  1. At least France has freedom of speech and you can say and write that president Hollande is an !d!ot without getting jailed.

    Try that in Thailand.

you can try in France, you will be fall for defamatory...

There were some protesters who criticize Holland or Fromer president Sarkozy these people were arrest and detain by presidential security....

You cannot make any negative remark against power without have an investigation from police or see revenue inspector control you

In France there are not really freedom of speech......... you cannot criticize religion, a joke in a "lay" country....

You can say whatever you want about whoever you want. The only people who benefit of some special protection are the jewishes because of what happened during WWIII. On the other hand muslim and catholics are fair game.

Actually I'm quite surprised that Thai officials refer to France as an example to follow after what happened in early 1793.

Was there a WWIII? Hope I am not like Rip Van Winkle.

  2. As already said not a ghetto but run down due to poor maintenance in tropical climate. The constant construction of huge condo complexes has surely created an oversupply.

Oversupply is the devil causing high vacancy rates. And this country has no system to penalise owners leaving their units vacant, nor developers leaving their units unsold.

If this proposed property tax ever passes there is going to be alot of sellers.

Then prices would fall to a more realistic range, raising rental yield.

  3. When we come across a condo that has recessed entrance ways, we should understand that the developer had given up some sales area on the request of the designer.

The intent is to let occupants decorate their entrances, to avoid the frequent comments that the hallway looks like that of a dormitory, or some here called an asylum.

When the co-owners and the juristic office understand this plus point in their project, they would use it to class up their project.

  4. I suspect that the condo in question was designed with the entrance way set in from the hallway. If so, each unit can place a shoe cabinet in front of their entrance door without obstructing the free movement of others in the hallway.

The occupants of this particular unit would do well to use a shoe cabinet with doors to keep visual sight neat and tidy. The juristic office should advise accordingly.

Absolutely incorrect -unless the area in question is on the condo title deed(i.e. detailing private area)

Condos only have private area and common area.

Co owners cannot use common area-unless it is a specifically granted concession which will be detailed in the Rules & Regs.

If it is detailed in the Rules & Regs then ok. That said this concession is illegal -in the strict sense of the condo act.

So would you want to insist on your right to sit in front of the entrance door of another? It is within the common area so any co-owner is only exercising his rights to the common area.

So if I can 'park 'my shoes outside my door by extension I can park my motorbike.

Common means that it is not available for control by an individual co -owners

Sure, if you can get it up the stairs...

  6. Time to also crackdown on the other side of the coin: the offerer of a bride or favour.

While I understand where you're coming from ...

The fact remains that it's sometimes necessary to make some sort of payment, in order to have one's house-plans accepted & authorised, by the local government-offices.

Or to have one's land re-measured by the Land-Office, for a new chanot-paper to be issued.

Or to have TOT lay a land-line, to your house, in a country-district.

Or to persuade the PEA to put up a few posts along a soi, to enable several new subscribers to be connected.

And that the Immigration sometimes forget to return one's change, when paying for visa-extension.

Or that the traffic-police may offer a lower fine, for discrete cash-payment on-the-spot, to save a time-wasting visit to the local police-station.

Where do you want to draw the line ? wai2.gif

Those taking peanuts earn only a short stay in the monkey house.

  7. South Korea has shown what rule-of-law means in their bag of nut case. Let's see what rule-of-law means in Thailand.

Rule of Law in Thailand??....You gotta be kidding me,.....cheesy.gifcheesy.gifcheesy.gif

Why the laughter? The world's proclaimed champion for democracy and justice, USA, had to travel down this same path.

That's it was even more foolish from the blind followers of each clan to think election collections copied and pasted, guarantees the right to abuse powers ..... cheesy.gifcheesy.gifcheesy.gifcheesy.gif

One does not need to copy and paste the "I had a dream" speech. But there are some born near the end of the 20th century not bothered about lessons in history.

  9. Sticky rice - the number one cause of diabetes of people in the provinces.

I eat it often what is the problem is it the rice or is it cooked with lots of sugar?

    It's the rice type.

Carbohydrates would all be converted into sugar upon digestion. Question is how much.

    http://www.emaxhealth.com/1275/which-rice-best-people-diabetes

It's also down to how the carbs are delivered to the blood. Rice in general is bad (except brown rice) for diabetes, it's the second worst food after sugar. Rice delivers the carbs almost like a "carb-bomb) in one goe and really spikes blood sugar levels and then is done. It's why people are hungry again 30 minutes later after rice.

All of these refer to the higher GI being less desirable in diabetes management but the post says it is the main cause of diabetes. Any data on that?

The high GI of sticky rice would make eating a bowl of it equal to consuming over 20 teaspoons of sugar in one meal, without counting the added sugar when eaten as dessert.

And we know diabetes is the result of prolonged high sugar consumption.

  10. It would be interesting if anyone could find a sector breakdown of this debt. For example, the UK has a very high debt to GDP ratio, but almost ninety percent of thzt debt is owed on property, which in theory at least is an appreciating asset. When property is taken out of the equation, the average household debt in the UK is just over 6,000 per household - not a huge number of you take vehicles, etc, into account.

You have to think that's not the case in Thailand. Most of the Thai people I know that are in hoc are lying out for distinctly DEpreciating assets like new model cars or electronic goods. In essence, they'll never own the nominal equity value of their debt, ever. Everything they are paying is a straight out wealth transfer from debtor to creditor.

But that's just an anecdotal impression. Like I say, it would be interesting if anyone could find the sector breakdown in Thailand.

A real property may not necessary be an appreciating asset. Land would be, but not necessary the structure.

Badly located condo may only just hold the same price over a decade, which in reality is losing value to inflation.

  11. In some states, they end up paying about 1 million (or much more) to the person incarcerated. I think I read of a guy getting 3 million.

The 150 people on the airplane, I read, get at most 150,000 USD. And they are trying to give them 50k for each life.

    It's one weird world.....

And the woman who puts her poodle in the micro wave or the woman that spills MacD coffee in her lap get 5M+ each

Why do you think over 2/3 of people in the US have lost faith in the US justice system. To access adequate justice, you need much $$$
