  1. I've seen to may scary things to risk doing that.

    • 75% completed office building, costing millions of Dollars. Boarded up and abandones. 300 meters from a huge new government center at a good location. Write off 75% instead of completing the project, even if it sells only at half cost, all would come out ahead.
    • HOA fees cannot be collected over years.
    • Crazy "planning" or the lack thereof - SET listed developer, unbelievable shortcomings. Employing patients at a mental asylum might work out better, JMHO. At my own condo complex in Don Mueang, such a manager decided on a spa complex. 7 years later, ugly concrete pillars spoil the condos. Just like with the pillars near the old airport...

"Plan" - not sure some managers know what that even means!

  2. Could you recommend

    1. external paint & primer etc., ideally with cool roof characteristics (to reflect more heat)?

    2. something to seal the cracks and gaps in a house with? Silicon? For better insulation.

    3. an insulation concept and a pro to apply it? Like spraying foam under the roof...

Care to share your results - like drop in temperature inside? Was the cost- yield ratio okay?

    4. Where to get energy efficient double or tripple pane windows with a low k-value?

    Thanks!

  3. Currently living in Patong, I've found prices to at Phuket Health Shop to be very reasonable (sometimes cheaper than back in Australia). I'll motorbike out to the actual store in Rawai to get supplements (mainly protein, intra-workout stuff etc), but they'll deliver for free anyway!

Prices at the leading/popular Patong supplement stores are terrible, hugely overpriced (comes with the territory I suppose). However I've found a couple of other smaller stores in the area that will match or slightly beat PHS, but don't have the same large range of products.

Sorry, I checked some items and am disgusted with the prices.

    • Psyllium husks? 1 kg on Ebay Germany with free shipping to a German address <550 Baht. 200 gr were like 300 B + shipping.
    • Spirulina? 1 kg about 1,000 B
    • Whey protein with a protein content of 80%. Let's just stop right there.
  4. Thanks - the heat pump suggestion came from a friend in the UK who said it would be a lot more energy efficient...

Does anyone know a company specializing in this kind of energy efficiency & cool roof work? I would rather pay 15,000 Baht more and get a pro job than have the locals mess about. (I've seen "paint jobs" without any masking, with inches of wood stain of stairs ending up on the walls etc.

A bathroom with no air vents => smelling mouldy after 2-3 days. And bad concrete on government construction sites which looks like it was messed about as much as Mexican drugs in the hands of a starving dealer. Clumps, use of bad forms, ...

While I'm at it, I might as well ask for a top quality paint brand which is available here.

Someone told me, how building a shade for the air con saved him a lot of electricity.

    Please share your experience. Cheers!

  5. FWIW - I bought a platinum scooter in 2007 just after they were offered for sale in Pattaya at a silent auction for 12,000 baht. Rode it 5 years, it needed 1 battery.

Quality has improved since then too. For the price, if I was in the market, I would try one.

    65k - can't go wrong.

Oh yes, he can and he would if he spent 65 k on that bike.

A decent Phantom plus 15 k for repairs and maintenance in the bank would be a better option, JMHO. (The minute your hand over cash the bike will be worth only 45 k, JMHO).

  6. There needs to be real protection for victims of domestic violence. I've witnessed a frail old mother in her late 60s getting brutally beaten up by her son in his 30s. It must have taken her enormous courage - but she went to the Police.

The Police said "it's your son". A jailbird. A known Jaba user. So if victim and perp are related, then it's okay to do nothing, not even visit the guy and state "we have the incident on the record. Next time, you will go back inside" or something.

What's gonna happen to the "teacher" who tasered a 4 years old child while the boy was sleeping?!?

Why are drivers known to do a runner after an accident? Maybe it's up to the Police whether to press charges?

There must be ways to protect women and children against violence or to make perpetrators pay a high price.

  7. The BAAC has been buying for years, many small farmers do indeed benefit, I have witnessed this first hand, these farmers do not go sell to the millers, the rice is cleaned, dried and stored, when the rice is collected the agreed price is paid, usually months later after the glut is over, this is in the one crop per year area.

I see other farmers who will take their rice from the field direct to the mill, they get the lowest price, I see farmers who clean and dry the rice, then take it to the mill, they gain a better price for obvious reasons, I see those who clean dry and store the rice and sell to the BAAC, they obtain a better price still for reasons that are obvious.

So there are variations in price, but I do not believe even the small farmer would not benefit from the garaunteed rice price for the simple reason he could possibly sell to his neighbour who is in the scheme for a baht below....I have not witnessed this as all the small farmers I know are in the scheme and have dealt with the BAAC for years....maybe there is a reason others have not.

What about an article here a few weeks back stating "the poorest 2.59 million farmers don't produce enough to participate in the scheme"? The fat cats usually get all the cream. What is new?

Can anyone corroborate this fact of 2.59 million farmers not being able to sell into the scheme?

Or that they cooperate with bigger farmers who will buy at a discount but below their own rate under the scheme?

  8. To reduce loose skin issues, aim for slower weight loss over a long period of time.

For those losing a lot of weight, the skin takes about two years to fully adjust, and in many cases will not ever fully adjust.

Then it is a matter of whether to consider surgery, and such surgery is not trivial.

Going on radically low calorie "crash diets" is known to be a recipe for failure. The body thinks you're starving and sets you up for almost certain failure and rebound.

