Sorry for the late reply, somehow I missed the post reply until now.
The lot is 36m wide by 25m deep, there is a small house on one side we build for my wife's sister about 8 years ago, and we build this house on the other side last year, We bought the lot about ten years ago, and I won't tell you how much because you will cry. Property values sure have gone up since then.
I think you will pay a million bht for a lot like that now.
I love where we are , It is right outside the village so close enough for a quick scooter ride to the local store for convenience goods, but quiet, and if you did not know how close you are to a major city you would swear you are in the deep country.
The beauty of the ring road with Mittraphap rd (did I spell it right?) and other spoke roads, ,15 minute ride to almost anywhere in Khon Kaen
I think the best way to find land is to let Thai relatives know you are interested in finding some, and if the price and location is right buying it, There is always someone who needs the money and might be willing to part with a lot.That's how we got ours.
Good luck with selling you house, let as know how it went.
PS: as far as biggest cost building, I would say Roof, followed by kitchen. We went for the elevated plan because I like outside time, (i spend as litle time as possible inside), price all in (excluding appliances and land) 1.7 mil . I believe 1 to 1.5 mil will build you a nice one floor house.

i am not making a value judgment, I have no opinion on either side of the issue,
but if indeed the above numbers are correct , 15 honor killings among a 700 general murder rate is statistically significant as it represents 2.1% of all murders, given the proportion of conservative muslims in the general population.

As the racism narrative on the right is extreme and insincere promoted by those who know better but use it as a wedge tool to separate a constituency , and further political goals , so is the insincerity of the narrative on the left.
Most people I know on the right, for the most part, are cultural conservatives, they are not racists.
IMO it is a natural reaction for people to try and preserve their culture.
At this point IMO The issue is not racism, It is cultural conservatism, and until it is approached as that, there will be friction.
It is that friction that manifests itself in undesirable ways sometimes described with racist overtones.
People in a country, get together, work towards a common goal , and develop a culture that is conducive in accomplishing those goals,( by definition no culture is better or worse, better or worst are subjective terms subject to one's culture,) then people from other cultures come to said country and want to make it more like their home country. (Much like some here in this forum who would like Thailand to be more like farangland.)
Is it a wonder that people in such countries will react, and react violently sometimes?
IMO branding these people as racists , however misguided they might be, does a disservice to all sides, as it discourages dialogue, and promotes hate that further entrenched and polarizes .

Build this house ,Two bedrooms, two baths, with room for two more bedrooms if desired later, double skin superblock walls,koi pond, Farang finish. For about two million baht on my own land , right outside the ring road in Khon Kaen last year. about One million should get you a nice one floor litle house. My builder was great , PM me if you want his info.

of course "verified" is the issue. That's why I made the assertion that the information is easily verified via such portals as the Social security portal where I can log on to my account that shows my reported income for the previous year, estimated benefits id such income is maintained until retirement either age 62, 65 or 67. and after retirement (i am not there yet) I assume will show benefits dispensed.
If I walked in to the embay and asked for a letter,and they said they could not give it to me because they could not verify my income I would tell them to log on to my social security account (every american has one, all you need it to log on and set it up, i have a used ID and password) and I will show them what my verified tax return was for the previous year, and if I was collecting SS benefits,what those benefits ware.
Then I would ask them to go to my Trade Unions website, I would log on to my account and have them see what my pension is.
I would sign any release form they want, which as I said in my opening paragraph, I believe I have already done by signing the application for the verification of income.
Some say that not all income is reflected in Social Security, but I believe all income is or should be in the tax return, which is reflected in the SS statement .
Below is a screenshot of what part of your SS account shows it took me five seconds to access .
And even if they could not verify all your income, least you will have partial verification and only have to make up the shortfall by bank deposit.

Yes, 'pension' income should easy to verify in most cases however I know MANY retired with 'pension income' much less than the thresholds. They might(?) however have other income sources though.
You are right about that,
but don't British citizens report income from rentals, copyrights dividend;s etc? Dont British citizens pay taxes for such transactions? I know that in the US if you have a minimum income (which is higher than the income we are claiming to have in Thailand) you have to file a tax return.
And even if there is income the embay can't verify, can't they at least verify the income they could verify? Why penalise everyone because they cant verify some?

I am not trying to be a smart ass, I simply don't know.
But Don't British citizens who receive income from Britain file a tax return? or online portals where individual benefits are listed?
I am American , I can log on to my social security page and review my income for the past year and estimated benefits,I assume when I start collecting SS benefits the same will be reflected there, also my trade union website reflects my monthly pension benefits,
Why can't the certifying agency (in this case the embassy) log on to these portals and verify income info? (assuming such portals exist for british citizens)

My advice , buy the compressor, and an compressed air gun, you will not regret it.

You probably could not find any info because there is no such thing as marriage visa. Try searching "extension to stay based on marriage Thailand"
I am also a US citizen (does not make any difference where you are from) married to a Thai. I don't have the visa you mention because I don't need one yet, Others who know more about this will chime in soon with details but let me just say this.
There is no such thing as Marriage Visa, You come to Thailand with a non immigrant visa and and then you file an extension to stay based on marriage. I assume your marriage will have to be registered in Thailand so that you can prove you are married, But I dont know that for a fact, perhaps a certified translated marriage certificate from the US is adequate.
This is what you will need when you get here.
Application form T.M. 7
1 photograph (4x6cm)
Copy of passport, especially Non-Immigrant visa and TM6 arrival/departure card
Visa extension fee 1900 THB
Copy of your marriage certificate (if married in another country, a letter of evidence is required from your embassy as well)
Copy of Kor Ror 2 (marriage registration or long tabian) from amphoe office, dated not older than 6 months from issue of copy
Children’s birth certificates (if applicable)
Copy of spouse’s house registration
Copy of spouse’s identity card
Proof of combined income of 40,000THB or over for the previous 3 months (income tax records PDN1. forms, pension documentation, proof of income through investments, work permit, etc.

PS: you will probably need some pictures at your home with your wife, but dont sweat it, Thousands of expats do the extension every year and as understand it it is a fairly easy process.

I don't understand,why the embassy can not verify income, doesn't everyone have a tax return that indicates one's income for the previous year? Wouldn't that be sufficient?
