  1. The Thai lawyers that I have come across are the same. After collecting full fees (even before a bullet is fired), they will coax you to settle the case, even if you are in a winning position. And very often, the terms on which your own lawyers want you to agree are favorable to the other party.
  2. I understand if the guest returns from a visa run, having crossed the border and left Thailand, then a new TM30 will have to be submitted. But what about the guest obtaining a 30-day extension after paying 1,900 baht at the Immigration Office ? Must a new TM30 be submitted ? For example, on the 1st TM30 informed that the guest would stay for 60 days. However, the guest merely had a visa exemption stamp for 30 days. So is it necessary then to submit a 2nd TM30 after another 30-day extension is obtained?
  3. The officer is seeking for some private payment. If not, you will forced to use an agent, and the agent will collect the private payment on the officer's behalf. Of course You don't need a WP to rent out a condo that belongs to you, just as you don't need a WP to own a condo.
  4. The Immigration Department needs to make 1,900 baht from every tourist who finds 30 days too short. If you simplify all the rules, the Immigration Officer will have less powers to collect ..... you know.

  6. I need to clarify the term "re-entry permit". When you have a multiple entry Tourist Visa, does that amount to a re-entry permit ?

  8. What about returning with a Tourist Visa ? My point is when the 1st TM30 was submitted, the duration of the lease period was already indicated.
  9. In this case, the tenant signed a 1-year lease, and the 1st TM 30 correctly indicates a "check-out date" a year later, but a Visa expiry date of 2 months. So when the tenant returns from a Visa border run, does the house owner need to submit a new TM 30 indicating the new Visa expiry date ? Thank you.

  11. The clue is how much the lawyers of both sides will share if the amount is settled for a fraction of 179 million baht. If I were Tangmo's mother's lawyer, I would promise my client the sky in order for her to retain me. Like a property agent, I would promise my client I would be able to sell her property for a price that she could only dream.
  12. Why no mediation by lawyers that result in settlement ? From my observation, there are 2 types of lawyers in Thailand : litigation lawyers and mediation lawyers. 99.99% of the lawyers are mediation lawyers. These are the "best" lawyers in town because they always claimed they have "never" lost a case. Of course, if you don't fight in out in Court you can never lose a case. That is what they will not tell you.
  13. The way to prevent the Chinese from committing such crimes in Thailand is to make it for inconvenient for the farangs to renew their VISA.

It's clear that Anutin wants credit for the return of the Chinese, and if he does what every country does by enforcing pre-departure test on only the Chinese, then he will not get any credit for adhering to the norm.   18. As judgment creditor, I'm waiting for the LED to release the proceeds of sale to me, having had the judgment debtor's property sold at an auction. I understand the LED is under the Justice Department. However, I'm wondering if I can complain the matter to the MP of Chonburi or the Mayor of Pattaya, as someone needs to kick the LED in the ass to get them working again as my money is earning interest for LED in the bank.

  21. B500 for about 5 hours work is very cheap. The maids in our condo are charging 700 baht for a room size of less than 70 sqm, which takes less than 90 minutes to clean.
  22. I have noticed that the cleaning fees by maids in Pattaya have gone up. Yes, I can see why if you are using cleaning companies to do the job. They come in a group, and transport costs have to be factored in etc. But maids in your own condo ? If you have been using the services of a reliable freelance maid to do the job, I would appreciate greatly if you could share her contact. I'm in Pratumnak. Thank you.