As far as no carb or radically low carb diets, how many people seriously think that style of eating will be healthy and sustainable for life?

Good points, Jingthing. It won't be healthy or sustainable.

Muscle gain leads to energy being better used - that's my ultimate goal.

  9. THAI needs to be customer centric. But that's something government owned enterprises can't or won't do!

Take an English Camp where some officials waffle on for 90 minutes. Whom are they addressing? They don't care that the 12 year olds don'e listen (or start fainting). They came to deliver long-winded speeches and that's what they are gonna do.

Some schools have 5 or 6 technicians, costing more than a million Baht. But the wifi sucks, even though ToT has an office at the school as well.

They need foreign managers - like SONY or NISSAN. But that's never gonna happen...

Shareholders should be shorting the stock.

  10. Hello gentlemen,

    Thx for the offer.

I know that the salary is low and you might be lucky when they pay you 12 months a year.

I believe that a low salary should be compensated with a good place to live. Do you park your car in the heat whole day? Nope, I do not think so. Do you sit/sleep with a fan when it is 35 degrees or more? Nope, I do not think so.

Being paid every week, suites me better than once a month. (some schools pay by the hour you teach and it might be that it isn't correct what they gave you)

    Thank you.

Being paid every week, suites me better than once a month. (some schools pay by the hour you teach and it might be that it isn't correct what they gave you)

Look, even the language centre, where I was paid by the hour, settled up monthly. It's a bad start when you come up with such a wish list.

Sometimes, you can get cash in lieu of on campus housing. So you pay more elsewhere plus 1,xxx Baht a month for your electricity.

What I'm not getting is these small things of everyday living being a game changer for you. Do you want to teach?

The last place cost 1,300 B, had no aircon and not even a shower. Had no mattress - but it's doable when there is a will. (My personal choice, money would have taken care of it and I could have rented a room with aircon, no doubt).

Sirchai's offer beats my last school's terms hands down. 30,000 but only 9 months...

  11. How about checking every single boat for a month or two? No exceptions!

Remember the story of Karen people being turned back to the traffickers by the Police?

Seems the whole industry has a problem. and these poor folks will be languishing in the IDC for months before being deported?! While the Thai bosses...

The law is very one-sided: the company pays 10,000 B. The worker pays a 100,000 B fine and gets deported.

  12. An MoU is not a signed and binding contract, so wait and see if it will become a true obligation for China.

Also we do not know what quality of rice China is claimed to be interested in.

Interestingly no price is disclosed. I wonder why?

    Excellent points!

The past cannot be changed. But by being transparent about the financial side of this scheme, the Thai parliament and society can debate whether this is something they want to continue?

It's quite bad not to share the actual facts. 1. Cost of storage and 2. terms of this contract. The discrepancy between purchasing price and sale price minus accumulated costs will be staggeringly catastrophic.

  13. Navara: they like "Yes Men". They pay the salary monthly. and while you may get a free apartment, you won't get it all in one package.

    Don't you have savings?

Can't you handle the budgeting yourself - put those 32,000 B into a savings account and divide it by 4.35 weeks and make weekly withdrawals of the set amount.

    ***

"Help" with anything is a double edged sword. I would NOT trust my career to some strangers' help.

If you are dynamic and young at heart, why shouldn't you get the job?

Just don't present this long wish list or you will scare them away, JMHO.

  14. I hold strong views on one's obligation to protect women and children.

When I was 16, a drunk father was beating his adult daughter at a train station. There was a circle of onlookers and the daughter was crying.

I stepped forward and threw snow into the attackers face. He cursed and ran off.

On another occasion, a pitbull was pestering some woman with shopping bags. She sounded distressed. I wore sandals but delivered a kick into the dog's ribcage, prepared to follow up with a vicious karate strike to the spine from above (while expecting to get bitten badly). Well, the woman was angry at me - seems it was her dog! *** I'd been attacked by soi dogs and it's not a nice experience.

You, the OP, did the right thing. No matter what, physical abuse and violence against women is something I don't want to witness, doing nothing. Many a neighbor knew something when later comes out a child was starved or beaten to death.

Likewise, I've witnessed some motorcycle accidents and I always run out to assist the victims, if I can. Some locals said that's stupid, I might get "charged". But helping a bleeding woman get up and get to the the pavement can't be bad, can it?

  15. My school pretend the guy works only "part time". (For this, they wouldn't let him other "foreign teachers'" book). But truth be told, he worked full time as a teacher while making 5,000 Baht less.

    • B-Visa and the getting the WP was easy.
    • At Immigration, they were there for hours. But that hurdle was cleared as well. The guy had only a high school diploma.
  16. The Commerce Ministry is expected to release about 800,000 tonnes of rice a month from the government's stockpiles this year.

Bloody hell - they are playing games with a perishable and thus declining asset. Apart from the political issues here, such people need to be fired as managers for such an undertaking.

At my father's company, one employee didn't understand how to maintain stocks:

LIFO instead of FIFO => an enormous loss as tons of goods had to be scrapped.

This is no time for the way many Thais like, even in traffic. Slowly creeping into a busy lane...

The time is to make the fundamental decision to end this ill fated and costly program. No more subsidies, period. (The poorest 2.59 million farmers cannot participate anyhow). And for heaven's sake, sell the what, 18 m tons asap,
