I have lived in Pattaya for 8 years. I own a condo, car and motorcycle.
If I die, what needs to happen for my family to come over and sell all my stuff?
Is there any kind of Probate etc. or if you have a will is that sufficient?

I am confused about the financial requirement for the retirement visa. do you need to have 800,000 in the bank AND 65,000 baht a month income? Or, is it like the marriage visa where you just have to show the income?

Not necessarily a good idea. I have had two locks broken on suitcases (the built in kind) which destroyed them. So if they decide they want to inspect your suitcase it will just be a waste of money.

Khunman Air from Jomtien worked on mine yesterday. They fixed a problem with my drain pipe getting plugged up and the unit dripping water. I had prevously used 2 other companies and they did not SOLVE the problem. These guys (a crew of 3) did a good job of cleaning the unit, used some silicone to secure the unit drain pipe to the house drain pipe and did a good job of cleaning up... only 500 baht... I will be using them in the future for my semi annual clean-up/check-up...

I usually go to the one in Banglamung. Never been to the one at the other end of Pattaya. Only problem I have had taking two Almiras to them was on my second one there was an aftermarket alarm which was keeping the unlock switch on the drivers door from working. They were too stupid to get both to work.

If your intent is to become "legally" married under Thai law, you will need an "Affidavit of Eligibility to Marry" translated into Thai and certified by the Ministry of Foreign Affairs, which is what I believe lopburi3 is referring to in his post above. If you get married in Thailand, your marriage is legally valid only when you register it with the office of the local Amphur. If you want your spouse to have the legal rights of a spouse, including rights of inheritance, you must register your marriage. Registered Thai marriages are valid for most U.S. purposes, including obtaining a "spouse of a US citizen" visa (K-3). The form for the Affidivit can be obtained on the Embassy's website.
If the marriage is legal under Thai law (i.e., registered) and you have no other dependents, your wife will receive all of your property upon your death under the laws of intestate succession in all states in the US (at least all of which I am aware). But a will will certainly help (as may joint ownership of property where appropriate to avoid probate). You can find forms for simple "I love you" wills on the internet, and you can make it self-proving by having it notarized at the Embassy (for a fee). She should be specifically named as the beneficiary on all life insurance policies on your life if you want her to receive those proceeds. You will need to get her a US Social Security number if you want to count her as a dependent on your US Federal tax return. The Embassy can help with you that after you are married.
If you plan to reside in Thailand, as regards US issues you are done. If that is not the case, be warned that obtaining a "fiancé" visa (K-1) is much easier that obtaining a visa for a spouse (K-3). Also, if you have any plan to move to the US, now or in the future, seriously consider a pre-nuptial agreement, which are generally not valid if entered into after the marriage has taken place.

I am planning on getting married to my Thai lady. Any Americans who have done this here? What do I need to know? What about Property etc in America that I want my wife to inherit? Those kinds of things..
I don't need any "don't do it" comments. She is an English Teacher from a good family and has good values... She doesn't even drink alcohol. I am comfortable that she loves me for me and not JUST for what I can do for the family. She has stuck with me in good times and in bad.. So, my decision and I just want help on the minutia of what I need to do.

Off of Theprasitt on Soi 17 there is an exercise equipment shop. Don't know for sure if they have rowing machines but I have seen treadmills etc as I drove past.

I have lived in Jomtien for 8 years... The baht bus has ALWAYS been 10 baht until you get to Pattaya Tai and then ANOTHER 10 baht past that....
Girlfriend and I went to Pattaya Tai for the fireworks and it was 10 baht each.

I live in Jomtien Beach Condos on the "A" side... I have lived here for 8 years and find it to be clean, well maintained and relatively quiet. They have good amenities such as restaurants, shops etc. as well as two clubhouses with pools and workout facilities. The maintenance fees are currently about 5,600 baht per year.

If you mean Tequila Reef..... DON'T DO IT!!! Nasty, Terrible, Horrible... I went there with my girlfriend last year.. Food was COLD, Dry, Old... Pumpkin Pie crust wasn't even fully cooked. We both spit the pie back out on the plate it was so nasty. About the only thing good I can say was that the staff were o.k.

I had a motorcycle hit the back of my car and the insurance guy said to take it to N L Auto Service on soi 44 Sukhimvit road. Anyone had experience with them? My policy allows me to take my car to any shop and I want to make sure it is put back to new condition.
