requirement. It's something that was added on top ad hoc. The original idea might have worked.

Why not if they buy a house ?   They can do so,   Just can't own the land on which it stands.

Sounds like a most excellent way of .. losing the house when the lease runs out.

It's blindingly obvious and has been for ages that Thais do not want permanent residents. They want the foreigners on short leash so they can kick 'em out, or as it is with covid, keep them out. Naturally while keeping the money that came to Thailand. Thais can try to sugar coat it and do diversion tactics, but smoke screens only work for the dumb.

Which is why subsequently obtaining citizenship is probably the way to go.

Not for everybody and it takes time but once you get that Thai ID card you've got your foot in the door.

Citizenship could possibly give a bit more assurance. However not available for passive investors - need to work & pay taxes. And PR still needs a work permit, so it's only a small step forward. Those of us who are married to Thais don't need the PR at all to go for citizenship, if they can fill the tax part.

For investors, which they are after with these schemes, still not good enough.

Take Cyprus, a EU country: 500k€ (IIRC) in property for PR in Schengen, 2M€ for EU passport.

    Hi

I have a question about a restaurant bar that has been mentioned here.

    beerhub

I noticed a comment that it is above average pricing for soi bukhao

soi bukhao seems to be generally cheaper than much of naklua ( with exceptions).

I have looked at their facebook page but cannot fund any menu or pricing.

Also noticed it sells draught Stella, I wouldn't mind that.

    The upstairs terrace looks great.

I have never been of course.

I do not mind paying a bit more if a place appeals.

Could someone who has actually been give examples of drinks and food prices please?

    Thank You

Usually you can find photos of menus in Google Maps. This is the case with Beer Hubb too. Click on photos/menu.

Well its good your eating there- helping to keep them in business...The only farangs left in Pattaya are hard core expats who don't take kindly to paying so much as 5 baht more for a meal if its cheaper elsewhere.....The Beer Hubs future is not bright in the current environment...

Yes I do try to frequent places where the food is good. But one man can only eat so much and my wife cooks pretty well too.

Forgot one more thing: parking is right next to Tree town. It's often a problem in Buakhao, not in this case.

So, in other words, you're not going to address the specifics of the programs the democrats want to enact. Rather you're going to stick with the features of an individual. Because someone is old, he or she can't share the same values and goals as young people? Even when those values are clearly delineated? That's nonsensical. You're just evading the fact the Biden's and the Democrats' proposals are much more closely aligned with the values and goals of the majority of young people than are the Republicans.

Yup, that's how I roll. I ain't going to Yai to ask how to program in Erlang, either. There's a clear gap between Silent Generation and Gen Z, the world has changed enormously in the last couple of decades. Still, given the choice between Trump and Biden I'm fairly sure most millenials and younger will go for Biden. They don't have a candidate closer to their age.
