This story raises a few questions:

That is where it lost all credibility for me as well. I know of two who have left over the past 2 years as the cost of living has been increasing but the value you get from the increases is zero. Then there was also the new interpretations of the rules that made them think the party is clearly coming to an end.

Try https://bkwater.com/ as they install and also call you each year to come and replace the filters. Its about 9,000 THB for the unit and about 2,000 per year in filters. They come out and do it themselves so you dont need to scratch around with the filters under the kitchen cupboard.

1.) The law says you can if you live in Australia on a 12 month visa but can only buy one house once pre-approved. (temporary resident). Now like your friend also needs approval but can only buy new property or old property that is going to rebuilt. (non-residents). In Thailand you cant buy a house as a foreigner only a condo where 51% of the units belong to Thai people.

4.) No you cant. 51% of condo units must be owned by Thai people. Nobody here on thaivisa owns their own house. Its in the name of their Thai wife or in the name of a Thai company otherwise it is illegal. Some might have a superficies but that is not ownership of the land the house is built on.

Yes its normal in Thailand but not very unique. You will notice in societies that have very little individualism that people tend to rat on the person who is not performing in coherence with the collective. You will notice this not only in Asian societies but also in Middle Eastern societies. Outside of culture there is also the issue of ideology. You can as an example see a snitching culture under communist rule and how East Germans used to rat on each other.

Tourists are not going to be the same as expats as their views will differ. Tourists stay in tourist areas and leave when they are done. Expats have to deal with the silliness at times because they live in Thailand, which they dont like. Very important which you overlook because you are Thai is that there is a class structure just like Thailand. You clearly cant see the difference between the three because you have never lived overseas in the West for an extended period of time. Money gives you the false impression as to who is who as it will depend on their currency.

Foreigners compare Thailand to their home countries. What do you compare Thailand with as you have never lived overseas? I have met Thai people who have lived overseas in the West for years and they criticise Thai people (their own people) as well as the country more than foreigners do here. I can give you loads of examples but let me start with one that struck me the most.
Friend of my wife (Thai woman + Thai man) has lived in America for 20 years and they own a small store. One day she started to rant about Thai people because they allow the country to go to the dogs. She looked at me and asked me an interest question -- Look at these broken pavements all over. It angers me because Thai people allow this to happen. If Thai people had to live overseas for 2 or 3 years they would not accept this as normal when they returned. Thailand would change for the better if Thai people had something to compare it to. Yes, your own people mock your own people because they allow it to happen.

No it is not. Its your nationalism which has been drilled into your head at school which is blinding you to your own errors and short comings. That is where the fault lays when you are blind. That is why the country cant go forward like Singapore or Hong Kong. The educational system has created a box in your head which you cant see out of.

One thing you will notice is that after foreigners have lived here for a while they start to pick up the class structure in Thailand. They can tell the low-so from the high-so and everything in-between. You start to notice a thread in Thailand that those who have money or those who have lived abroad for a long time are completely different in their views than the average Thai that goes nowhere. It is clear from your writing that you have never lived in the West and you have a very narrow view of the world.

I have asked about this over the years as Bangkok is sinking much like other major cities in Asia. China has the same problem and they have banned people from drawing ground water in certain cities. Also adding all that concrete does not help by adding so much weight to the surface. There was talk about moving North to Ayutthaya but that was many years ago to get out of the valley that Bangkok is located in.
Nobody I have ever met has thought it possible as you needs loads of money and some people would not like the idea of downgrading Bangkok to a lesser city and lower the value of their property investments. Time will tell but this is the first time that I know of that someone of note has brought it up.

Too much trouble in the anti-foreigner Thailand today. We used to have a friend maybe 10 years ago who had a market stall in Pattaya and my wife used to sit there and talk to his wife the whole evening. When the day was done I would help him pack up everything and put it into their pickup truck. It was fun watching the world go by, but I would not do that today. I have seen over the years too many silly problems from emptying an ashtray to .... someone cutting his own lawn at home. The last one I am not pulling your leg. Just too many jobsworths to be bothered with.

Never heard of this insanity before. Since when is a witness needed as if we are applying for citizenship. Since this is in reality an 11 month visa do you need to get a fresh witness each year and do they have to point at you or not in the photo?

There are no laws in Thailand to the best of my knowledge about safety glass. There are 15 story buildings on Sukhumvit with standard glass all the way up.

I got a fine 10 years ago on Sukhumvit in broad daylight of 500 THB and he gave me a receipt. Its municipal police if I recall. I could see from the other receipts in the book that they had been mostly Thai as the 500THB fines was in Thai writing.

Maybe they did not figure out yet that you are not a criminal either and use logic and save trees by drawing less home drawn maps and the same paperwork each year. Maybe they might even give you a 2 or 3 year visa so it shortens the immigration lines.

It does not accept it before its earliest due date. It should work today as the 9th is the earliest date for you. It will either give an error and tell you the data is not found or tell you to contact immigration.
