1. Try getting a certificate of residence free from Jomtien immigration.
2. I do have a rental agreement without ID cards attached and I get certificates of residence based on it with no hassle.

Car was at dealership two weeks ago and they replaced Display and Compressor and checked entire car and did a long (170km) test ride. Everything is ok since then, even fuel economy went up to around 12.5-13km/l (7.7-8.0l/100km).

That sounds promising....
But Honda Thailand is well aware of the display problems, sensor error messages and aircon compressor faults which shows that this is not a single case... Even the dealership knew about the aircon compressor faults, but was not aware about the display problems and sensor error messages which shows a lack of communication from Honda Thailand to their dealerships and tech personnel...

I own a Honda Civic RS Turbo. Took delivery on 24. August. One week later aircon not working, display flickering, double images on display, colors and brightness gone. Sensor warning lights coming on from all the sensors. First dealership just rebooted the system which solved the problem for one day.Went to another dealership, they tried to fix the problem for one hour with no results then said will have someone from Honda Thailand to come and check.
Upon calling Honda Thailand it was confirmed that they know about this problem and everything will be replaced, means a new aircon compressor and new display on a 2 weeks old car. If checking youtube you will see that Honda is still not able to fix the software issues.
Beside that, I am getting an average of 6.5km/l (15 liters/100km!!!) and 9.5l/km (11 liters/100km) in "ECO" mode. I do not race the car, and it is not stop and go, just average commuting including highway.
Will have them fix it and if I get any more problems will go with my lawyer and Consumer protection board of thailand and ask for a Refund!

there might be problems if sender is not the same name as the receiver/the one buying the condo.
To avoid it: with amounts of less than 50'000US$ or equivalent bank will issue a currency transaction letter instead of the official FET. Send money in tranches of less than 50k$ and get the bank letters for every tranch. Cost 100 Bath per letter (BKK bank) to 200 Bath (Kasikorn). The letter will NOT state the name of the sender of the money only the FET (Tor tor sam) does. Problem solved.

Might be too late now to race, trackday fully booked... I will have to stay here this time, couldn't get a ride up there. We will be at BIRA though this friday morning...

guys, latest update about buriram track day.
certain parts on bikes need to be safety wired and radiators need to be filled with water only. also headlight, stop lights and brake fluid holders need to be covered with tape.
if not track commissioners will not get you in.
parts need to be safety wired:
1- oil filler cap
2- oil filter
3- oil drain plug
4- brake calipers
5- radiator cap
i know a place that can do all.

it is good that finally they are coming close to the common track day standards. good sign.
That was always a requirement, but NEVER been enforced. Same as the 1 piece leather suit etc.... I remember guys driving with Jeans and Sportshoes... Let us please know if it was enforced this time, it looks like a hell of a lot of work...

I don't understand the issues here. I you guys plan to stay here for an extended period of time, get a suitable visum (ie. not a tourist one). There's lots of options.
No there's not. Not married-under 50-not working-done the education visa already for 3 years.

The 5 year elite card might be an option.... I would consider showing them bank balance sheets of Non Thai account with a massive amount of cash in it to reduce the suspicion of working...

If your here for the long haul then buy. If not rent.
It needs so little to spoil the happiness of an own condo or house... get the wrong neighbours... karaoke opening next door... new building next to yours etc etc. Rent - Move. As easy as that.

I think it's wise to wait for the time being. I believe the bubble is about to burst here. Everything is way over priced. A lot of places still being built and yet a lot of places not being sold. It's a Buyers market , but if you wait some more time it's going get better for you as a buyer.
Prices per sqm here ranging from 70k to 140k... for a condo in a third world country...

Thanks for posting, wasn't aware of this "5years" card... only knew the one for 2M THB n 20 Yrs.
Is there a need to get a re-entry permit before leaving the country for the visa to stay valid? (as it is for education visa etc.)
